Julie is fantastic in both organization, packing and cleaning! She is on time and works tirelessly during the time she is in my home. She shows up prepared with everything needed and has great concern for the products she uses in your home. Additionally, Julie is just such a pleasant, sweet and highly energetic person! I have worked with Katie Hixon Interiors since 1993 when we needed living room furniture, lights, paint and window treatments. The furniture purchased then is still in use in 2013 in our son's home. We moved and totally remodeled our next house. Gwen was instrumental in helping us pick out paint, wall paper, fixtures, tile, furniture, rugs, carpeting, and mostly all aspects of the interior of our new home. She was responsive to questions, accurate on delivery times, has great style ideas and has kept within our budget. It has been 10 years since we remodeled our kitchen with Gwen's help and I still receive compliments on the details. Last summer I wanted new bathroom wallpaper, window treatments and carpeting in my bedroom. The subcontractors who did the work were all professional, accommodating to our schedule and trustworthy. I definitely recommend Kaie Hixon Interiors

After having my home staged it was so much more attractive than the way I had arranged it I wanted to move back. The staging made it inviting and contributed to a quick sale.

I hired Angelique of U'nique Designz for a home staging job and she did an excellent job. From the moment that I spoke with her she was very attentive to my needs and she listened to me. My house was on the market for a very long time and when she staged my house I had three showings and two offers within a week. My home was beautifully decorated and I would definitely hire her again.

    Restyled by Rita

Restyled by Rita was able to restyle our home by focusing on what appeals to the majority of the buying market, which includes lots of natural light and great flow throughout the house. By rearranging furniture and creating new focal points Rita made my house irresistible to new buyers. She picked up on the color palette I had already established in my house based on the visual cues, and carried it throughout the house tying each room together. We were loving our newly designed home so much, that if we weren't in need of more space we might have never moved. We'd hoped we'd find a buyer quickly, and we did! Our house was on the market one week before we got an offer at top dollar! Houses in our area were on the market for an average of 6 weeks so to get an offer the first week was fantastic. Several of the houses in our neighborhood had to drop their prices by 5-15 thousand dollars to find a buyer while we were able to accept our first offer without dropping our price. Investing the time and money upfront to stage your house does pay off in the long run. The first two weeks on the market is your best chance to sell. Everyone who toured our house commented on how well it showed, scoring a 4 out of 5. Our house sold quickly because it appealed to buyers and they could picture themselves living there. As a busy Mom of 3 I know life gets busy and restyling our home, for many of us, is not a priority. Rita was able to bring a fresh eye to rearrange our furniture and accessories to transform each room. Having Rita style or restyle a home gives it a breath of fresh air and charm. Teaching me tips along the way and using design elements that were already in my house made old rooms new again! We loved how Rita restyled our home to sell and can't wait to have her design and style our new home.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

    • 2-hour consultation: $200, includes DIY tips and guidance.
    • 1- to 2-hour consultation and design session: $250, including written report.
      • Additional design consulting: $65 per hour.
    • 8 hours of staging an occupied home: $800.
      • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
    • Starting price for staging a vacant home could be $2,200.
    • A home stager may charge 1 percent of the home’s selling price.
