We had a great experience with Christie's home maintenance! They responded very quickly, were able to fix our problem the day after we contacted them, they did great work, were honest and were affordable. Jon even noticed and fixed some loose shingles on our roof while he was here without charging us. We had a small issue that needed to be fixed a few days after they finished our project and Jon came out the same day I called to make the repair. It's great to find a contractor that is reliable, honest, thorough, and quick to respond and we plan on continuing to contact Christie's home maintenance for any future home repairs we have.

Mark was hired to assemble a large trampoline that we purchased for Christmas. I was initially struck by how quickly he responded to my request for info. on his services. His wife set up the initial appointment and responded quickly in answering my questions. Mark gave me a time frame that he expected to arrive at my home and his wife updated me to let me know when he was actually in transit. He worked with his son and both were very pleasant and worked well together. They worked in a very efficient and timely manor. While here he also cleaned off our roof and gutters and he looked at some other projects we are wanting done so he could get us an estimate together. I was very pleased with his work and his pricing was reasonable. I like having someone reliable that I can call who is capable of doing multiple jobs and Mark seems to be just that. I will definitely be hiring Mark again.

We had BWH do interior painting and trim, repair drywall from roof leaks, replace rotted exterior trim, and paint all of the exterior trim and some stucco areas. Ben's team of Ronald, Luis and Fabio were easy to work with. They arrived on time and cleaned-up after themselves each day. They were professional, kind and good at what they do. They are skilled at cutting in with the brush and painting nice clean lines around trim. They covered floors and furniture while they painted. There were no accidents. I would recommend BWH for you next interior/exterior painting project. Here's is a smart tip... Be certain of your paint colors before the painting begins. Do not assume a paint color you saw in a friend's home or on a paint card will look the same in your space. The amount of natural light coming into a room can completely change the color. Spend time to buy and apply various samples directly on your walls. Once you are certain of the paint color and sheen you want, then schedule BWH to come paint your walls. It will be done quick and look great! Thank you!! :)

I would definitely suggest Kevin for any home/commercial business repair needs. He repaired the roof on my business in 2014. He was prompt and did a great job, saving us from any more water leaks. We haven't had any issues with our roof since his work.

They were very professional and knowledgeable. They were able to fix my roof leak on the same day and cleaned our gutters as well. I highly recommend them. I wish I found them years ago to install my roof because they know what their doing! After having bad experience with other roof contractor, I am so thankful to have finally found someone who has integrity that I can count on.

Having had numerous issues with previous home repair providers, I was so hesitant to "try it again". I can't tell you how grateful I am that MS Roofing came into my world! The repair was done in record time (less than three hours!), and more importantly, Mike was such a pleasure to do business with! Told me everything I ever wanted to know about my problem and offered a wide range of options for me to choose from. Once we got the details worked out, Mike was "on the job" and went above and beyond the scope of his estimate. Overhanging limbs on the roof were quickly removed from the tree and my front yard! He even moved a tree that had fallen on my fence and fixed the fence! And the total cost was LESS than his estimate! Doesn't get much better than that! Will absolutely be calling on MS Roofing in the future, as we aren't done yet! :D Thanks Mike, you rock!

Darryl installed soffit for a portion of my roof. He was very responsive. He provided detailed explanations of the work that needed to be done, in advance, as well as a detailed update once it was completed. From time of initial contact to completion, was less than a week, and would have been a couple of days if not for my schedule. I'm happy with the quick work as well as the quality.

I contacted Sandusky Construction on Monday in regards to a new roof for a home I use to live in, and was planning to put on the market for sale. I received a quote within a couple of days. I was able to pick out my style/color online (They offered to bring actual samples, but I did not need that). The crew was at the house the following Monday, and the job was complete by Wednesday. I could not asked for a more reasonable price, more efficient process, or professional job. I have a tenant currently renting the house, and Sandusky Construction was very conscientious of the tenant, and made extra efforts to accommodate a "picky" tenant. It's hard to find dependable work for a fair price, with a seamless transaction. I would highly recommend Sandusky Construction needing a roof, as I cannot think of how my job could have gone better.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Can a roof be cleaned?

Yes roofs can be cleaned, and yes, it’s a real thing. Roof cleaning may actually be a wise investment to prolong the life of your roof. Overgrowth of moss, grime, lichen or algae can all shorten the life of your roof. If you have black streaks growing on your roof, they are likely caused by gloeocapsa magma algae spores that have landed on your roof and taken up residence. Once the algae has grown into streaks, the organism has usually been growing for several months and it’s high time to have it removed. If you live in a rainy part of the country, such as the Pacific Northwest, there’s a good chance you’ll find moss growing on your roof at some point. The northern part of your roof, as well as any parts that remain shaded all day, will provide a wet, cool haven for moss to flourish. Unfortunately this water-absorbing moss can damage your shingle roof, leading to rot if not removed. Beyond roof health and function, a clean roof can boost your curb appeal and potentially boost your home’s resale value. The national average for roof cleaning costs ranges between $270 and $350, although prices can be higher depending on how large your roof is, how steep your roof is, and what type of cleaning is necessary. Typically pros use either a pressure wash or chemical wash (made with a concentrated bleach solution) to remove algae, lichen, moss and dirt.

Why do I need to clean my roof?

Over time, algae, moss, lichen, dirt and even salt (if you’re near the ocean) can build up on your roof. These buildups can affect the look and function of your roof unless removed. The buildup of organic materials such as moss on a shingle roof can prevent water from sloughing off as it normally would. Trapped water can rot the roof or cause early deterioration of your shingles. Even if you don’t have a shingle roof, moss and lichen absorb water, and that wet material adds weight and stress to your roof — as well as providing a home for insects and other pests, and collecting dirt. For reflective, cool roofs that redirect heat away from the home, algae and moss growths can hamper their ability to deflect the sun, which can affect utility bills. Visually, moss, dirt and algae growths on a roof can have a negative effect on perceived home value and curb appeal. For example, black algae streaks on your roof may cause a potential homebuyer to assume that the roof might need repair or replacement, when it only needs to be cleaned.

How much does it cost to clean a roof?

The national average for roof cleaning costs ranges between $270 and $350. Factors that can affect the cost to clean your roof are the height of your house, the size and pitch (steepness) of your roof, and the complexity of your roof’s design and accessibility. Geographic location also plays a role in roof cleaning costs as regional labor rates and area costs to do business will vary. There are several ways to clean a roof. The most common is pressure washing. Industrial pressure washers can spray over 3,000 pounds per square inch (psi) of water — which is much too powerful for roof cleaning, and may tear off shingles and damage your roof. Confirm that the roof-cleaning pro you choose will only use a low-pressure sprayer to protect your roof investment. For large algae or moss growths, pros often recommend a combination of low-pressure washing with a bleach-based chemical solution. This is referred to soft washing and should handily remove any growths taking over your roof.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.
