Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

Ken Conrad was the first Roofing contractor from thumbtack to call me after I posted my need following the July 14th storm damage in 2 places on my roof. Quality people from the word go. They tarped my roof immediately to protect from further damage and helped several of my neighbors with smaller repairs. After discussing my situation with Ken and his damage assessor I was confident that I had hired the right company. Ken explained that they like to use Atlas shingles 15 yr warranty with Summit 60 Synthetic underlayment. The crew was polite and respectful and cleaned up thoroughly on completion. The roof looks great! My neighbor asked him to install a ridge vent along with his repairs so we had one installed on our house also. The Attic cools off quickly at night which helps my garage cool off after a hot Oklahoma day. I'd recommend these gentlemen to anyone and already have. Very happy with my new roof and Conrad roofing.

Barn roof received storm damage. Right Now Roofing (James) responded immediately, showed up at my property to give an appraisal within a day. Took control of the situation by contacting my insurance company and convincing them the whole roof needed to be replaced. Communication between RNR and myself never stopped. James kept me informed the through the whole process. In a few words-committed to see the job through, constant communications, dependable, reliable and awesome service. Easy to work with.

Montoya Roofing repaired the valley in my 13 year old roof. I got 3 estimates but they all wanted to replace the entire front shingles,I began looking for someone to JUST REPAIR the valley and came across Montoya Roofing LLC. I contacted Jesus Montoya and he came the next day, looked at the job, gave me a GREAT price and today his crew removed shingles, replaced rotten decking, laid down the proper ice and water shield in the valley and underlayment for the new shingles, installed the shingles, cleaned up and YOU CANNOT TELL THERE WAS A REPAIR. The quality of their work is top notch and their prices are very fair. I would recommend them to anyone needing repair or roof replacement.

The storm that came though Broken Arrow, Oklahoma on Thursday, July 14, 2016 took off about 14 shingles and a few places around vent stacks were missing the front tab. The next morning I was out taking picture of our home to see if there were any additional places or damage. Around 8:15 am I landed on Thumbtack web site. I did a search for a Roofer and hit the send button. Within two minutes I had a quote from Conrad’s Roofing. I had included some of the pictures taken just minutes before. He said he could be there at 11:30 am same day. I agreed and also sent word back to the web site say I had hired Conrad’s Roofing. At 10 am there was a knock on the front door and it was Conrad’s workers. The job was completed by 10:40 am. Very professional, timely and fair on price. I will call him back if another storm renders our home needing roof repair.
