I selected Blue Slate after interviewing 5 property management firms. When the tenant's lease expired, Blue Slate helped me sell the house. Adam and John were incredible every step of the way. And by the way, the house closed in 13 days from the tenant's move out, with no marketing until the tenant left the premises. I highly recommend Blue Slate for all your real estate needs.

Susan is excellent to work with! I needed property management for my father's place in the Dallas area. She met with my father and spoke with him regarding the entire process to make him at ease. Susan also provides a lot of information and is extremely responsive to communication. All the conversations I've had with Susan have been wonderful.

I have worked with Brian for many years at the bank. Although I have not had the need for property management services yet, when the time comes, my first call will be to Brian. He has managed hundreds of people within the banking environment and has always been well respected and resident expert of the many products and services available to customers. Similarly, when it comes to working with customers and their property management needs, I have no doubt he will provide you with the best service and product knowledge available to you. He will provide fast, efficient and most importantly, a knowledgeable and trusted resource for you to rely upon knowing you have a competent individual working for you.

Rick and his staff at Ellis Home Source did a tremendous job managing two multi-unit properties for me. They improved occupancy, cash flow, and then were very helpful in providing assistance when I sold the properties. I would highly recommend them to anyone in need of property management. Rick and his staff are reliable, trustworthy, and most importantly, good at what they do.

I wanted to post a real honest review of CW Sparks management co. I had a house rented and managed thru them and all I can say is they were very professional and honest and upfront with everything. The service I received was courteous, professional and timely, especially from Austin and Donald. I also had an unfortunate situation once with a terrible tenant who had to be evicted, and without CW Sparks's help it would have probably been an extremely difficult situation to get things sorted out. I have always had great service from everyone in the office and would definitely recommend property management thru them.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
