Ziprent is by far and away the most efficient in lining up tenants for viewing and allowing the owner to have input in selecting the best qualified. Their system is amazing and it is astonishing to see the showings and applications come in in real time. They had roughly 45 showings in about 8 days resulting in several applicant groups, and I was able to pick what I thought were the best qualified. My other property managers usually take several weeks or more to find a good tenant, and I have no input as they choose the tenant. Part of ziprent's success is their use of a professional photographer (at theirexpense) who took a 3d walkthrough of my unit which greatly increases interest in the property. Ziprent also allows an owner to require a higher deposit on a more marginally qualified tenant and make that type of risk decision. Never had that opportunity with other management companies. The availability of ziprent staff on nights and weekends to both me and applicants is amazing.
