Introduction: A Certified General Real Estate Appraiser: Chief Appraiser, Review Appraiser and Consultant from 1995 to present, I oversee all business activities within my appraisal organization. I manage, plan and organize appraiser assignments and appraisal staff, composed by certified appraisers with general and specialized skills. As a supervisor, I have the final say on the estimate of value. Our appraisal and consulting services are sought after from attorneys, accountants, developers, investors, equity lenders, institutional lenders, IRS/State valuations, equalization (tax appeals), lease or buy analysis, private parties, feasibility studies, market studies, reviews (commercial and residential), subsidized, REO, etc. We have the expertise in working with a myriad of states, counties, cities, utilities and federal entities and tribal lands needing our specialized services, such as the FDIC, eminent domain, easements and other typical, complex and controversial appraisal assignments. I take on the more complex and atypical appraisal, review and consulting assignments due to my exceptional understanding and strategic application of valuation concepts, principles and practices. I maintain these skills by researching and analyzing the constant changes in market trends, laws, and regulations on an everyday basis via the Internet, relevant publications and the opinions of colleagues. My practiced analysis of social, economic and environmental trends and keeping a finely honed eye on our existing political events help keep me aware of the national, international and local markets, given today’s economies. My communication and cross-cultural skills enable me to gain insight and detect differences in properties when detecting differences in comparable properties or choosing comparables for all applicable approaches to a well-supported opinion of value, leading to a credible and defensible report. We make it a point to understand the differences in the Las Vegas current domestic real estate and international investor interest and provide the elite of linguistic professional services.
