When I began the project of getting the carpets on my upstairs replaced with laminate flooring, I shuddered with the complexity of what I was undertaking. First of all, I live on a floating home, and the closest parking lot is about 75 yds to my front door up and down a fairly steep ramp. Obstacle two was the stairway to my second floor is rather narrow and very steep. The third challenge was, upstairs, is both my bedroom, full of HEAVY log furniture, as well as my elaborate ( and BIG ) home theatre room, solid oak LARGE desk, book cases and other big and heavy furniture. The bottom line … Chad and his second in command ( I believe it was Chris ) never stopped to so much as to blink when estimating the job and costs. Their bid was much MUCH lower than the next best bids. They showed up on schedule and attacked the project like two seasoned pros. Thats was what a nice person would say. Me, I saw it like ... two men "possessed". ;-) They had just two days to tear out all the old carpet, tack strips, and pad and haul that HUGE mess away ( up the ramps and across the parking lot ) and then to haul box after box, AFTER BOX, of laminate flooring from the parking lot, down the ramps, and down the walkway to my home and then up those narrow and steep stairs. UNBELIEVABLE !!!!! Oh lets not forget to mention all the HUGE power tools and table saws and other big equipment they have to do a remarkable and totally PROFESSIONAL JOB. They jumped on the job at 8 a.m. on a Thursday morning and worked well past 6 p.m. and then right back at it on Friday and by around 8 p.m., VOILA … A MASTERPIECE. I have NEVER ever been more satisfied with a home remodel than with Chad Rayon and his company Start to Finish Construction. I would be delighted to call him back for any future remodeling work or project that would come up in the future, and would recommend him without the slightest reservation to both friends or family. I am so pleased with the work done on my home by David Rybak and Company! A former rental of 10 years, our one level house had a complete remodel (new kitchen, wood floors, bathrooms, new trim, painting, back porch) by David Ryback and company and I just love it!! David is a great listener, and, therefore, he right there with you on what you want and need. He also offered great suggestions to have the place look even better based on his skills. We hired Nathaniel Rotta with West Coast Design and Graphics to draw up remodel plans for our home. He came out right away to get the information to do the bid. His prices were extremely reasonable and very competitive! Nathaniel's work and communication was exceptional. He had our plans drawn quickly and professionally. We would recommend him to anyone who needs an architect and will definitely hire him again!

Starting out with the basics they showed up on time, did what I asked them and cleaned up afterwards. These are important aspects of a job that makes it much more pleasant. In addition, I needed them to build a cat ramp and they did a great job at designing and building a sturdy ramp that should last for years. I was happy with their work and I would recommend them.

I needed someone to remove an old (and very heavy) air conditioner from second story window. This was complicated by the need for a ladder to reach the brackets the unit was bolted to on the outside of the house. Then I needed a new, much smaller and more efficient unit installed in the same window. Levy and his team did an excellent job, making it all look easy, taking the time to sweep up debris from the uninstall and new installation. He even offered to drop of the old unit at a recycling center at no extra cost. This saved me from having a whole other project! Very pleased, and will be holding on to Sector 5's info for future projects.

Great company, They went above and beyond my expectations. From the beginning they did their best to fit me in their schedule as soon as possible. I usually do not like sellers very much but five star exteriors are very professional in their presentation and they educate you too about the roof and how important ventilation is, it was an amazing experience to hear them talk about ventilation, They really know the trade, I had other bids and no one mentioned anything about the issue with ventilation in my home. The owner of the company personally came to present me with their products and who they are, he did this in order to save me money on skipping the seller's commission, I was very happy with their job at the end of the project, I would highly recommend Five star Exteriors, they are a growing company with the best people and I am sure they will be very successful.

UCC remodeled our house in Powell Butte. The work involved two large additions. The first was adding a new master bedroom over an entry porch. The second was adding a totally new kitchen, laundry room and a guest bedroom, office and a bathroom. This later addition was three stories high. The new kitchen was exceptional quality and workmanship. The custom granite counter top layout and the floor tile laid out in a Versailles pattern were the highlights. The workmanship on installing numerous large 8' picture windows was exceptional. The construction utilized manufactured I-beams and glulams throughout. What stood out was the attention to detail in all areas. As a result, there very few write-ups by Crook County during the inspection process. I can't think of any negatives to state on this job. Everything was done on budget. Again, great work. I have another project for UCC later this year.

Bruce Sternberg designed and served as general contractor for two major projects for us: a complete renovation of the second floor of our house and the design and construction of an art studio building on our property. The second floor of our 1912 bungalow was dark and had much unusable space and no closets. Bruce's design opened up the space to include two good size bedrooms, huge closets, and larger completely renovated bathroom. He also added windows and skylights. The space is now bright, functional, and truly beautiful. The studio is a freestanding building designed to capture the light and provide all that is necessary for the large paintings and mixed media pieces my husband does. The studio has electricity, heating and plumbing, and Bruce designed it so that it could be converted to other uses (such as a guest house) in the future. When we originally met with Bruce, we had only vague ideas about what we wanted -- more space, more light, and more of "us" in the house. Similarly, my husband just knew he wanted a space to paint and display/store completed artwork. Bruce spent a lot of time with us to understand our sense of esthetic and how we would use the spaces. He also looked a lot at the exterior of our house and was committed to making the interior beautiful and functional while also respecting and enhancing the integrity of the exterior. We had met with other architects but none "got us" like Bruce did or offered such a beautiful, comprehensive plan. We also really appreciated the fact that Bruce would also serve as general contractor and would be on site throughout the construction. Like all projects, this took a bit longer than we would have liked and there were a few hitches along the way as would be expected in an older home like ours. However, that was all forgotten when the work was completed and exceeded our expectations. We truly couldn't be happier with how both projects turned out. A good friend of mine regular reports that she has "bathroom envy" when she visits and looks at the two skylights and beautiful wood and tile work in the bathroom Bruce designed. I get similar oohs and aahs about the two huge closets in the master bedroom. Bruce added two new windows to the second bedroom and designed lighting that makes the space perfect for a relaxing reading room, display space for more art, and a wonderful guest bedroom when family and friends visit. We are equally thrilled with the studio building. Fellow artists and clients who come to see my husband's art, always note what a wonderful space he works in. The way Bruce sited the building created different outdoor spaces for us - with a dog run on one side of the studio and the entrance to our garden on the other side.

We remodeled a recently purchased 1970's home. We raised the living room floor, removed a raised floor in the master bedroom, replaced all the floors with hardwood, moved the washer and dryer to a different location, installed recessed lighting, changed all of the interior doors, changed an interior cedar wall to an amazing feature wall and painted the interior. We used IBI as the contractor for our remodeling. The quality of work was excellent. The work was completed on budget except for change orders that we made during construction. When changes were needed we received bids, negotiated the work to be completed and electronically accepted the changes before any work was done. The workers on our project were excellent and professional. They continually asked us questions to be sure the work was done to meet our needs. They gave us advice and helped us make the right decisions. They were pleasant and made the experience fun. We weren't living in the house when the project was done, but we never felt uncomfortable about leaving knowing that the workers were going to do the right thing. We learned to be patient as there were delays. Sub-contractors were not always available, IBI had other clients that had deadlines that needed to be met; however, we had regular communications on reasons for delays and when they anticipated completion of tasks in the project. We have recommended IBI to friends and IBI would be our first contact if we need a contractor.

We were looking for an architect to design our new 250 sf energy efficient backyard ADU. Our backyard is small and we wanted to locate the new adu so that it faced a small dogwood tree in the corner of the backyard. This also provided us with the needed privacy between the new adu and our home. Daniel Lajoie with Departure Architecture was great to work with. The design that we came up together located a small sleeping loft above the living spaces. Most of the windows face the dogwood and along with the overall volume created in the space, our little adu feels so much larger than it actually is. Daniel also showed us how we could design and build an extremely energy efficient adu with our given budget and helped us to hire the right contractor. For others considering projects, we would highly recommend working with Departure Architecture.

    I worked with Dave Jones, owner of D & J Remodeling, to completely craft my first home- which was a complete mess prior to his work. Dave graciously joined me at the home prior to my even putting an offer on it to help me determine how much money I would need to put into the home and if it would be worthwhile to contemplate purchase. That first day he gave me an "on target" estimate of about how much I ended up spending. Due to the type of loan, Dave put in a lot of time and effort for me up front, before the project even started to help assure that the financing would come through for me, he worked with the mortgage broker and the FHA rehab specialist to make my offer work for the seller. Dave started work on the project as soon as the deal closed and worked tirelessly to meet deadlines and make my home exactly how I wanted it. Dave and his staff are incredibly friendly and polite and completely trustworthy. I spent a great deal of time at the construction site and they were great about showing me what I could do to help and teaching me techniques as needed- Dave worked with me to allow me to do the things I wanted to try my hand at to help keep costs down, but was happy to take things off my plate at a moment's notice for a very reasonable price. I did not have any budgetary surprises- if there was deviation from the original plan and agreed upon amount Dave discussed this with me up front, outlining options and finding ways to save money in one area that I could apply to a more necessary area. In the end, Dave was completely within budget-the overages were all "add on's" that I elected to have him do that were outside of the original scope, and even those he managed to get done for a very reasonable cost. Dave's diplomatic approach and work experience came through in many different situations over the course of the 4 month project and his involvement in my project made the whole experience a very enjoyable one. I was amazed at the amount of work done for the budget that I had to work with, and was 100% satisfied with all of the workmanship of the finished product. In the end, I turned the home into a rental and Dave immediately stepped up to help with a couple of loose ends to get the place ready for a renter; again, working well past expected hours in a time crunch to make sure the place was top notch. I will definitely call Dave for any future home remodeling projects-big or small!

    "New Deck to Replace my Old Deck" . I bought an older house that had deck in very poor condition…sinking in some places due to bad footings, rotting joist, etc. I knew when I bought the house that I would building a new deck. I was in a situation where I was going to build a new deck and change the original layout. This deck was 15 feet off the ground and built over a day-light basement. The scope and size of my project required a city permit and approval. I hired Ogren Engineering to help with a structural design for a new cedar deck for my home. I worked directly with Scott Ogren, who took the time to explain some of the key structure aspects for the project I envisioned. Scott provided insight for the footings, materials, positioning, framing, drainage considerations, seismic requirements, etc. I walked away from the first visit with Scott feeling confident about the direction of my deck project. When Scott finished the engineering specs for the deck, his work was on time, The City approved the engineering plans, there were no surprises (just what I wanted). It is always great to work with a professional, who understood my needs. I had a excellent experience working with Scott Ogren.     We are in the process of remodeling our 1908 bungalow in Oakland, CA. The house has gone through various unfortunate design choices and shoddy workmanship. This (combined with the desire to insulate and rewire) has prompted us to perform more of a gut remodel. We had general ideas of what we wanted to accomplish with the project, but we had trouble synthesizing our ideas and updating the floor plan to make it more logical, especially in our kitchen (which is important because we love to cook). We turned to our friend Hiroki Abe for help and have no regrets. He has generated plans for the house, and performed a variety of design iterations, providing suggestions to maintain existing good features while coming up with great ideas to improve the difficult aspects of the house. He designs in revit, which allowed him to easily show us different views/angles from the interior of the home. This added perspective was very helpful compared to just a floor plan to help us understand how a space would look. Hiroki seems influenced by simple, clean designs (and his serious cooking skills!). His design for our bungalow has nicely blended appropriate modern touches but our goal to maintain the feel of the bungalow is intact. The design work has been hampered by our pace making decisions, but Hiroki has kept the process moving and in 3 months we now have a set of drawings that is a serious improvement on our original plans, and is ready for permitting and bidding work with our contractor. We will definitely keep Hiroki involved throughout the construction process. Please feel free to contact us for a reference if needed, or to look at our design.

      How do architects work?

      Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

      When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

      How do architects charge for their services?

      According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits.
