I generally don't take the time to write reviews, but this was an exception. Against the wishes of my real estate agent I went rogue and shopped around for my Home Inspector on my own. And I'm certainly glad I did. Rob and Lynn both showed up to do the inspection on my new house and they encouraged my wife and I to follow them around. So glad I did. I learned a ton of ideas for preventative maintenance on my new home and they did a great job of finding problems with it that I wouldn't have guessed someone could spot. They were efficient and made the drive over to Lawrence from Lee's Summit. This is the third home I've bought but the absolute best Home inspection I've gotten. Hopefully this is my last home purchase for awhile but if I end up moving again I will definitely use ATM Home Inspection.

As most here can attest finding a trustworthy, professional and reasonably priced contractor is a coin flip sometimes. Found Rojas Contracting via this website and all of their reviews were outstanding so I decided to get a quote from them. Their quote amongst the lowest so we decided to go with them. For the entire two week job of building a privacy fence around a 1/2 acre yard they were completely professional, attentive to detail and changes that we wanted to make and even decided to redo a couple of small areas that they were not satisfied with and we had not even noticed. They cleaned up very well after the job was complete and we plan on using them for future remodeling and construction jobs as well. Cannot think of anything that was even partially negative with the experience and we would highly recommend them to anyone that has a construction or remodeling need.

Michael is the owner of Rescue 1 Construction and is a really busy guy managing several sizable projects. Michael quickly responded to my Thumb Tack request and was very efficient and professional. We will definitely refer Michael Kemp to others for construction work. When we posted that we needed help, he took time from his busy schedule to help us get rid of an extremely heavy king size mattress and box springs so we could replace it with a new one we wanted to order online. There is no way 2 seniors would have been able to remove that heavy thing and take it and the boxsprings down 2 flights of stairs and haul it to the dump. In North Missouri it is hard to get contractors to show up, let alone do a quality job. I was pleasantly surprised when I found TMC. They did a quality paint job on the house with minimal amount of supervision. Larry was very easy to work with and showed the utmost in customer service skills.

I had the pleasure to work with David on a 5 month condo renovation in downtown Kansas City - He was a consummate professional throughout the entire process. David handled the majority of the scopes of the project from demo to final cleaning and did so in a timely and efficient manner. He was always on-time (early actually). He has a wealth of construction knowledge and is more than capable of executing any task presented to him. He is also capable of taking on large scopes while maintaining a high level of craft and attention to detail. On a personal level he is a great guy and very easy to work with. David exceeded our expectations and was the catalyst of a very successful project. The client was thrilled with his new condo and I look forward to working with David again.

I was responsible for the remodeling of a commercial space to fit our store standards/look. Matt took great notes during our original meeting at the space, was engaged in the plan discussion, executed the plan flawlessly, and yet was also quick to offer advice/improvements. He's very open to feedback, flexible with changes, extremely accommodating, and a great communicator. I was unable to be at the location during the remodel, but he was quick to send progress pictures and always willing to go the extra mile to ensure I liked the direction and look we were achieving. Anyone who hires Matt for their job would be doing themselves a favor, as the peace of mind of a job well done is priceless.

Kyle, is very professional, I am the property Manager . While he was at the Duplex location he called me to give an evaluation before he started. Then he proceeded with cleaning and giving us the special early winter price of $110. Very nice. I will continue to call Thumbtack. Great service. On my Christmas lights on my house we scheduled an appointment to get it done next week. Not done yet with China's lights. Will give evaluation as soon as done. Thanks.

I had a driveway renovation/expansion project. Arrow has financing options, so once we got money figured out they came in and did the whole project in 2 days. Project went well, crew was great, driveway looks good. Only issue I had was that they didn't backfill the dirt to the driveway. I didn't realize they would haul all the dirt away, now I gotta find/buy some. Other than that, would recommend these guys.

Kevin knows his trade well. He charges a very reasonable price for tiling jobs, and his work is excellent. The catch is that Kevin is stretched very thin and is not good at time management. However, it would be unfair for me to elaborate on Kevin's tardiness without speaking highly of his skill. We've hired tiling professionals from Thumbtack before, and they were downright AWFUL. Kevin's work really does redeem him, and for his technical expertise I would recommend him.

I would give JTC 10 stars if I could. I had initially planned to update windows in our sunroom. However we found wood rot dating from the time the room was added on to the house. The room had to just about be rebuilt from the ground up. I was fortunate to hire JTC construction! Jon planned/designed and carried out the entire project and it turned out beautiful. Jon is a thorough professional, a conscientious craftsman, and he goes above and beyond to create a project to be proud of. I appreciate that Jon kept my budget in mind the whole time. He discussed with me the cost factors for the various materials, and searched out the best prices to keep costs down. Jon is reliable, organized and completely trustworthy. He clearly loves what he does and I love the extra touches he thoughtfully added to the project, like making sure I had an outside light by the back door. I'm looking forward to future projects with JTC Construction!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
