This is an ongoing relationship with this property management company which we started on July 1, 2015. So far things have worked out very well. They are professional and keep us informed of what is going on. Transitioning from one company to another is a difficult process and they have worked hard to make it go smoothly and to deal with the unavoidable bumps in the road. I would strongly recommend them for property management.

Atlas Lane has managed couple of my properties for me in Noe Valley and my experience has been very good. I was able to discover good renters and the service providers for any repairs were quick to respond and fairly priced. Atlas Lane are on another level compared to othet property management companies. I'm very satisfied and have recommended Atlas Lane to other investors.

Sherry Williams, owner of Blue Sky Realty, LLC is my property manager for apt. rentals in Northwest Baltimore MD. I was very much impressed with her property management services. Blue Sky Realty, LLC, advertised my property on social networks, local news papers, and the internet. Ms. Williams is very thorough with her business practices of securing applicants that are suited for the property as well as help the applicants secure a property that will meet their needs. She definitely goes above and beyond with the accountability of monthly financial statements, the 120 day rental inspection to see personally, if the property is in good condition, and if there are any concerns from the tenant(s) that needs to be addressed. If there are any concerns, we can set-up a meeting to discuss the matter and resolve it. Ms. Williams always encourages me to call to let her know of my issues. Ms. Williams and I have a mutual respect for one another. After working together two years, we are able to remedy any situation. Ms. Williams has taken a load of headaches and extra responsibilities off my shoulders.

I have a 2 bd, 2 ba condo that I was renting out. I originally hired one property management company to list my place, but after 2 months and 0 showings, I fired them and hired Real Property Management. Within 2 weeks, they had several showings and a lease signed for my place! Awesome work!

I consider ManageBaltimore to be consummate professionals. Challenged with finding a new property management company to renovate an older property and get it rent ready in the shortest amount of time possible, I was blessed to come across a recommendation for ManageBaltimore. Providing value based estimates and quality workmanship, the professionals at ManageBaltimore were responsive to my needs and tight timeline. My property looks wonderful and has received numerous rent applications. I can't praise ManageBaltimore enough for their outstanding work.

Paradigm Property Management has helped us tremendously with renting our property. They were instrumental in getting all follow ups done for all tasks involved from finding renter, making sure they complete all checks as needed, moving them in and any other follow ups needed. Outstanding service. I have used them for past 4 years and have been very happy.

Renee was very accommodating I was in a time crunch to move and she made sure that I was able to see and apply for the place and get approved in a very short time. She was very responsive to texts and extended her help even after I had gotten my keys. I feel like I am in good hands now after a horrible housing experience I encountered at my last place.

With any major financial decision in life, you're looking for someone who not only has the background, experience, and know-how, but someone you trust. Jacqueline and Dan exceeded in all of those roles and I was very pleased throughout the whole experience of selling our home. Communications were always timely, informative, and patient with any questions raised. This confirmed my belief that I had properly chosen the Mid-Atlantic Property Management team and they were always looking out for my best interests! I highly recommend Jacqueline, Dan and all of the MAPM team and wish them nothing but the best.

A+ experience across the board so far. Precellent's attention to detail is second to none, and as far as transparency and responsiveness go, I couldn't really ask for more. Also, extremely competitive pricing considering the level of service provided. I would recommend Precellent to others without the slightest hesitation. You won't be disappointed.

Paul Associates is a professionally-run company with competent and caring property managers who understand the unique needs of our community and work to get the job done with top levels of service. Would absolutely recommend.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
