Installed a large new vanity with top and hooked up the plumbing to it. Sounds like a simple job but for one the drain location in the wall was in a very awkward position in relation to the sink and Glenn used all of the right fittings to make a strong and lifelong connection. Second the vanity top was about 1" too large for the opening meaning he had to remove a cabinet in order to get it in place. A lot of extra work was put in and I didnt hear one complaint. I have flipped multiple houses and worked in commercial construction for 10 years and he has been one of the easiest people to deal with, especially if something unexpected comes up (which it always will). Thanks Glenn!

Alex was the only person to show up on a Thursday afternoon to provide a quote on a Friday emergency cleaning. We had sheet rock dust blown into our doctor office from construction at an adjoining site. It was on everything and in the carpet. Alex and his team showed up on time, did a thorough job, and were completed in less time than expected. We are super pleased with their work and would recommend them to others.

John and his crew worked on a new rental home my husband and I bought back in November. He put up a new fence, built an amazing entertainers dream deck, gutted both the master bathroom and the terribly dated kitchen. The finished product left me speechless. From the counters to the cabinets to the fixtures and all the way to the wood choice on the deck it was a smooth, carefree process. I was so amazed with his professionalism and communication through the whole construction that I called him back to put in tile and flooring. The house is so beautiful that we almost disn't want to rent it but move in ourselves. This was our first rental house flip; we are in the process of looking for another home to fix up and when we do, we definitely plan on calling John and the guys at A&C to get the job done. I highly recommend to all my friends and family without any hesitation. Job well done!!

Tim is excellent! And he did a fantastic job! We have worked with him before (this is our third time), recommend him to friends and family, and will definitely work with him again. Way back in 2013 we did a full home remodel and those contractors did a dreadful job on the walls. The texture was huge and gloppy, out of character with our 1945 home, and just poorly done. I'd been giving it the evil eye for years, but assumed it was cost prohibitive to fix. In comes Tim to save the day! He primed the terrible textured walls of our entire living area: Kitchen, Dining Room, Living Room, Hallway, and Bathroom. Then he did three coats of smooth skim coat to get rid of the terrible texture. Then we had him prime and paint the finished product. I can't even tell you how beautiful it looks!! We are SO grateful to finally have clean, consistently textured, beautiful walls. It seems like a small thing, but it makes all the difference feeling comfortable in our house. In the midst of planning this project, we also had a plumbing issue in the basement that required some drywall repair. Tim made it happen without a second thought.

Brien came out to see a small repair project and I ended up hiring him to build an art studio on my property. He did quality work, was in excellent communication, and was reliable. He was a great resource throughout regarding materials and ideas and he helped me stay in my budget. I'd hire him again in a hot second and will certainly recommend him for construction projects.

Kevin was first to give us a quote for the lawn replacement job I had described. As he walked the property, he also told me about the other home maintenance services he offers, which include power washing. So I asked him to include that in his price with the sod project. The price was quite reasonable. I was put off a bit that he asked for 75% up front; but I realized that he needed to purchase the materials, as well as pay his helper. Kevin explained the sodding project in detail, answered all my questions and gave us instructions for care after the sod was in place. Since the job was done only a few days ago, I don't know how it will turn out; but it looks terrific right now! I'd certainly recommend All Seasons - Kevin was on time and actually finished both jobs in 2 days, rather than the 3 we had allotted. He was also very accommodating when it came to the other workers we had on-site at the same time. Thanks again, Kevin!

Zach did an amazing job on my shed. I'll be using it as a music studio. He banged it out in two weeks. Throughout the process, he was dedicated, reliable, and worked long hours. Very impressed with the overall quality. It's been a dream of mine to have a dedicated area to play and record music, and now I've got one! He gave me a lot of confidence in his abilities and I'll be looking to use his services again in the future. Oh, and he had his baby daughter towards the end but still came out to finish the job! Best of luck to you in the future, Zach. More pictures to come.

I have been buying distressed property to flip and/or to keep for over 20 years. I am retired now and do most of the work myself but once in awhile I hire help to speed things up. I am a perfectionist and all my rentals are the best buildings in their neighborhoods. It's hard to find contractors that have the necessary skills and a sense of pride in the work they do. They just want to rush in, slap it together, get paid and move on. That's why it was refreshing to meet Ivan. He came recommended and has skills in many areas. I worked out a deal where he is going to help me build a 340ft fence around a duplex I own. Of course being me this is not just any ordinary fence. It is on uneven ground and has a wavy top with a custom board pattern. The most difficult section is a 120ft straight stretch on a treed slope. He built that section straight as an arrow better than I could have done myself and that's saying a lot. I am not an easy person to please when it comes to construction projects. Most contractors I talk to don't qualify and the ones that have the skills are in high demand and charge accordingly so I can't justify them. With Ivan the quality is exceptional, he always arrives on time which in itself is rare in this business. To me he gave a great quote for the work he is doing and he is a great listener so I get what I actually want. I am looking forward to having him help me with other aspects of the remodeling (sheet rocking, hardwood flooring, painting, hanging doors, etc.) and fixing the next property I'll buy. You won't regret having him give you a competitive quote and deliver a fabulous end result.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
