I hired Sergio and his crew to repair a staircase and replace a carpeted area with engineered flooring. What I loved about this team was the responsiveness to any question and their punctuality. I've worked with a lot of contractors, and it was good to know that these men would arrive when they said they would, unlike many others. Also, I was completely comfortable with leaving them to do their work while I ran errands or worked outside the house. I rate them 4 stars only because I noticed a problem with the work, after it was completed. However, even though Sergio had been paid in full, he responded immediately to my concern and he came out to assess the problem within a day. The issue was fixed to my complete satisfaction. I think this is entirely worthy of note. Many contractors might have been hard to find, since they'd already been paid, and I might have been stuck with a bad feeling and an unsatisfactory outcome. Instead, Sergio came out to see the problem, discussed possible solutions, and scheduled his men to do the work, all in a timely manner. I am very pleased with the outcome and would not hesitate to hire this company for future projects.

Ron and his guy installed two light fixtures and three ceiling fans for me. They did a great job! Were very responsive, on time, and the work was great. One of the ceiling fans needed further adjustment, so he came back and fixed it no problem. Our regular contractor wanted to charge four times what Ron did. I am thrilled to have such great work available at such a reasonable price. Thanks, Ron!

This was without a doubt one of the best experiences I've had with a contractor. I had work done to remove a large fallen tree branch and repair of the fence that it crashed through, as well as deck repair including replacing a rotting deck post. Jaime got back to me almost immediately after my thumbtack request, came out the next day for an estimate, and completed all the work a few days after that. He was very easy to work with and he even fixed a few other things I noticed while he was there working. I would highly recommend him for your job.

My job was 3 bedrooms, hallway, living room, ceilings, trim and walls. I had a lot of caulking needed as the crown molding had never been caulked. Mateo came by and gave us a realistic time frame for finishing as well as quotes with and without paint. Raul and his brother Tony did an amazing job. The lines look perfect. I live in a 1940's home and the walls and trim look brand new. They were both very pleasant and communicated well. They also have the best attitude and patience. My cat Wilson on more then one occasion dipped his paws in paint and made a mess. I was pleasantly surprised that Raul brought in his wife, the third member of this amazing family business, to clean and put things back in order. I will definitely call on Mateo's Painting for all my future paint jobs.

This was our first time working with Jim's Carpentry. After the recent heavy rain and thunderstorms we had a piece of vinyl siding partially detach from our house, as well as a window valance that was completely removed. From start to finish, it could not have been a better experience. Jim was able to schedule an estimate the same day I posted on thumbtack. He was on time for the estimate and quoted us a very reasonable price. The price was so reasonable that we decided to have the shutters and the front door painted as well. When Jim noticed the hardware on the front door was rusted, he said he would replace it at no charge if we purchased the hardware...Nice!!! He was able to start the work the following day and again showed up exactly when he said he would. Jim took time and care to mare sure the work was done correctly and beautifully. One of my neighbors came over when Jim was working. We all chatted for a minute and Jim's demeanor is so relaxed, my neighbor was already practically hiring him for some work on his house. Jim finished the work the same day and it looks really really good. Jim cleaned up afterwards as well. My wife is proud that I hired a top notch contractor. I didn't want to admit that I got lucky with Jim contacting me for the job! Truthfully. I normally wouldn't bother leaving feedback on a service. This experience went so well that I would feel like a real jerk for not letting everyone know how much I appreciate the work Jim did. I certainly recommend him for your general contracting needs. Deck expansion in the future!!!

Rob Early and his guys did an excellent job installing our privacy fence and extending an existing fence on our property. He listened to our needs (keeping our persistent dogs in the fence!) and frequently asked for our input during the project. Rob was timely and finished the project before we even needed it completed. I hired Handy Helpers to do some siding repair which most companies were charging me an arm and a leg for. Tim gave me a reasonable estimate and also threw in several other things that needed repair. They arrived right on time and began their work. I went by and saw their work as it was progressing. It looked incredible. I liked it so much, I hired them to do a lot more. All in all, I put about $10k of work in on my home. Tim and his team ended up making a dated house look great. My house sold quickly due to the work they put in. I would hire these guys again in a heartbeat and you should too.

Daniel can handle almost any home construction project. He is responsive, knowledgeable, and reasonably priced. He works quickly, so you don't need to worry about your project going on forever. He's done several jobs for me. Most recently, he build a 16' x 16' screened porch, which I've been enjoying for several summers. We are discussing future projects, now.

We hired Mario to remove the popcorn ceiling in our main living area and paint the ceilings and walls. They took care of moving all the furniture with care (even after I asked if he wanted us to move it). The job took a bit longer than expected however it was worth it. The completed job looks amazing. He doesn't just get it done but was extremely thorough, walking around multiple times with a small flashlight to ensure there were no more discrepancies in the ceiling. Once the job was completed they also cleaned the place. I will be hiring Mario again in the future for other jobs and will be recommending him to anyone who asks for a contractor.

After my home was broken into just days before Christmas, without hesitation, Mike was on location and worked quickly to get my home secure. He was attentive, listened to and addressed my concerns and was clear on what the very reasonable costs for repair would be. Beyond that, he was very conscientious about making it right, attentive to detail ensuring the new door was properly installed and erasing any evidence that a break-in had occurred. As the original door had been installed without proper flashing by another contractor, Mike not only replaced the damaged door, but corrected the developing wood rot and emplaced the flashing as it should have been. As I was working out of town, communication was outstanding, professional. He sent frequent photos of the entire process from tear down to final touches. Attention to detail: setting the new door ensuring it was plumb, no airgaps in the weather seal, installing the new siding (to replace what was damaged by break-in), caulking, painting the sheetrock and the external siding and clean up. Break-ins are violating and unfun. Mike really took the emotional edge off of it, getting the job done and done right at a very reasonable rate. I would certainly call upon Raleigh Property Services again in a heartbeat should the need arise.

My husband & I would highly recommend Jesse. We called on Jesse to complete a 50 amp circuit & GFCI outlet for a future outdoor spa. We ended up also hiring him to install the necessary wiring for a backyard floodlight. He completed all projects in one day & was wonderfully competent & professional. Unlike some other contractors we've worked with, Jesse was timely with providing a quote, scheduling the work & completing the project. My husband asked him for a recommendation on a carpenter who might help us install some garage shelving. Jesse knew someone & within hours, texted us his name & contact info. Arthur does amazing work. Period. He is without a doubt one of the most qualified guys in his field, he is personable and friendly to be around, and his work really speaks for itself. I hired him for 3 days of work finishing my garage, and I’m happy to say his work product in the garage even looks better than the inside of my house does! What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
