Performed required by City of Houston structural engineering services for my courtyard masonry wall restoration. I had to have engineering seals on my project blueprints before the Permitting Center would issue my building permit. Anne and Joey met ALL commitments: appointment times, deliverables, delivery times, etc. They advised me that I did NOT need two services costing about $1000 that other engineers told me I had to have (obviously, the other engineers were padding their own pockets). So, put Anne and Joey down as honest in addition to being competent structural engineers. In addition, Anne and Joey were 1/3 of the price quoted to me by "name brand" engineering companies. Besides performing competent engineering services, Anne and Joey are delightful people; they are so easy to work with. What a treat it was to meet them and chat with them about my project. I do not give praise lightly or easily so it is a real pleasure for me to provide genuine, positive praise to a small can do local engineering firm.

I worked twice with Ibby Sowell and Clark Mente on major remodels of my home. The architecture work was impeccable and creative. It has been some years and I still love what we did! Also, Ibby went above and beyond recommending cabinetry, paint colors, fixtures of all kinds, tile - really the whole finish out and often met me at the stores to give me her thoughts and hold my hand when all the selections seemed overwhelming. It came together beautifully and the process was fun and interesting. I can highly recommend this firm! Catherine Benouis, Family Law Attorney

Working with Jen is helping me to create the home I always wanted but couldn’t figure out how to do on my own. She is so talented and brings so many ideas to the table that I never would have imagined. When I first started working with her I had already begun decorating some rooms and was feeling stuck. She helped me bring out the best of those rooms with my existing furniture and accessories and added suggestions to make them even better. Next, we decided to create a design concept for the whole house, so that as I am ready, we are able to implement our ideas room by room. This has been super helpful! As we implement each room Jen works with me to create vision for the room and has helped me to implement something that is personal, unique and suited our needs. She also created a budget so we knew what to expect in terms of purchases. I highly recommend Jen and her work-she is one in a million! Robin Perlmutter

We are very glad we hired Mr. Libersat to design our new house. We had a general floor plan in mind and he designed a very unique, beautiful and functional house. He is very experienced, listened to our ideas, was always willing to meet at our house as many times as we needed to discuss and readjust the plans and had a very reasonable and established fee for his services. We highly recommend Mr. Libersat to anyone wanting to design a new home or for a remodel project.

Mark makes one feel very comfortable to work with. Re-designed a one story 1930's 800sf single family tear down into a modern design 2 story single family residence. Very detailed with his design. Design was a great success in that the finished product generated a $200K equity for the buyer. Would like to see Mark succeed with his unique and successful designs. His design is more of an art, very special and everlasting.

My wife and I are pleased to have the opportunity to give a very positive review of our association with Mathew Ostrowski. Mat worked with us for about 6 weeks during the summer of 2010. During this time we did a near tear down and repair/remodel of a 500sqft garage apartment. This required the construction of nonstandard spaces that were intuitive, functional and attractive. It was reviewed by the city council who concluded that it was “unobtrusive attractive and consistent with the architecture of the rest of the neighborhood.” I believe this was instrumental in obtaining their approval. Matt assisted us in all phases of this project, from holding up roof beams (he is fortunately tall) through to producing “back of an envelope” drawings that were invaluable in helping us, and the contractors work effectively though the process. Mat is appropriately assertive pleasant articulate and timely. He has a hands on (and no doubt professional) understanding the nature construction materials and their appropriate uses. And he has considerable architectural space design talent that I expect he has continued to develop. I have no doubt that he will make a very positive contribution to any work that he is involved with. Particularly his ability with team work, architecture, conceptualization of the finalized product, and hands on construction will be of of value to any project.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
