I had water damage in my house from the storm and I called several companies to get estimate on various repairs. I chose Silver Water Solutions because they were courteous and reasonable. Little did I know that their work was impeccable as well. I have used Silver Water again since then to replace old pipes and true to form they did a great job. That guys Mark is very polite, knowledgeable and honest which was (his honesty) a breath of fresh air.

We gave Isaac Delcid a rather huge job to do, painting the interior of our new home. We had him do colors, borders, special requests, things that only a professional painter could handle and he pulled it off beautifully. The finished job looks absolutely perfect, I couldn't be more pleased! He did it in a very timely manner too, it didn't take long at all, which we greatly appreciated because we were very anxious to get moved into our new home. I plan on hiring him again to do some exterior painting, which I would never do unless I was thoroughly pleased with the overall job, cost, and professionalism.

More than likely, Guillaume Gourault will be over-qualified for almost ANY household repair job you can come up with. He is a Civil Engineer in his native France, and he loves to problem solve and repair things. We brought him to repair 2 pocket doors. He had to re-build 1 part that was no longer available, and for the first time in 3 years, both doors work great! He also lubed and performed preventive maintenance on 6 other doors, at no additional cost, and adjusted our front door handle mechanism. He arrives on time (or slightly before) and is delightful to work with. We will bring him back for other projects in the future.

I hardly ever write reviews or give 5 stars. I must say Prisciliano came out promptly, and gave me a very reasonable estimate. He actually climbed on the roof and took the dimensions unlike the others guys. The price of the roofing materials were spot on. He and his crew came out on time and finished the job in 2 days as promised. He was on time and was very responsive via txt. Highly recommended and will use again. Great guy and crew, very easy to deal with. No surprises, or switch baiting on price.

Perfect experience with Tell Projects. Worst experience with one of their contractors. 1st let me say that I give 5 stars to Tell Projects for my sunroom renovation. Everything went perfect from the estimate to the final project. I also wanted my bathroom renovated and decided to use Tell Project's contractor Luis Moreno. He told me he could do the renovation for cheaper than the estimate I was given by Tell Projects (HE LIED), after he started the bathroom renovation EVERYTHING was considered "extra" and this is where the DISASTER started. I had to not only purchase the glass shower door, vanity, and the closet door on my own, but he also asked for more money because he claimed he spent alot of money on the tile "he insisted on picking the tile for the shower". He used kitchen plumbing under my vanity sink (leaked after 1st day), his "father in law" installed my shower faucet backwards ( I now get burned when I turn the water off), AND all of my tools are missing because they kept using my tools and never returned them. I knew this was a disaster when I walked in and saw the person installing the shower door watching a YOUTUBE video on how to install it. In the end, I had to hire a plumber to install the plumbing under my sink, a shower door specialist to re-install the shower door so that it closes properly, and apply silicon for the leaks around the shower door. DO NOT use LUIS MORENO for any projects! He never finished my bathroom and took my money without finishing the job. I have nothing but good words for Tell Projects. But don't use their contractor Luis Moreno. You will be sorry!

Osman Torris did a great job. He was punctual and worked to a satisfactory level. He construct a separation wall and built restroom walls in my building. The price was very reasonable and I would hire him again if I ever have to. Even after completing work ,he spares time to complete formalities related to job like city's requirements for inspection. He is reliable person and I admire his quality. Wish him to grow at higher level and cherish.

Great craftsmanship, value, and professional crew! Jack and crew were extremely detailed with the facelift of my deck and railing. As the crew began tearing down the deck they spotted a set of stairs that needed to be completely replaced due to them being unsafe. They went ahead and fixed it at an extra cost - no big deal. Glad they brought that to our attention. Once they got through that small hurdle all the rest came along as it should. The project went over by a couple days due to that set of stairs needing replacement entirely. The cost of construction, you never know what’s beneath until you begin to strip things apart. I’ll rehire them again for future projects due to their promise to quality work within a reasonable cost as well. You won’t regret working with them. 5 Star Team!

Gave a real quote for the whole job... Not an hourly rate or a pitch to come over for an estimate... really appreciate that a lot! Arrived on time (early actually). Big plus! Very friendly and professional. The job wound up being a bit more complicated than I anticipated... required a trip to the hardware store and a second visit to compete the job. Did the extra work for a very reasonable extra cost. Loved Bella! (the dog) Highly recommend without hesitation!!!

I am more than pleased with the master bathroom remodel that Twelve/12 created for me. The two owners of the company, Oliver and Jeremy, are a dynamic duo who successfully guided the project from planning to completion. Oliver met with me several times at the planning stage to to determine exactly what my vision was. His knowledge, patience, and understanding helped us create a workable plan within my budget that included all the features I wanted plus some touches that I hadn't even thought of. Then Jeremy took charge of the construction and brought the plan to life. He is a perfectionist and ensured that every detail of the work was done to the highest standards. We established a project schedule and they stuck to it. On the day that the countertop crew was in my driveway, cutting the quartz to fit, it began raining heavily. Rather than lose a day, Jeremy made a quick run to Walmart, purchased a canopy, erected it on the driveway to protect them and their saws and the work continued. The beauty and functionality of the final product exceeded my expectations and the project cost was very reasonable for the quality of the work. I highly recommend them for any remodeling project you may be considering.

We hired them for our commercial kitchen renovation. We were extremely impressed with the quality of the finished product they delivered to us. It is comforting to have them as a resource for our future construction projects as we used to dread having to bid jobs and deal with contractors. Working with Lightning has given us a new perspective in how we tackle new projects, set new standards as to our expectations, and going forward, Lightning will be our go to partner in any and all of our construction needs.

These guys are top notch! We're at the tail end of a 7 month renovation/addition project and have met a number of contractors during the process. Many companies and subs leave a lot to be desired but GPJ is a breath of fresh air at a time when Houston really needs it. We were very behind schedule and needed help with several projects (tile/trim/closets/etc) so they brought the manpower and expertise to get it done quickly. Any changes or concerns we had were quickly addressed and they have worked tirelessly to make sure we are completely satisfied. The whole company goes above and beyond from their estimators and supervisors to the guys performing the work. Their pricing is very competitive so overall value can't be beat. I'm happy we found them and look forward to the next project. Thanks again fellas!

It is a rare experience indeed when you're genuinely happy working with a contractor. I recently had a new roof installed and needed to get some fascia boards replaced. Big Tyme Construction (Cory) came out to assess the work needed. He sent me a written estimate the next day. Big Tyme crew showed up the next rain-free day. I was very impressed and appreciative of the care they took working around my brand new shingles. Truth be told, the fascia board work should've been done before the roof install but that didn't deter Big Tyme crew from getting the job done to my satisfaction. They went above and beyond to make sure I was taken care of. I highly recommend BigTyme Construction.

Marco did everything that we had asked him to do--he even took care of a loose board on our front fence without cost. He isn't inexpensive--his services tend to run average price for fence building and repairs--but his quality more than makes up for that slight price increase. Recommended! :)

Andrew and his crew we so pleasant to work to. Got the job done in speedy time and took the care to do it well! We are so thrilled without bathroom remodel! They even had an issue in the job with a broken pipe and were quick to fix it with minimal additional cost. We will be using again in the future! See photos, replaced two bottom rows of shower tiles after rebuilding the shower pan, then installed new shower floor and area floor in bathroom. I couldn’t find exact matching tile but liked this tile better so once we save up we will be replacing it with Andrew as well!

We were grateful for David's expertise! He was helpful in answering any question and provided us with straightforward and cost saving solutions. David was very gracious with our "out of left field" requests for additional construction and completed each one. We enjoyed having David in our home. We recommend him highly and will not hesitate to hire him again!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.

Hire skilled professionals for absolutely everything.
