Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is the best sealer to use on concrete?

Because unsealed concrete is porous, it readily absorbs liquids, leading to unsightly stains and freeze-and-thaw cycle damage. For this reason, it’s important to seal concrete that will see spills or outdoor weather.

The best option for garage floors and other high-traffic areas is epoxy, which forms a hard and extremely durable surface on top of concrete. Epoxy, acrylic, and polishes are often used on indoor floors, while acrylic-resin sealers and reactive penetrating sealers are used on outdoor surfaces to repel water and salt. Locate a concrete contractor in your area to help find the best solution.

What do paving contractors do?

Paving contractors can be hired to install a concrete or asphalt driveway at your home, office or property. They can also repave an asphalt or concrete driveway that has been damaged by time, weather or heavy loads. When you are looking for a driveway contractor, request quotes from at least three professionals who are in good standing and have great customer reviews. They should do a site visit and write you a bid, detailing the work involved, materials needed, approximate length of the project and estimated cost.

The site for your new driveway will determine costs and the work required for your contractor. First, the ground must be excavated to lay a clear path. This means removing any trees, bushes and stumps. Next, the driveway contractor will grade the area, making a level surface for the concrete or asphalt. To ensure proper drainage, driveway contractors should install a sub-base of compacted gravel (or similar) 4 inches-8 inches deep, depending on your soil type. Then the concrete or asphalt may be poured and smoothed over the top. Your driveway contractor should recommend an appropriate sealant for your climate and advise you on curing time. How much does it cost to redo a concrete driveway?

Here are some examples of average costs:

  • The national average cost to hire a concrete specialist is $2,750, but that price can vary greatly depending on the work needed to repair and resurface your concrete driveway, the square footage of the project, current costs of concrete, and regional labor rates.
  • Driveway contractors average $2-$3 per square foot to smooth and resurface your asphalt driveway.
  • Resurfacing concrete driveways averages $3-$10 per square foot. Pricing can depend on repairs needed, project size and geographic location.
  • Nationally, the average cost for resurfacing a 500-square-foot driveway ranges from $2,000 to $5,000.
  • Sealant for a concrete drive can cost $20-$80 per gallon.
  • Sealant for an asphalt drive averages 25 cents per square foot.

Is it better to stain or paint concrete?

A concrete paint cover is typically opaque and covers up the color of the concrete. This means it provides significant protection to the concrete below. However, if it is improperly applied or subjected to heavy traffic, a painted concrete floor is likely to chip and peel.

Epoxy and staining are two types of concrete floor sealer. Epoxy is a more durable but often more expensive option than a concrete stain. Epoxy forms a protective layer, while concrete stain is more decorative and requires more maintenance. Because epoxy can be more expensive than concrete stain, it is best used in high-traffic areas or in applications where low maintenance is desired.

A concrete stain, on the other hand, is quick to apply and can show off the textures of the concrete, but it does not provide a high degree of protection for the concrete against spills, salt, water and other contaminants. Staining concrete generally requires a dust mop, a pH-neutral cleaner and water to clean, while epoxy can cause resin buildup that necessitates the use of special detergents.

What can concrete contractors do?

Concrete contractors can build foundations, structures, driveways, concrete storm drains, raise or level concrete patios and much more. They can handle every step of the process, starting with framing the mold that the concrete is poured into. They then cut, assemble and tie together the rebar, giving the concrete its tensile strength. Finally, they pour the concrete in, mixing and conditioning it to ensure it cures properly. They will also take steps to ensure that no air pockets are trapped within it.

What is the best finish for concrete floors?

The best finish for concrete floors depends on your personal taste. An acid stain is a bold, varied look with lots of texture and the potential for earthy tones and a natural stone appearance. A water-based stain might not last as long as an acid stain, but it gives you the choice of many different colors. Epoxy is great for high-traffic areas, kitchens, bathrooms, basements and garages. It provides a glossy, damage-resistant, non-slip coating on your concrete floors. To find out which finish is the best for your concrete floors, contact a concrete contractor near you.

Does a concrete contractor need to enter my home?

If the concrete job is 100% outdoors, a concrete contractor will not need to enter your home. However, certain jobs may require a professional to enter your home, including pouring a slab floor or laying a foundation for a fireplace or other heavy object.

If a contractor needs to see the inside of your home during the consultation, you can ask to video chat and share photos through email and text messages to reduce exposure. Put a plan in place as you talk to local concrete contractors.

Do concrete contractors offer remote or virtual services?

Concrete contractors must be present to pour concrete. If you come across a profile that states the concrete contractor is offering remote services, message the contractor to see what those services include.

In any case, contact local concrete contractors to ask whether they can perform the job under current guidelines. You can also discuss other strategies to stay safe, like virtual payments and video consultations.

How can I find out if a concrete contractor is considered an essential COVID-19 service provider?

In order to know if a concrete contractor is considered an essential COVID-19 service provider in your city or state, you’ll need to visit your city or state’s official government website.

Another helpful resource is CISA’s website, which includes a guide to Identifying Critical Infrastructure During COVID-19 that provides information on a national level. This guideline presents 16 categories of critical infrastructure sectors, which can help in determining whether concrete contractors are currently considered essential service providers. Some, but not all, jurisdictions follow CISA’s definitions of critical infrastructure.

What is the best flooring for dogs?

Waterproof or scratch-resistant flooring is typically the best flooring for dogs. This includes:

  • Vinyl: Vinyl may not add much to the value of your home, but it is resistant to scratching, stains, dents and accidents. Plus, it’s an affordable option.
  • Tile: Tile is generally water-resistant and scratch-proof, and more affordable than hardwood or stone.
  • Laminate: Laminate is not truly waterproof, but it is tough and often more scratch-resistant than other wood floorings.

Remember that solid hardwood is susceptible to damage, including dents, scratching, licking and accidents. But if you want to install wood floors, the best hardwood floors for dogs are typically made out of maple, Brazilian walnut or bamboo.

Horacio was great! He is such a nice and honest person. He poured concrete around our pool to expand out pool deck. He laid concrete extending our driveway and, best of all, he fixed and sealed concrete stain that was left a mess by a previous contractor for near to nothing in cost when he could have easily charged us much more knowing it had to be fixed. No games - very honesty. We did not know him before Thumbtack and now we have someone we will absolutely use again. He is a hard worker and does the job right ( as you would expect from any Marine) and he and his team did a wonderful job on every aspect of the job. Price was more than fair. Wish we would have hired him for the concrete stamping instead of other contractor (our mistake for sure). I have no problem writing low scoring reviews when the job is poor and calls for it. This review is my honest opinion and I can be hard to please. If you wish to hear more or ask questions, feel free to call 817-726-3739. Pics to follow. - The Pardues

This was definitely bad business! Oscar stopped by our home this afternoon and our conversation was extremely pleasant. We discussed a price for the small, concrete paver walkway project and Oscar suggested a price of $1200. I, then countered with $1000 for the project, however, we both agreed and decided to meet in the middle at a final price of $1100. We shook as gentlemen on the agreement, reiterated the negotiated price and scheduled the project to start up at 8 AM tomorrow morning (Feb 16,2022. Oscar even drew up a sketch for the project, contacted a worker of his from his cell phone and advised him that they had a project that would begin tomorrow as well!. I advised him to send me something formal from his company since I’d be paying in cash and he stated that his wife was the secretary and would do so by the end of the day. While Oscar was at my property, I also called the two other solicitors for the project and advised them that someone won the bid and that I had made my final selection on a contractor… and that their services would not be needed. Fours later, I received a text from Oscar’s wife stating that he will not do the project for the agreed-upon price, but is willing to do it if I agreed on paying $400 more than what we agreed upon! Oscar never called me himself to discuss the break in his agreement, but was satisfied with his wife/secretary only sending a text. The reason why I contacted Oscar was because of his good thumbtack rating! Not good business ethics sir!!!!

I've been through so many bad contractor experiences- it was really hard for me to start this project, with what I consider a lot of money at stake, and what it costs when you get a bad contractor. The cost in dollars, materials, aggravation, time, mess and stupid stuff you just learn to live with is usually the inevitable when you decide to hire out. I'm so pleased to say Mike set a new bar for exceptional! From the emails we shared before the in-person estimate to the final dust pan of clean up in the garbage, Mike exceeded all expectations. He knows installation from the perspective of a craftsman. It's not about just slapping it in there and covering the details with quarter round, extra grout, glue or shortcuts. Every detail is attended to and addressed. It is given the exact consideration as if it were to be installed in his house. He gave me the freedom of picking the materials, but gauged it against his resources. He gave me the confidence that I got a good material at a good price. It allowed me to flex my budget and spend the money where it counted- in the install. Anyone can put laminate and tile in, but very few can do it right. Right as in pay for it one time- not the second and third do-overs. When it came to the hidden costs of projects (not knowing WHAT is under that floor you have), he was fair and gave options. He does respect your budget. He's not the cheapest, not the most expensive, but he is the best outcome for your money. Everything is in writing and upfront. You will not have different people in and out of the project. The other big positive is that your project is the most important project. You are not postponed to finish up or start another project. This means the timeline- is the timeline. He (and his family) has been doing this long enough to accurately gauge how long things take, even with little stuff that comes up. I had some dips in my concrete that needed to be fixed, but they were fixed and still completed given the extra work. He will communicate before, during and after the project, stick to timelines and respect your house. He is cognizant that you are still there during the day or after work. You will be part of the process, but not responsible for reminding him of the little things. I waited almost 15 years to remove and replace the flooring in my house, to not only get the most of what was in there, but the dread of knowing this was not something I could do myself and I would need to bring someone in. It was worth the wait to have an entire house of new floors, laminate and tile. I just can't say enough about Mike's professionalism and craftsmanship. Although I've gotten all my flooring needs fixed, I'm really excited to be able to pass his name out to friends and family. I'm pleased to post a review for him and will be enjoying my new floors for many years to come.
