After waiting 10 years for redecorating inspiration to hit me, I let Enomoto Design be my inspiration. Tina Enomoto was easy to work with during the makeover of our living room, family room and kitchen. Asking us what we valued, what brought us joy, what we wanted to keep and discard helped us define our goals and gave Tina the starting point to the project. She knew how to ask us questions that drew us out and examine our home of 35 years. In both the large rooms we wanted to feature the colors in the natural stone fireplaces and Tina's creative use of color in wall paint and furnishings gave the "pop" that make visitors go "wow, I didn't realize how beautiful that fireplace was". The new arrangement of furnishings, blending old with new, created defined spaces for grandchildren at play, a quiet peaceful conversation area, a TV watching area, and a large space for family gatherings. She suggested repurposing furniture for the children's area that has made storage of toys easy for the children to take out and put away by themselves. Tina more than fulfilled her promise to us to give us a living space we can enjoy every day.

We hired Irene to staged a vacant home we had for sale off Cornelius Pass and Baseline. She did Living room, dining, kitchen accessories, back living room, master bedroom and accent pieces in 3 bathrooms. The staging tremendously helped the home sell. We actually had it on the market for a week before with no staging, poor feedback, so we added the staging with new photos and it was a night and day difference. The home sold that week. The only critique I would have is the furniture seemed a little oversized for the living room, but not by much, and all accessories came in groupings of two or three. Which I know nothing about as a regular person. Communication and setup were easy, she cleaned us after staging and destaging which was awesome. We bought and renovated a second home and hired Irene to stage immediately this time when we hit the market. Home sold in 3 days over list. Over 80 people through the open house. I would hire her again.

"I was fortunate to have had the opportunity to hire the Interior Design and Contracting services of Kathryn James of Bluevine Studio LLC. I had just purchased a 1949 unimproved ranch style home in need of full renovation on a tight timeline for my family to move in before school started. The first thing that struck me in working with Ms. James was her intuitive approach to learning about each of the intended occupants, how we live and entertain and translated this into style, budgets and priorities. I was impressed with her high level of organization and resourcefulness in sourcing materials and furnishings far beyond my expectations. She used both pointers and Houzz idea boards to help with easy style and furnishing selections. Ms. James made an otherwise stress-filled process a fun an engaging partnership with beautiful results. She is skilled at not only interior design but also project management and construction renovations needs. She provided creative floor plan alterations, color coordination, materials selection, furniture and room designs, purchasing, extremely tight budget management and selected sub contractors. As a result of the success in my personal home renovation I secured Ms James services for an additional three investment properties. Each project has been on time, on or below budget and beautify executed with ongoing returns. I highly recommend Ms. James for any design or construction project. I continue to refer Bluevine Studio and seek Ms James consulting ongoing."

My hour-long appointment with Marisa in my home went very well. She gave me great input about the decorating decisions I had made and was concerned about. She also had some really good additional suggestions - some of which we carried out during the appointment. She even helped me re-arrange my patio furnishings into a much better and welcoming layout! Michelle helped me out making my house a home. I'm a single mom on a budget with very little time to even think about design. I showed her what I love from a Pinterest board, gave her the budget and let her loose. She knew what to splurge on and what to save on. Andrea was a joy to work with from start to finish. she is unbelievably thorough and detail oriented as well as creative. she was able to create designs for our house that had our personality woven in, but went far beyond what we could have done ourselves. She was available to help with the smallest detail, from ordering fabric and answering my many questions. Her vision for our home was comprehensive and seamless. Although she often does huge hotel projects she gave our family home the same care and attention she would have given a CEO of a large hotel. She knows the industry inside and out and is able to guide the many contractors it takes to design a home. We recommend her without reservation!

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

 

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
  • 8 hours of staging an occupied home: $800.
    • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
