Minor roof leak causing a major problem. I entered info on Thumbtack and immediately got a list of prospective companies to repair. I started reviewing and saw that with Milliken Roofing, the owner himself would come provide an estimate! I reached Jason on the first call and he responded immediately! Very honest estimate. Work was scheduled and completed on time. No doubt, this is who I will call when I need a complete re-roof or a repair! I highly recommend Jason and Milliken Roofing! This guy is "handshake" honest and reliable! Bill in Brentwood

I called on Monday, met on Tuesday and work began on Wednesday. They finished by Friday (it was a separate garage roof replacement). Everything went well and the results look very good. Would recommend this company for any roofing issues you might have. To their credit when they were painting my gutters they inadvertently over sprayed parts of the garage wall. I mentioned it on Saturday and it was repainted by Sunday. Overall a positive experience.

I'm really happy with the service I got using Bunn's Roofing. I hired them to clean our home's gutters and flush the downspouts, and they came back out to finish the job on their weekend when they weren't able to finish the first day. I received five quoted prices, and Bunn's Roofing's price was the highest by a hair. I decided to go with them because they had all the licensing in place, were communicative and kind, and James's email correspondence was clear and error-free. Communication style greatly matters to me when picking a service, particularly one where strangers come to my home and climb around on the roof, and I felt we were in capable hands. I'd definitely use them again. Thanks so much!

We appreciated the honesty of Mr. Guyton. He came over within 24 hours of contacting him to look at our roof and informed us that the issue we had was caused by a leak. Obviously not something we wanted to hear, but he was also quick to tell us that it was a relatively easy fix and what it wasn't going to cost! Anytime you have to get a roofing estimate, you expect it to be expensive. Yes, the job cost more than we would have like, since we were hoping it was just the fascia coming off and it needing to be nailed back in, instead of the issue being caused by a leak. But we feel like the cost is extremely reasonable. We are very pleased with the work done and have discussed using him whenever it is time for a new roof.

Derrick was a pleasure to work with. His team completed a large job for me - tearing down all gutters, wood fascia, all old aluminum siding around the fascia, and replaced the fascia with new lumber, replaced shingles around the perimeter of the roof to establish the proper shingle overhang for the new drip edge, and installed brand new seamless gutters. He was fair on price, responsive at every step of the way, and honest. I would highly recommend for any job.

My experience with Romero's Roofing LLC was excellent. The workers were professional, friendly and knew how to do their job. Francisco Romero, the owner of the business, made certain the work was done the right way and in a timely manner. He was on location part of each day. He did not leave until he knew I was satisfied with the work done each day. In my opinion this is a five star business all the way.

As a landlord with a taste for upgraded finishes, I was challenged in picking a quality and reputable roofer as I live out of town. Ben was transparent, accommodating and answered all of my questions thoroughly and immediately. He directed me to a local store where I live to view the shingle selection. He quoted me a fair and extremely competitive price to replace my roof damaged by fallen trees from a storm. He was expedient in providing all of his business licensing information for verification. He sent photos and updates throughout the project as I was unable to be on-site. Additionally, he was instrumental in sending me photos of other areas of my home that sustained storm-damage and recommended contractors with whom he has personally worked with and vetted. His team finished my roof in one day and replaced two gutters, one unexpected, the following day. It doesn't hurt that he was also pleasant throughout the process and has a great sense of humor. In short, I would recommend Music Country Roofing without hesitation. After such a pleasant and streamlined experience, I would be pick Ben and his team of roofers again!

Genuine, Professional. Sam made us feel like his own friends!!! When I needed a roof inspection, Sam came out 2 days earlier than expected. He explained what he found and with his experience and knowledge, we were able to work with our insurance to replace the roof. His crew arrived early to start the job, and they were very friendly. They had to remove 2 layers of old roof and it was very hot out. Even so, they were able to finish the job the same day, with a good cleanup. We called Sam the next day about some materials left behind, and some stains on our siding from old roof debris falling on it. He sent someone the very next day to pick up materials and clean the stains. We appreciated that prompt customer service. We have already recommended him to neighbors and realtors that witnessed the great job Complete Roofing did!

I had hired Kyle of Cornerstone General Contractors to repair my roof and gutter that were damaged from a hail storm that happened during the summer months, also I had a leak inside one of the bathrooms from that storm also, he and his crew came early to do roof the next morning and finished in one day. They made sure every thing was picked up and cleaned like it was when they started. The crew that took care of the interior of the bathroom came the next day and started working on the ceiling and wall that was damaged. it took them two days for replacing wall board and ceiling area. After that they repainted the whole bathroom. He and his crew are a TRULY profressional in the work they do. I WOULD DEFINITELY hire them for any project that i would have in the future.

I live out of state from my house that I am preparing to sell. This makes it very difficult to choose trustworthy and experienced contractors. Chad was both. He was also very professional in sending me a detailed invoice via text with pictures of the work I needed done. I first spoke to him on Thursday and the job was completed on Monday. He also sent pictures of the finished work. I was impressed! By the way, his price was extremely reasonable and I would recommend him and his company, Skyview Builders, to anyone for their siding and roofing needs.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
