We were exceeding pleased with the work that EBRR Property Maintenance Services performed for us - a new driveway, walkway and garden wall. We also worked with Ed Bilo, he and the entire work staff were extremely professional, attentive to our ideas and a source of excellent advice. We will certainly use them for a variety of other lawn issues that we have in mind.

John installed crown molding throughout the first floor and master bedroom of my Baltimore rowhome. He also installed some missing sections of base molding and improved the appearance of the transitions from drywall to an exposed brick wall. John was well priced, worked quickly, and responded nearly immediately to all communications. I would highly recommend John and will likely have him do additional handyman and carpentry work in the future.

We recently selected Baiza for our paver sealing project. Marvin and his crew have done a great job to meet our tight timeline with great quality of work and competitive price. They cleaned the front driveway and backyard, installed sand and sealer and finished the cleaning. The weather was not cooperative with us but Marvin tried his best to handle the impact of the weather on the project and gave us the best result. Marvin is very detail oriented and he found there were two sharp pieces of stone on the retaining walls at our backyard left by the previous contractor. He mentioned it to us and showed to us it is not safe to the kids and he got rid of those sharp pieces for us. His true customer oriented service is excellent and we are very satisfied with his work and would like to recommend his company to our friends.

Fantastic quality of work, and thorough clean-up afterward. We had two hose bibs and water shut-offs replaced which required cutting through plaster. The wall repair is seamless.

I now have a new [as in replaced] DECK thanks to Mr. Ingram. He first had to demolish a 30-year-old ground deck before construction of the new deck could start. It took the better part of a day to efface the old deck along with a few vines. When the demolition was finished, my yard was perfectly clean. My new deck looks fantastic; I cannot wait for the pressure treated wood to dry so I can stain it. Mr. Ingram advised me to let the wood dry for some time before staining or sealing otherwise I would have stained it the next day. I am exceedingly happy with the work completed by Mr. Ingram. He is professional, shows attention to details, is polite and friendly. I would definitely hire him for any future work. [My thanks to you Mr. Ingram]. Shirley Laurel, Maryland

Frank did an outstanding job on replacing a retaining wall and small concrete pad outside our basement door. Frank always was available for any questions we may have had. He is a person of high integrity, strong work ethic, reliable and very professional. I would without question hire FW Masonry again and would highly recommend them to others. Thanks again Frank.

I have worked with this company twice now, and I am incredibly happy with the jobs that were done. One job entailed creating a new cinder block retaining wall with decorative bricks on top as well as leveling out of my yard. The final results look fantastic and it was all completed within 1 week. The second job entailed repairing/recontruction of a large stone retaining wall with installation of a drainage system to prevent further cracks and damage. There was a tight deadline to get this complicated project completed, and everything was finished on time! Correspondence was prompt, and the final result looks fantastic. I couldn't be happier with the professionalism and hard work by American Home & Hardscape.

I hired Black Diamond to repair the former icebox in my basement. My home, which is a 1920s rowhome, is a flip. The flippers simply drywalled the walls and tried to play it off like a bonus room. Sure enough, the bonus room is flop - moist, chilly, and utterly different than the rest of the basement. I hired Black Diamond to make the entire basement feel like a more cohesive space and they did exactly that. BD was the fourth contractor that I contracted - I was tired of all the back and forth. BD was straight-forward, fair, and fast. I wanted the work done before Thanksgiving - Not a problem. I wanted an additional area framed out - Not a problem. I wanted a transparent experience - Thankfully, not a problem. The job is done, more than a week before thanksgiving, and my basement looks like one well-thought out space. I would definitely recommend them.

Barcroft Builders helped us correct numerous sidewalk trip hazards in our community. Tom was a pleasure to work with and we were very pleased with the quality of work. We chose Barcroft because they had good ratings and had a competitive bid. They did everything we asked and then some. We look forward to working with Barcroft Builders again.

After interviewing several builders, my wife and I selected Winthorpe Design & Build based on previous projects. Scott and his staff were attentive during the pre-construction phase, the building phase and remain so many months after the project was completed. Krag (Designer/Estimator was very close to being on budget (after several changes we had made) and in the end Winthorpe’s craftsmanship exceeded our expectations. We have received numerous complements about our home and are happy when people drop by and ask "who built your home?". I would hire his firm again but that won't be necessary, my wife & I are living in our dream house with the security that it was well designed and built. We had a few questions after moving in and Krag came out to walk through (again) to explain how some of the high tech items we wanted worked (media room, security system and the whole house stereo, lights and window shades (all wireless and that are controlled by our tablets & phones ).

Working with Ryan was phenomenal. Him and his partner provided exceptional service and met my expectations from cleaning up the minor blemishes on my walls and fixing up horrible work completed by the original builders. (See before and after images) I will be hiring him again in the future for additional work. I would suggest not to second guess working with him. Highly recommend. Thank you!

I needed a fancy kitchen exhaust fan mounted and vented through an exterior masonry wall, a fireplace hearth with missing tile repaired and a old tile floor in an enclosed sunroom painted. Tony gave me a fair quote and payment terms. Tony and his workers were punctual, provided excellent workmanship, and completed all 3 jobs on schedule. I would definitely hire again.

God dings contracting was perfect for our family's needs. Mike and his wife Janeane were very professional and went above and beyond to make sure the best quality work was put into finishing our basement. They did not cut any corners and even did parts of the work themselves, instead of contracting out, in order to meet our budget. They walked us through every single step and decision and ensured that we fully understood everything. When complications in the project arose, like permit/code issues or insufficiencies in the original builders work, Mike did everything possible to make the necessary adjustments in the most cost effective ways. He even went down to the county with my husband to work out permit issues. And most importantly, I never had to worry about leaving them in our home with workers going in and out; they made sure we were comfortable with all aspects of the job. I couldn't be more pleased with the work that they did on our home.

We hired Pardo Design and Renovation, initially, to open up a wall in our old home. The existing single door was removed and they crafted a lovely case opening that replicated one from another home of the same period. It completely changed our living space. It feels so open while retaining the distinct feel of each room. Most people who visit don't realize it's not original to the house. We were so happy with their work that we've had them back for a few other projects around the house: patching plaster, removing wallpaper, painting (lots of painting!), adding custom elements to a fence, etc. The work is very nice and the estimates were fair. Great people to work with, so accommodating. Highly recommend.

In May 2013 John Locantore Arrived to my home on time for an estimate to replace a retaining wall. He went over different options for the wall. After reviewing all the estimates, John pricing was very reasonable and he was very professional and knowledgeable about the work that needed to be done. Because I had to go through my HOA the job did not start until Sept 2013. In the month of 9/2013 I allmaster Builders Inc. installed a new 6x6 poured concrete retaining wall and new iron railing on wall. My deck was not leveled and they raised the deck back to level. They removed and replaced porch posts and removed the rotten wood on porch. Doing the process Angel the foreman kept me up to date on the work being done. The job took about two weeks to complete. The crew was very professional and hard workers. Each day the crew arrived very early to my home. I am very happy with the work allmaster Builders, Inc. have completed for me. I will be using them for future projects in my home and highly recommend them to others.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
