I hired Skilled Service, Repair & Installation a few weeks ago, right before the New Year, and it was a very pleasant experience, from the introductory email, to the phone/text conversations, to the finalization of the job. One thing I really like about Joseph is, that he is really does seem like an honest business man. He must've mentioned to me two or three times not to ever feel shy about asking any questions at all and voicing my own opinion. As a homeowner, and not a professional in the construction business, it is very intimidating at times hiring contractors and letting them and their sub-contractors in the home while having to perform family-hood duties. I mean the household chores, the kids and their homework and their chores, etc, etc. I run a very busy household, Joseph's head had to be spinning, trying to stay focused on the work, hearing the noise and comotion. Who knows what he must've thought of my homelife, LOL, but like I said above, him and his helper were very pleasant and professional. They both have children themselves, and they both said it was nothing new to them. Even when Joseph came by for the estimate, my son and daughter would not leave my side, not even five minutes into estimate he had my kids giggling and smiling, I thought that was very sweet of him. So between the paint job and the electrical installation for the master bedroom and kids' room, the rooms came out absolutely wonderful. The accent walls in each room bounce the rest of the room right out at you. The lighting was beautifly done and there are more outlets and they are so easy to get to now, yay!!

I scheduled my appointment with Mr. Zach at noon and he arrived 30min before . When my son and I arrived he was inspecting the front of the property already . We hired him because of his outstanding reviews. I don't understand much about how a home works so I took my son with me so he can explain everything to him. I can truly say he explained things in such a simple and understanding way that when we were done we new where to shut the main gas, water, and electric off if need be. He is such an experienced inspector could be because of his background in construction, he also cares for his clients . He called us after he sent the report and we reviewed some things with him on the phone. He cares, and he shows it. Several times he mentioned to not hesitate contacting him if questions arise after we move in. My experience was excellent with him and would likely recommend him to any of my friends or family if they want a home thoroughly inspected

Ken helped us out with a VERY last minute request, and got our report back to us that same weekend so we could have it to our lawyer. He is very personable and took the time to explain a lot of options and to give us helpful details about the construction of our new home. The report we received was thorough, he is very detail-oriented and examined the home with great care. We are so glad we booked our inspection with Mill River!

What a wonderful company! They gave a fair quote, worked efficiently, and did a truly wonderful job. Had them fix up our washer/dryer closet. They checked to see why our washer was leaking, put down new tile, and even fixed the closet door. We plan on using them again for other projects and repairs in our apartment.

Glenn Scelza is a godsend. My old friend desperately needed help of a good carpenter to come and assess the benign neglect on the front of her antique home. Garage doors needed to be installed post haste, but the garage door company needed the repairs to be made first. I posted on Thumbtack and Glenn responded immediately. Glenn arrived and I could tell right away what a nice guy he is and is a seasoned carpenter/contractor. He assessed the project with a trained eye and zeroed in on what was good in terms of the construction and what looked bad to us, was very doable indeed.. He was very resourceful and made use of what could remain and shopped locally which I loved, for lumber, gutters, leaders and even found the novelty clapboard pieces to match the 1940's facade. He was very fair and open about what things would cost along with his craftsmanship which was worth every penny. I appreciate he could even work with us so late in the season even as winter weather set in. He will be present right after the holiday weekend to connect with the garage door people. When those vintage looking doors are installed the place will regain its curb appeal once again, thanks to Glenn. This guy is a keeper and I can see why is highly recommended! I add my recommendation to Thumbtack as well as our neighbors in the community. I look forward in working with Glenn on future projects. Thanks Glenn! Norm Peekskill, NY

Peter helped fix two doors in my apartment, where they were not closing entirely. He came to do an estimate / review of the work and provided good input and insight in making a plan. The resulting work was good, also quiet and clear as Peter wound up cutting rather than sanding down the doors to make them close properly. He also nicely looked at some other issues with the stove and sink, which were a bit too much to handle on this project, without digging deeper into both of them. I found Peter to be knowledgeable beyond the work he did on this project, punctual, communicative, nice, and affordable. I'd hire him again!

We had a new roof, gutters, a fence and some other small home maintenance work done. The craftsmanship of all of the work, especially the roof, was superbly done. It's a colonial with particular edges which required hand made solutions to bring it back to its natural glory and that is exactly what was done. We were clients and sometimes students, as time was taken to explain the process, materials being used, alternate solutions etc to ensure that we were comfortable with the job. We would and we have recommended All Remodeling and Construction to others.

I liked that the owner gave me a total price for the project and not a per hour with a huge first hour price of $180+ like the other handymen co’s. The assembly price would be more than the item itself! Since Jeff was honest and didn’t price gauge me he gets to bid on thousands of dollars of other projects I need done ASAP. Great Job!

I highly recommend global hill construction company Mr. Shoodi performed an outstanding job and I am thrilled with the final results! My floors presented a challenge as they were badly damaged with staining and paint the full home In only 4 days shoodi transformed my flooring to looking brand new once again and pants results was very good. His technique provided me with many pros: reasonably priced, no need to move out of my home as his products are non-toxic ( a plus if you have pets or children ), the convenience of no sand or dust clean-up. Shoodi and his co-worker naveed were at all times polite, professional, and always on time as scheduled. They also meticulously moved all of my furniture back in place once the job was completed. An added bonus is their office manager ahmad who was a pleasure to deal with. Ahmad diligently took care of all appointment details including my building's insurance requirements, etc. A major plus for the consumer! New York, NY. Shoodi was a true professional.

While we have had good experiences with other contractors in the past, we could not have imagined a better experience than working with Joe/JVAS and certainly will not be using anyone else but them in the future. Just to tick off a couple of important points for us: Joe and his team were professional and easy to work with in every possible way, all our questions and concerns were answered and addressed, and each of our projects were completed on time, within budget and without any surprises. We would highly recommend Joe/JVAS!

Jose and his team did a beautiful job on our sunroom. It looks clean, modern, and will for sure be a space our family well enjoys! After he was finished, the work was done, cleaned behind himself, he was paid, and humidity set in and messed something up. He came back the next day to fox it and make sure it wouldnt be a problem again. I HIGHLY recommend Jose and JHS Construction, they'll get the job done well and expediently!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
