Blane Charles is an extremely talented interior designer. Before Blane came on board, PHE at 211 E 13th street was getting modest attention at best. Blane was able to transform the space using what I would consider to be a very limited budget. He was extremely positive the entire time going out and selecting the best furniture possible given the financial constraints. After the furniture arrived and was set up with Blane's direction the apartment was given new life. We had already been on the market 45 days and were looking at another 100+ days to get someone to offer an acceptable price to the owner. Blane even added accents out of his own personal collection to spice the place up even more! After staging we received offers within 30 days and had a signed contract within 45 days! It is with great pleasure that I recommend Blane Charles without reservation.

The value of home staging cannot be overemphasized enough and Monique is truly who anyone needs when selling a home. Several consultations, the scope of the project changing, an unexpected flood were all no obstacle. The staging Monique did was fairly priced and she even made an accommodation when there was an unexpected flood that delayed the project further. Her staging ideas led to virtually every house-hunter praising everything about the house even if it wasn't to their own specific taste. I highly recommend Monique and welcomed her to show the results of my home staging with any prospective seller.

Angelika worked on a residential project for me at my home on Fifth Avenue in New York City, in which she led the project management for a complex apartment remodeling. She worked very effectively with the general contractor and various subcontractors, and did an excellent job with all aspects of the renovation, including the design work at the onset. She coordinated the work of various contractors and artisans, some of whom were not very cooperative. Angelika helped bring the project to conclusion in a timely manner, interacted very effectively with all of the subs, and ensured that the job got done on budget and on a reasonable schedule. Peter Hart has done both residential and commercial architectural drawings for me. He is professional and knows what he's doing he has great ideas and great connections with the building and planning and zoning people. He did the architecture for a new car dealership with rooftop parking, turned an old warehouse into a different car dealership and turned our contemporary home into a colonial look. I can't imagine there is anything he can not do.

I worked with Wendy from "Actually Organized" over several organizing sessions and can't thank her enough for her help and expertise. I am an entrepreneur who works from home; organizing a live/work space within the confines of a New York City apartment is not easy! After years of build up, there was quite an accumulation of "stuff." I didn't know where to begin in terms of organizing it all and was feeling very overwhelmed. Wendy gently, and thoroughly came to my rescue. We started in sections and tackled specific categories one at a time. Bags and bags of unecessary belongings were either tossed or donated, and we even sold two pieces of furniture which were no longer benefitting me or my space. It's not always easy to part with your possessions, but Wendy helped me recognize when I was holding on to things out of emotional attachment rather than necessity; and she was also there to help me find a "home" for something when I just wasn't ready to let it go. After my first session with her, I was already feeling lighter. It's incredible how much an environment effects one's flow; three to four sessions later, I was able to work more effectively, sleep better, and thrive. What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.


How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
