Nick was very helpful and patient in waiting for the insurance company who was going to pay for my mailbox to get fixed to approve his estimate of the work. He did a great job in repairing my mailbox! And he was easy to communicate with, always answering my messages. Will definitely hire him again!

Great work by Mike! He did a number of projects around the house, installing blinds, putting up clothes hooks, a wine rack, changing out a chandelier. His work was very professional, secure and reasonably priced. I would absolutely recommend him.

Sam responded in a timely manor. Gave me a bid I thought was reasonable, and showed up on time. His guys did exactly what I wanted. And cleaned up the area after themselves.

Mark was great! He came out right away and stayed late to get the job done. His price was much more reasonable than another plumbing company I contacted. We are very satisfied with our dishwasher installation. Thanks, Mark!

Jim was the answer to my prayers. I had a small electrical issue in my home that needed to be addressed urgently. The electrical outlet for my washer:dryer went out on a Saturday afternoon with a full load of laundry in it. I called Jim and he explained it would be a simple job and that I could even replace the GFCI unit myself with some instruction over the phone. Incredibly, Jim taught me how to do the outlet installation over the phone at no charge! He saved me a bunch of money, and ensured that I did the repair safely. I can't thank Jim enough for his time and tremendous customer service on a Saturday afternoon. I will definitely be utilizing this contractor for all of my future electrical needs.

Douglas did an excellent job! I am highly satisfied with his work. He had to work in a very tight closet space to install a faucet set in my bathtub with outdated plumbing fixtures. His work is very professional; my faucet looks great! I could tell that he takes pride in his work.

John was able to do a quick turn around job to help me get our house ready for a graduation party. He painted our garage and window trims in our house as well as repair and paint our, weather damaged, front door. He was a real pleasure to work with!

I hired Shine to clean the siding on my house and garage in addition to a section of my driveway with stamped concrete and a small wooden deck. I plan on selling my house soon, and those areas needed a good "shine" to impress potential buyers. Needless to say, Shine delivered beautifully! The siding, deck, and stamped concrete look better than new, and I couldn't be more pleased. The crew was very friendly and helpful as well. Great guys! Do yourself a favor and hire Shine. You won't regret it...

After contacting perhaps over a dozen painters in the metro Detroit area, I found Mike Kennedy’s quote to be just right. His price offers both labor work and paint (he doesn’t have a limit in terms of the number of paints you choose)! Although I was skeptical at first, Mike was able to complete painting three average size bedrooms, on his own, in approximately eight hours. He was very professional and did his best in making sure I was satisfied. I experienced two issues with the service. First, Mike cleaned the paint rollers in my basement sink. I had new appliances inside-washer and dryer-and they were splattered with some paint. In addition, I placed some cardboard on the concrete basement floor to protect it from the paint. Unfortunately, some paint spilled over and seeped through the cardboard. It took me a good hour to clean up the mess after Mike left (I could not get all the paint off the floor). I reported this to Mike and he was very apologetic and offered to clean up. I would recommend that the location that the paint rollers/brushes are being cleaned is well lit and use of heavy duty cardboard/material to cover surfaces/appliances/furniture. Overall, I appreciated Mike’s professional service and would definitely recommend him!

William installed a ceiling fan in my bedroom where there was no existing ceiling light fixture. It was also challenging due to the way my house was built. William was very professional, courteous, and dependable. I would definitely recommend him to my friends.

Jason and Anthony arrived on time for the job review and estimate. They were courteous and took plenty of time analyzing my garage re-wiring project, asking about my requirements and suggesting lighting and power installation options. When an unforeseen problem came up in the middle of the project, they stepped up and handled that work as well. Their price was extremely reasonable, which was refreshing because I have been vastly overcharged in the past by another electrician for a very simple installation. I would recommend them for any home or office electric project.

I was a pleasure working with Justin!! I just moved into a new place and was having trouble getting my new gas dryer installed. He made time to come and install the dryer within one day of me calling him. He had to rework a gas line that was not to code and hook up the vent that came apart after Home Depot tried to install. He did everything that Home Depot could not. His prices are very reasonable and he even checked out all the other gas appliances to make sure they were all functioning correctly. I will certainly have him back for more projects I have planned.

I did not know that but Bob explained what the prior company had done and how it was wrong and he fixed it. The price was reasonable and the work was first class. Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
