Shit! I got 5 different estimates for the work I needed done. One was $30,000. Subzero did the same job for less than half. Quickly and professionally I might add. He gave me a deadline and stuck too it. No one wanted the job done quicker than me, except Subzero! They were determined to stick to their schedule. If it meant coming a little early, they did it. And the units worked flawless. If I had a complaint, it would be because I went with someone else. Which I didn't. So no complaints. I don't even know if I should mention this part but Benny bled and serviced our boiler at no charge. He got it from 7psi up to 18, which our home inspector recommended. Everything is running top notch. Thank you Subzero!

Kevin built a custom shelf in an existing opening above a gas fireplace as the space would not accommodate our 50 inch TV. The results were much more than expected! We needed some trim work done to cover a settlement crack along a tray ceiling that I had not been able to repair. I posted the request on Thumbtack and got a few replies with hourly rates. I contacted a couple of the contractors because I wanted to get more than an hourly cost to do the work. I described the scope of the work to each contractor and said that I wanted to get a more concrete estimate. Joe Valentino of Valentino Construction and Design estimated the job would take about 3 hours to do. I agreed on the hourly rate, and I told him I would get the material and prime and paint the wood to be ready for him. We agreed on a date. Due to circumstances beyond our control that both Joe and I had, the work got delayed by about a month. Finally, a date was set. Joe said he would get the wood and prime it. I agreed. Joe and his helper showed up at the appointed time and got to work. They were meticulous in their work. Furniture was covered or moved and tarps were laid over the carpeting. Four hours later the work was done. Beautifully, I may add. The trim work was done and Joe had even given it a couple of coats of paint to finish it. Both my wife and I loved it. They cleaned up and vacuumed the carpets. Furniture was put back in place. I asked Joe what the cost would be. He told me that we had agreed to the three hours of labor and the cost of materials so that would be it. Fantastic I thought; a man of his word. I would highly recommend Valentino Construction and Design to anyone needing carpentry work. They are friendly, do great work and are reasonable with their pricing. I give them 5 stars!

We hired Damian to do some work on our house. He did an amazing job with all the electrical work. He put New out let's in and put a new electoral box in our basement. He also put up new cabinets and microwave up that we bought. He worked about 8-9 hours a day to get it done. It took him an extra day to get it done, he even pushed one of his jobs back to get it done. Damian give us a good estimate. We will be hiring him again to work on our house.

Did an excellent job on project. His estimate was exactly what he charged me. Slight delay of a couple weeks to start job, but was told his previous job ran longer than anticipated, not a big deal. Left some materials from job on my driveway (large pieces of metal) that he said he would come back and pickup a few days later. He never came back and I had to pay someone else to haul away. Overall excellent job and would recommend to others.

Your Family owned business was everything I had hoped for when I selected a general contractor. The attention to detail, professionalism and quality of workmanship is evident throughout. You covered up everything upon doing all work, and you cleaned up every day also placing everything to its proper place. You were on time every day and let me know how close you were to my home, so I and my dogs could go upstairs while you newly renovated my downstairs. A special thanks for picking up all the materials to complete my project. Especially the flooring, which you had to drive at least an hour out of your way to get. My Bellawood Flooring you put in is absolutely gorgeous, And my ceramic tile in my kitchen is flawless, as well as the painting and all the drywall/wallboard you replaced in my house. The plumbing in the kitchen is impeccable, as well as the repair you did in the bathroom. A special thanks in getting to know my 4 Boxer Dogs that were full of high energy, and being so patient with them and me as they would run down the steps like a herd of elephants out the door in the yard to go to the bathroom. I was very pleased with my experience with Mr. Gakos. He gave me a specific time when he would arrive to access the job and what it would require, not a '6-hour window' that you frequently encounter. Cassius and his partner were extremely professional. They came to my house not once, but twice before I had the carpet installed to do an estimate and to present me with carpet color options. On the day they came to complete the carpet installation on my interior steps, they were efficient, and completed the job in a timely fashion, and with great skill along with keen attention to details. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
