Ricky was fantastic. We called Dayton out to do a water heater flush, but Ricky ended up installing a water softener for us as well. Our water is extremely hard (which I knew), but I didn't know how bad it was...and our house is less than 2 years old. Ricky will be coming back out to do some additional plumbing/installation work for us next week. Very knowledgeable & professional.

We are very pleased with the look of our bathroom. Felipe was easy to work with and did his best to make sure we got the design we wanted. We received quotes from several contractor between $8,500 to $43,000. Felipe quote was not the lowest but in the range we thought was reasonable for our size bathroom. Our project had several set backs which were no ones fault: The tub filler we selected had a design flaw, which required some redesign. The sink drains didn't work the way we hoped and had to order replacements. The tub showed up with a crack and we had to order a replacement. Felipe worked with us through each issue and did his best to guide us to a solution. One of the great things about working with Filipe was the fact he knows some very good subcontractors. The company he recommended to do the show glass, did a great job at half the cost other companies quoted for the same work. Plus we got a lifetime warranty on the glass and workmanship. With every project there's always the 90/10 rule. 90% of the work is straight forward and fairly easy to complete. The rest of the work is more tedious and requires time. There were a couple of areas I thought the work could have been better: The pony wall tile was not cut straight and left ragged grout edges (picture). The retexturing could have been better if not rushed (picture). The caulking around the tub, particularly behind the tub was very poorly done. For the price, I really don't have anything to complain about. This was our first project hiring a contractor to do a project. We learned some important lessons. 1) Create a check list of work items. This will help make sure there are no disagreements on what is and isn't part of the contract. 2) Inspect the work regularly. It's only your fault if the works not done correctly. 3) Don't pay until the work is done to your satisfaction. 4) Get everything in writing including the warranty. I can't say enough how happy we are with the new bathroom. I have other property in Austin and I will use Felipe for future projects.

Ben installed a premium Rinnai tankless water heater. He responded within hours of my request for service and was on the job replacing my dead water tank within 18 hours. Considering I couldn't get any service for weeks from several plumbers, and another strung me out for a week promising "tomorrow . . . tomorrow " with no follow-up Ben was the complete opposite. He does as he promises and was on time. I should also add that his assistant was polite, bright, and personable. This was not a simple job. My old tank wouldn't drain without special effort. (And he took it away with him.) Using the existing vent hole (with a newer/bigger vent) would require (steep) roof walking. Gas pipe extension and working with poorly configured electrical would have driven most installers into excuses, delays and added costs. This project was done in a very long day; Ben wasn’t leaving without completing the job. And, with not a penny of added costs. Integrity is hard to find these days. After a long day sweating in my attic Ben took the time to show me how to clean out unusually difficult-to-remove faucet aerators blocking my water flow. This is the guy you want to hire for the jobs no one else will do.

David did an excellent job of diagnosing our problem over text. He was courteous inside our home, and after repairing our kitchen drain, he even went the extra mile by repairing a faulty disposal switch. If we ever need a master plumber again, we'll call David.

I had the pleasure of hiring Ryan to repair a clogged sewer drain. The day before he came the City of Austin came and stated that the problem was their responsibility and repaired it. When Ryan came he notified me that there was nothing for him to do and refunded me my deposit. He is a very pleasant, respectful and honest person to work with. I shall definitely hire him again and I highly recommend him.

We used Treaty Oak Plumbing to fix an issue with our kitchen sink not properly draining. The owner, Ben arrived at our house when he said he would, fixed the problem right away and was reasonably priced. We will definitely use Treaty Oak again for an upstairs bathroom remodel. I would really recommend them.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What are plumbers and what do they do?

Plumbers are skilled professionals who are trained to install and maintain pipes and systems for drinking water, sewage and drainage. They usually have trained through four- to five-year training programs, which include apprenticeships, via trade schools and community colleges. Plumbers’ areas of expertise typically go beyond pipes to include mathematics, blueprint reading, plumbing codes and water distribution. They handle plumbing emergencies, such as broken pipes or clogged drains, and install and maintain everything from a new piping system to a replacement faucet. Plumbers also know how to install bathtubs and showers, toilets, water heaters and dishwashers. Plumbers may work on residential or commercial sites, sometimes designing and laying out a pipe system during construction.

How do you find a good plumber?

Whether you need a plumber to perform drain repair, install a new fixture, or replace rusty pipes, you need to make sure you hire someone reliable who will finish your job on time and within budget. Start by asking the plumbers on your short list these questions:

    • What is the total cost? Make sure your estimate includes materials and labor. Find out whether the plumber will be providing the materials and whether you’re being charged an hourly rate (which is variable) or a flat fee.
    • Is removal and cleanup included in the job? Some plumbers leave behind old parts, while others include the cleanup in the cost.
    • Is the work guaranteed? Find out whether the work (as well as the parts or fixtures) are guaranteed under a warranty.
