Leonard was through and shared lot of details about everything he checked. He also helped us save money by not up selling un-warranted test other inspectors were trying to sell to us. We are happy with inspection and would use his service in future.

Amazing Service - Very Professional Our Attic was covered with mold and it was horrifying since we recently bought the house and the inspector missed it. Not only Gregory did an amazing job at removing the mold from the entire attic, but also helped solve the root cause by providing proper ventilation into our attic so it never happens again. I would definitely recommend Four Corners to my friends and anyone who needs mold removal service.

We were really glad we hired Randy to do our home inspection. Randy was certified and knowledgeable, not only for general inspection, but for pest, mold and radon inspections as well. He did a thorough and detailed inspection on the roof and showed us what and where the problems are, backed with solid evidence. Randy also did a lot of followup work after the inspection to help us answer questions to insurance company. He was always quick to respond. Randy truly took the surprise out of our home buying experience. He was a pleasure to work with! We'd definitely go to Randy again for future home inspections. And would recommend him to anyone we know.

As a Realtor, we rely on Home Inspector's to assist and provide home buyers with the most and best information possible so they can then make an informed decision on whether or not this is the right home for them. Joe always provides "The Facts" after a very thourough and complete home inspection. I have recommended Joe to many clients, family and friends including my own son as I want them to have the best. In my opinion, Joe Germilhac is a professional at the top of his field.........highly recommended.

We looked up at least 10 different inspectors and chose him. He scheduled us in two days and very flexible to schedule with. We couldn't have been more happy with our choice. He did an amazing job with the house and crawl space along with the patio. He was honest about the entire inspection. Even though we did not get the house we definitely will be calling him for our future inspections.! I recommend him 100%

Jay at Up Close is a great home inspector. He is extremely thorough and took all the time I needed to understand everything about my new home! For what I got with the free BuildFax report (which was an amazing bonus) and Safe Home book, I probably should have paid double (which is what other inspectors quoted me) and if I ever need a home inspection again, I know I will be calling Jay at Up Close Home Inspection! Awesome experience for me as a first time home buyer!

I rarely leave reviews but Jason did a phenomenal job inspecting my first home purchase. He exceeded my expectations 10 fold and was cheaper than most of the other inspectors I was looking at. Jason was very informative and was able to explain everything so even a novice like me could understand. I cannot emphasize enough how impressed I was and how comfortable I feel after the inspection because I definitely know I chose the right guy.

About

One of the biggest differences you will find with Trademark Home Inspection of Southeast Michigan is that we do not actively solicit leads from Realtors. Though we do receive referrals from selected Realtors who have seen us in action, these Realtors completely understand and respect that we will not write a soft report to save their commission. Yes, many inspection companies do this and yes it is the easiest way to keep your schedule full. However, it is not what is best for our clients and does not align with our core principles.

I do a very through inspection, I have the report to the client in a very timily maner and I make sure the client understands the report. The client is able to call me at any time with questions on how to do repairs even after the inspection is done. I am always there to answer any questions you may have, even if it is years later.

Our reports are produced in a simple, easy to follow format with photographs of important highlights and include a Summary for Easy Reference. About Us-Home Inspectors of North America Physical home inspections are a critical part of the home buying / home selling process as well as for ongoing property maintenance and asset management purposes. Home Inspectors of North America Inspections will provide you with valuable knowledge about a home's major components and systems by conducting a thorough visual examination and assessment to detect defects and deficiencies so you can make a more informed decision. Home Inspections are intended to provide you with an understanding of the home's condition, as observed at the time of the inspection. Home Inspectors of North America Approved home inspectors will "Do it right by providing you with a comprehensive, high quality and reliable inspection of your home, or potential home. Our inspectors are experienced, trained, reliable and fully independent professionals who value the trust you have placed in us. Our responsibility is to you. Following the completion of your Home Inspectors of North America Inspection, you will be issued a detailed and comprehensive inspection report documenting the home's condition, as observed at the time of the inspection - tangible documentation of our findings. An electronic version of the inspection report will be sent to you via email within 48hrs of your inspection. By request, a hard-copy report and CD-ROM can be sent to you via UPS 72 hours following your inspection. Philosophy The job of a home inspector is more difficult than most people realize. Practical limitations are numerous and we acknowledge the limitations and realities of the job. However, we also believe that if we effectively manage client expectations and make every effort to conduct the most thorough inspection possible, then our service will excel. Qualified, experienced inspectors are the backbone of our company and we want to work with the best professionals. All of our inspectors have been assessed during actual inspections and have demonstrated their abilities first hand. We also check references and insurance coverage so that our clients can be assured that they are hiring the best. We believe that the best way to learn is collaboratively, from one another’s experience, and strive to offer a strong support network within our company. We constantly share information among our inspectors and strive to stay abreast of the latest issues in the industry. Continuing education is required and everyone is encouraged to communicate with each other. One thing that is inevitable is a home inspection of the property you are selling. Having a complete inspection performed ahead of time by highly qualified third party allows everyone to know what the issues are. As the seller: •It gives you the opportunity to address the issues ahead of time. •Alerts you of safety issues prior to people visiting your property. •You can make repairs if needed, •The property issues are known ahead time when negotiations begin, •It eliminates buyers coming back and trying to renegotiate the offer. •No more buyers walking away because there is no time for an inspection. As a buyer: •The report provides a more accurate third-party view of the condition of the home prior to making an offer. •A seller inspection eliminates surprise defects. •Problems are corrected, or at least acknowledged, prior to making an offer on the home. •The report might assist in acquiring financing. What is provided with the service: •A complete and detailed report in soft copy for review. •A colour hard copy to leave on the table for prospective buyers to view. •Inspection report summary sheet produced in colour for buyers to take away during viewings. •The report can be referenced in listings, on feature sheets, on the web and lawn signs raising the profile of the property. Maintenance Inspection In a home, very few things are maintenance free. Proper and on-going maintenance of the house’s structural and mechanical systems is essential to retaining and increasing the value of a home. A maintenance inspection involves a thorough inspection of a home and property every three to five years, which can yield significant returns. Inspections can identify and monitor certain conditions and components that may lead to safety hazards for family members and detect potential problems before they become serious and costly. The inspection helps the homeowner to be proactive and not reactive. For example - regular inspections of the roof can provide advance warning to allow for several roof quotes in order to make an educated and cost effective purchase of a new roof covering. If no maintenance has been done and the roof starts to leak, the situation becomes an emergency and no comparative shopping can take place. The result is that the homeowner has little time to choose a roofer and does not have the negotiating leeway that he/she would have had if they had planned for the repair. Preventative maintenance can help to avoid repairs, extend the life expectancy of many components of the house and in some cases, reduce energy consumption and cost. A good home inspection report can become the blueprint for your home maintenance plan. It can help to prioritize home improvements and offer advice on the best ways to approach repairs.

I inspect the following: * soils * foundations * floors * the exterior of homes or buildings * roofs * attics * interior finishes * electrical * plumbing * built-in appliances * heating * central cooling systems * garage

About

We offer the following: * Expert, fully licensed inspectors - some are ASHI certified * Affordable prices with free quotations * Service available 7 days a week * Comprehensive written report provided immediately on site * Free carbon monoxide and gas leak test with every inspection (radon and water testings are extras, if requested) Inspections take from 2 to 4 hours to complete. We check everything outside and inside, including electrical, plumbing, heating and cooling, roof, siding, windows, garage, foundation, etc. We work for you - not the real estate company. ~ Additional Information Before hiring a home inspector, we hope that you’ll bear the following in mind: 1. Inspecting homes has become a "magnet" profession for a lot of laid-off workers, because in Michigan, home inspectors are not required to be licensed or certified by the state. All of our inspectors are Michigan-licensed builders, understand housing construction inside and out, and have been thoroughly trained in our own rigorous inspection protocols. 2. Unlike a lot of the "fly-by-nighters" operating in the home inspection business today, we have an online Yellow Page ad and an actual business office. 3. Inspections shouldn’t cost a lot, if they’re done right and performed efficiently. Why should a home inspection cost $100.00 or more per hour. Most inspections are 3 to 4 hours, and our prices begin at $190. 4. We don't get our referrals strictly from real estate agents. Why? Because some Realtors only refer mediocre inspectors for a free lunch or even a payoff. We don't work for them! We work for you, and we go through the home with a fine-toothed comb. Whether you're a buyer looking to live in the home or an investor buying a rental, Advanced is your outstanding choice! ~ License Information Our RBL is 2101154992, and we have taught inspector courses for certification at NCI. We also have ongoing course completion at Great Lakes ASHI seminars. We have great rates and inspectors in Michigan.
