John always does a top quality job. He has done house inspections for my real estate customers and is very thorough with his inspection and delivers a email report with excellent pictures of the items inspected. He also is a precision painter. He can paint without taping and still not mess up the lines. He also does electrical work, plumbing, etc. All is done with great expertise. His work and knowledge of the workings of houses is top shelf.

I am a real estate agent and I initially hired Eric to help complete after inspection repairs on a home I was selling. He was prompt in his response, showed up when he said he would, and most of all made everything extremely easy. He assessed what he needed to be able to do the job properly, went and bought the materials and did really nice work. Seems simple enough but this is so rare in this business! I have since referred him to my aunt, my elderly grandmother and my own mother who have all absolutely loved him and experienced the same professionalism that I did. Exceptional! I will most definitely hire again.

Reds Property Management has helped me immensely with navigating the real estate market within Cleveland as a first timer. We have an investment property in Shaker Heights that we have to manage from afar. Because of this it is very important that I have a property manager whom I can trust and who keeps me in the know. Ed and Kim have always been on hand when I have called and have gone out of their way to help with my queries and keep me apprised of any developments. They found a tenant for me within days of signing up, where others had taken months. I have found both Ed and Kim approachable and timely on following up on my requests. I’ve used other agents in Cleveland before I found Reds, but Reds are by far the best in my experience. I would recommend them to anyone seeking to invest in the Cleveland market. Lincoln

Outstanding service! He really pulled through for us by being available on such short notice - especially on a holiday weekend, none the less. He arrived early, was great to work with and talk to and was incredibly thorough with his inspection of our new home. We were so happy with Bill's thorough attention to detail. He inspected every inch of the house and yard and was able to provide excellent explanations that were easy to understand. He had an answer for every question we had about the property and didn't hesitate to show us how systems around the house operated. As promised, we received our inspection summary via email just hours after the inspection was complete. He took excellent photos that clearly demonstrated any areas of note or concern. I wouldn't hesitate to recommend Bill to anyone needing a property inspection. You can rest assured that he is prompt, professional, extremely knowledgeable and an absolute pleasure to work with!

I've been working with IIP Management for 4+ years and they've handled dozens of investment properties. They are great, even though we have some ups and downs - but they work hard to remedy all the headaches that come with owning investment real estate...

We engaged Foster Group to appraise our home. It was not a cookie cutter house or property, and Deborah went above and beyond to ensure she was giving us a valid and defensible valuation. The process took a couple days longer than we had hoped it would take but we are very satisfied with the results. We gave Debbie a challenge and she totally nailed it. I would absolutely use her services again and will recommend Foster Group to anyone seeking a thorough and professional appraisal.

Shirley has managed my property since she started her company. She is phenomenal to work with and addresses my tenants issues appropriately. The best part about working with Pikus real estate is that Shirley really cares about her clients and it is evidenced by the respect she shows both property owners and tenants.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

  • Represent clients who are looking to buy, sell and rent properties.
  • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
  • Determine competitive market prices by comparing properties.
  • Create and publicize lists of properties for sale, including details such as location and features.
  • Market properties through advertisements, open houses and listing services.
  • Show prospective buyers or renters properties.
  • Present purchase offers to sellers for consideration.
  • Mediate negotiations between buyer and seller.
  • Ensure that all terms of purchase contracts are met.
  • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

Hire skilled professionals for absolutely everything.
