John provided fair quality work that is affordable for what your budget can handle. I would have given five stars other than being late for the time specified. He saved our family thousands of dollars on bath tub refacing, leaks in plumbing and repaired a boiler valve. Thank you for assisting.

All I can say is that we wish we had met Tony years ago. He was excellent! Very knowledgeable about every aspect of home repair and maintenance. As if that wasn't enough, he was dependable, cleaned up after himself, extremely honest, helped us work within a budget that we could manage, didn't waste money in getting us to purchase equipment that he had, oh, did I say honest? (All the items I mentioned we had previous bad experiences you can imagine the relief to find someone with integrity, pride in his work, personable, and very trustworthy.) I cannot rave enough about Tony and his work! Absolutely wonderful!! We are in the midst of putting our house up for sale and he did these things for us: 1. took an old sink vanity out, replaced with a new one (and found the best place to get it in terms of beauty and cost) as well as all plumbing fixtures (after checking that all pipes underneath were in good working order.) This was all after discovering that the original main bathroom sinks we wanted to replace had been originally done with weird specifications and we wouldn't be able to use any standard sized vanity it would cost a fortune to try to replace and might lead to needing to replace the top and full furniture under. 2. took off old wallpaper from that bathroom, cleaned the walls thoroughly, caulked, repainted. 3. painted our main kitchen (after he caulked around all the cabinets) 4. replaced old sink fixtures and made sure all was in good order under the sink. 5. replaced various light fixtures inside and outside the house. 6. helped us deal with a front porch roof where first birds, then squirrels then birds again found a home. Initially we thought they'd leave if we made sure small open areas in 4 corners were sealed. They didn't--tony had to take the whole roof off, clean up the mess, replace wiring that had been chewed and replaced a light fixture, installed molding all around to make it look good, caulked every millimeter and then painted the whole thing. 7. power washed my whole house and deck and was careful to use the right power so we wouldn't end up with a lot of paint coming off. I'm moving to Ohio and want this guy to do a road trip over!!! Really I'm serious!!

It was the best customer service I have ever had in dealing with a plumbing company. Same day emergency service. Broken water heater. New one ordered and installed within 2 days! Since we have 4 kids and the youngest had just turned one this was important. The price was more than fair, cost of water heater and just a couple hours of labor charge. Highly recommend in Ashburn, VA area.

Jim has completed a wide variety of jobs for us- painting, electric, some plumbing, and nice finish carpentry, and everything is excellent. I can't say enough good things about him as a person, which is really important, or the quality and reliability of his work. I'm always happy to have him in my house, too, which really says a lot.

Duane and Brian Serfass and their partner Ryan Sawicki took on a major rebuild of our 2 car garage with attached 8x16 storage shed. Other contractors wanted to tear down the building and concrete floor & footer and rebuild from a new footer. Better Life Home Improvements jacked up each side of the garage and reformed the concrete footer, installed new 6"x6" sill beams on entire perimeter. This required separating the shed from the garage at the floor joists and later reattaching. They re-leveled the building, rebuilt the header over the garage doors as well as the front vertical supports, and installed two new doors. They also extended the length of the door openers. They stayed on the job everyday until the work was done in a timely fashion! Their fees are reasonable and they did the quality job for a fraction of the cost of building a new garage/shed. This company addresses all your concerns and they care very much about the finished product and the satisfaction of the customer. We highly recommend this company for any project they are willing to engage in! We would be willing to answer any questions or concerns potential customers may have. Thanks to Better Life Home Improvements!! John and Mary Landis

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What are plumbers and what do they do?

Plumbers are skilled professionals who are trained to install and maintain pipes and systems for drinking water, sewage and drainage. They usually have trained through four- to five-year training programs, which include apprenticeships, via trade schools and community colleges. Plumbers’ areas of expertise typically go beyond pipes to include mathematics, blueprint reading, plumbing codes and water distribution. They handle plumbing emergencies, such as broken pipes or clogged drains, and install and maintain everything from a new piping system to a replacement faucet. Plumbers also know how to install bathtubs and showers, toilets, water heaters and dishwashers. Plumbers may work on residential or commercial sites, sometimes designing and laying out a pipe system during construction.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

How do you find a good plumber?

Whether you need a plumber to perform drain repair, install a new fixture, or replace rusty pipes, you need to make sure you hire someone reliable who will finish your job on time and within budget. Start by asking the plumbers on your short list these questions:

  • What is the total cost? Make sure your estimate includes materials and labor. Find out whether the plumber will be providing the materials and whether you’re being charged an hourly rate (which is variable) or a flat fee.
  • Is removal and cleanup included in the job? Some plumbers leave behind old parts, while others include the cleanup in the cost.
  • Is the work guaranteed? Find out whether the work (as well as the parts or fixtures) are guaranteed under a warranty.
