I hired Skilled Service, Repair & Installation a few weeks ago, right before the New Year, and it was a very pleasant experience, from the introductory email, to the phone/text conversations, to the finalization of the job. One thing I really like about Joseph is, that he is really does seem like an honest business man. He must've mentioned to me two or three times not to ever feel shy about asking any questions at all and voicing my own opinion. As a homeowner, and not a professional in the construction business, it is very intimidating at times hiring contractors and letting them and their sub-contractors in the home while having to perform family-hood duties. I mean the household chores, the kids and their homework and their chores, etc, etc. I run a very busy household, Joseph's head had to be spinning, trying to stay focused on the work, hearing the noise and comotion. Who knows what he must've thought of my homelife, LOL, but like I said above, him and his helper were very pleasant and professional. They both have children themselves, and they both said it was nothing new to them. Even when Joseph came by for the estimate, my son and daughter would not leave my side, not even five minutes into estimate he had my kids giggling and smiling, I thought that was very sweet of him. So between the paint job and the electrical installation for the master bedroom and kids' room, the rooms came out absolutely wonderful. The accent walls in each room bounce the rest of the room right out at you. The lighting was beautifly done and there are more outlets and they are so easy to get to now, yay!!

I have had the Smart Improvement team complete two phases of work on my Manhattan apartment. I found them to be well organized, competent and able to solve problems along the way. They completed a wide range or work from tiling, closet & cabinet assembly and installation, plumbing, electrical and trim work. All of the team members had a terrific attitude which is a critical component to managing and completing the project. We actually added work to the project as we moved the project along on a timely basis and wanted to make as many improvements as possible. They will be getting additional work from me as we have a good relationship and feel most comfortable with their team

Peter helped fix two doors in my apartment, where they were not closing entirely. He came to do an estimate / review of the work and provided good input and insight in making a plan. The resulting work was good, also quiet and clear as Peter wound up cutting rather than sanding down the doors to make them close properly. He also nicely looked at some other issues with the stove and sink, which were a bit too much to handle on this project, without digging deeper into both of them. I found Peter to be knowledgeable beyond the work he did on this project, punctual, communicative, nice, and affordable. I'd hire him again!

I had a great experience with Corniel Construction. Waldy and his team remodeled my bathroom. New floor tile, new shower tile, new shower faucet, new toilet and new vanity. They did a great job having this done for me and their price was very reasonable. I was impressed with the communication of Waldy. He was very responsive, answered any questions I had and made sure I was informed throughout the job. They were clean and made sure the job was done right. I liked what they did so much I asked them to come back and replace my other toilet. Overall great experience and would use them agian.

We hired Carlos and his team to remodel our newly purchased home. Carlos's team completed the work - that we'd agreed upon - within budget, time and beyond expectations. Carlos is an honest man, ingenious, accommodating and smart. If there is one thing that gets us to give his company 4 stars instead of 5, it is one of his project manager's attitude. We believe that every employee is representative of their company, and in our case, one of his PMs left a slightly bad taste in our mouth with his dishonesty (towards the end of the contracted work). Carlos, and the remainder of his team - I'd hire them again without missing a heartbeat.

I am absolutely ecstatic that Avi was the one to add a patio to our boring, bland, sloped bakcyard. His talent truly brought life to my backyard! He had wonderful suggestions, great communication and was extremely attentive to our taste to ensure things came out exactly how we wanted. We did not plan to do another project until next year but we were so pleased with his work that we're having him start constructing a path at the front of our home. His touch IS just that amazing. Our wood pergola had collasped on one side in our back yard. We had a plan a large outdoor party for around 100 people and needed the perguola to be repaired quickly. We called Molina's Construction corp and they showed up two hours later to assess the damage. The following day they were onsite and started the repair. They finished the job in three days and it looks great. We really appreciate the responsiveness and craftmanship Molina's Construction provided and would use them again in the future.

I would like to highly recommend the general contractor who handled my townhouse’s third remodeling and renovation project, Mr. Mario Bissessar, owner and principal of City Line Interiors, Inc. The job project went extremely smoothly and was completed in a highly professional, efficient manner; I am very pleased with both the process and the beautiful results. The project was multi-faceted, complicated -as any remodeling entails- including a lot of details, involving multiple building sectors such as plumbing, electrical, HVAC, windows, tiling and paintings, metal work, having to respect landmark rules and blending with the existing structure. The crew led by Mario was very cohesive, punctual, talented, productive, flexible and friendly. His team is fluent in English (with a variety of charming Caribbean accents). Mario is very responsive, an excellent communicator and a great team leader. He was there every day, not only overseeing the work but very much hands-on, with precious skills, including carpentry. Mario also contributed great design ideas and judicious trouble-shooting solutions. Of course, I made several last minute changes or additions, which inflated the original budget but the corresponding charges were well itemized, justified and very reasonable. The payment schedule was without surprises and always well timed. It does not hurt that Mario is also an IT wizard…. All his subcontractors (electricity, plumbing, HVAC and metal work) were fantastic: they delivered diligently on the promised dates. It makes a big difference when subcontractors are well coordinated; they obviously knew and respected each other well, and were happy to work with Mario Bissessar.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
