Richard S. says, "503 Builders (not to be confused with 503 Construction), run by Mr. Kohei Takazawa, did superior work on a very complex emergency house repair for me. The problem with the house was extreme: a deck above the flat roof of the sunroom at the back of the house was concealing a major leak in the roof (and lower ceiling), which had actually started bowing, letting water build up. Unfortunately, the problem only became apparent when a leak in the sunroom developed. Opening the ceiling, we discovered massive dry rot and even mold. And the ceiling was ready to collapse. The deck, railing, roof, ceiling rafters, and ceiling drywall all had to be removed. And, it was already October (2025) and heavy storms had started.
I talked to Kohei over the phone, and he came out the following day, a Friday, to inspect the property and give an estimate. I received the estimate which was fair (less than I had expected) that day. Work began the following Monday! The back of the house was covered under a large tarp, which they worked under, often in heavy rains. Kohei's workers were professional and extremely productive.
By the following Saturday, just 6 days later, all new rafters had been placed in the ceiling and a new TPO roof installed, replacing the previous torch down roof. After the roof was installed, Kohei had a second team install a new and now composite deck. This was complex given the structure of the back room. After the deck was installed, they added and painted new sheetrock on the ceiling in the lower room. Kohei then had a metal fabricator (Luigi), really an artist, hand craft and install a new metal hand railing, which is beautiful.
Summary: Kohei and his team were skilled, professional, and hardworking. They got the job done in record time. The quality of the work is impressive and far surpassed what I was hoping for. They adapted their schedule to the terrible October weather. They absolutely stuck to their estimate, which was fair to begin with. The communication was good. And they calmed my panic.
If I could give 503 Builders a higher rating than five, the top number, I would. I definitely plan to use them for future jobs."See more
