Steve came out and replaced my water heater even when it required some extra work. He even came out on a Sunday and stayed till it was done. Was happy with his work and his pricing. Felt comfortable having him work in my home with me and my small child. Would hire again for other handyman jobs!

DMA did a really beautiful job remodeling my house. They completely rehabbed everything, Kitchen, baths, bedrooms, porch, basement, etc. I was living in it during rehab and pushed for a very quick turn around time. He withstood constant prodding and nagging from me but endured and it turned out great! Thanks Dustin!

Job: Business startup/tenant finish in Shawnee Kansas What Went Well: Had a plan, had funds, how hard can it be... (Hard!)Started with City Planning, immediately determined that I was lost and in over my head, I needed expert help and needed it now! Looked for Architect and read the following profile for Bob Del Popolo: No project too small to bring your dream to reality. I pride myself with on time and with in budget and have worked with a multitude of General Contractors in the Kanas City area. I specialize if you want one stop shopping with the Design+Build experience domestically and internationally. My fees are competitive but offer a strong sense of integrity, leadership and communication skills. All true! I was blessed to find an individual that was experienced, professional, reputable, honest, tenacious, and had my (the client) best interest at the forefront of the project. I would be out of money and out of time if I had not found/contacted Bob Del Polpolo. This is the first review I have ever written for anyone and or anything! Chris Billings 4/15/15

Pro Touch Painting did the whole interior of my home. They panted everything from the ceilings, walls, and down to the trim work. They also fixed a few areas where dry wall was damaged. My wife and I continue to use Safehouse Contracting for our home improvement needs. We've used them for a basement finish (see photos) on our own home, and for work on our rental/investment properties, including roof replacements, electrical repairs, attic insulation work, and grading.   They have a great crew, and there was nothing we asked for in our basement finish that they weren't willing to do for us: from a hidden bookshelf doorway, to 12" x 12" cubbies along an entire wall, to tiered seating with special wiring for our home theater, and even removing a wall along the stairs that we didn't want/need there anymore. They were very professional and highly skilled. We felt that the cost was affordable, and Joe Brose (one of the owners) was able to help us use our investment to finish the basement to the fullest. For example, we would ask for an added feature, and he would tell us how much it would cost.  But sometimes the cost could be curbed by changing it slightly, to take out a feature or changing to materials that were less costly. We feel like what often happens is that builders just say, "A cubby costs this much" and that's it. Instead, Joe says, "If you use wood, it will be this much, but if you use PVC, it will be this much, and you have other options as well." I have recommended SafeHouse Contracting to several friends and family already (two of my brothers have used them for basement finishes and other projects), and will continue to do so going forward. They are worth getting a quote from, even if you build with someone else!

I know this kitchen has not been easy, but we had a chance for the first time to take a step back and look at it tonight, and I have to say, WE LOVE IT! You and your staff at Legacy Homes and Renovation have been very professional, you showed up every day until the job was done, and we really appreciate your efforts in trying to make us all happy.     How do architects work?

    Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

    When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

    How do architects charge for their services?

    According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
