I have worked with Susan for nine years we have done approximately 15 real estate transactions together I have never been disappointed in the results of a sale nor has she ever failed to find the home I wanted to buy. If I was looking for property in McKinney, Frisco, Weatherford or any place in between Susan Wilson would be my choice of realtors. She is a true experienced professional. I would trust all of my real estate dealings to Susan.

Four years ago, my husband and I listed our home in Prosper with Pam since we already knew of her stellar reputation as a realtor. She managed to sell our home rather quickly in a slow seller's market. She is one of the hardest working realtors out there and we take great pleasure in being able to recommend her for all your real estate needs.

I strongly recommend Sharon Hodnett as a listing or buyer's agent! I have known Sharon since May of 2007. At the time, I had a $2 million Southlake home for sale that had been on the market for a year with another agent. During that time we did not even receive one offer. We signed with Sharon and she brought us two great offers within 29 days! We did not lower the price or change anything about the home - we just changed the listing agent. Sharon does more advertising than any agent I have ever worked with - our showings increase dramatically with Sharon - and we sold our home at the price we wanted. In June, 2007, I recommended Sharon to a friend who had a $480,000 townhouse in Irving that she had to sell. The market had started to turn and there was a lot of inventory at the time. Used townhomes are difficult to sell even in a good market. My friend lived in a unit with four units and two of them had been on the market for almost a year. Sharon suggested that Melanie get an appraisal, which she did. The unit was underwater, so Melanie had to price it above the appraised price. Sharon sold it in ten days - above the appraised value! In 2009 I recommend Sharon to a former neighbor whose $1+ million Southlake home had been on the market for over a year. Sharon sold it, but I don't remember the details. I know that Suzy was very pleased with Sharon, as they had already moved to Pennsylvania and they had two mortgages until Sharon was able to sell the house. In 2011, we had a rental property that needed tenants. Sharon listed it and we had a signed lease (for full asking price) in less than a week. In 2013 Sharon listed that house for us. We had a great offer within a few weeks. It did not appraise at the agreed-to price, so we put it back on the market. The original buyers came back with a different lender who gave them a higher appraised value, but not as much as we wanted. Sharon negotiated a deal that had the buyers making all requested repairs themselves so that we were happy with the offer and the house sold. In December of 2012 my daughter had a $200,000 townhome in Irving. The market was not good, Irving was saturated with new and used townhouse in that price range and it was the holidays. There were several units in her community for sale. Sarah priced her unit at the highest cost per square foot of any that had sold in her community. Sharon got her a contract at asking price before Christmas! In October of 2012 Sharon was working with my daughter and son-in-law to find a new home in Carroll Schools. She took them to a house the first day it was on the market. There were three competing offers the first day. Sharon stayed in touch with the listing realtor and advised Sarah and James on what elements of the offer were most important (closing date, financing, etc.). After a very tense day, Sharon delivered the news that the house was theirs! In July of 2013 Sharon listed our $1.2 million Southlake home. We had an offer from the first people who viewed the home (less than two weeks). We did not accept the offer, but did receive an offer that we accepted in August. In September of 2014 Sharon listed a house for us that we had owned for one year. We listed it for over $100,000 more than we had paid for it. It was a challenge, for sure, but we knew that if anyone could get top-dollar for our house it was Sharon. It sold quickly (two to three weeks) to an investor from China. We closed on it in October. Sharon is a real pro, whether she is helping you find a home or marketing your home for you. She works harder than anyone I have ever know! From early in the morning until late at night Sharon responds to emails, calls and texts. She is the best realtor we have EVER had (in five states). She is very good about following-up with realtors of buyers who have viewed your home and giving fast and thorough feedback to her clients. Sharon doesn't just list a home and wait for another realtor to sell it. She has established great relationships with other realtors and stays in contact with everyone who has shown an interest in any of her properties. When she lists a property she takes it on as her own. She is also a great negotiator, which is one of the most critical factors in selecting a realtor. I guarantee that you will not be sorry if you list your home with Sharon Hodnett! Anne Franklin

Jane made our homebuying experience in Plano a breeze. She set up appointments, was always on time, helped with our offer, and, of course, the contract. She followed up with the seller as necessary to be sure all inspection points were cleared. Her detailed analysis of the market price was over the top. The house was not yet on the market, and she strongly suggested we offer the asking price because, as she said, "if it goes to an open house, the offers will be way over the asking price." It was great advice. It was a pleasure working with her. Jim and Ann

Christi was great! She had a daunting task trying to sell my home and I was very demanding in several aspects. She accomplished EVERYTHING I requested and my house sold far more quickly than I had anticipated. If you just need a regular realtor, go anywhere you want. But, if you need someone who will find out what you want and need and tailor things to meet that, go to Christi. She was the best realtor I have ever worked with.

Dedicated, knowledgable, and professional. I thought selling my house would be extremely stressful, yet Daiana made it so easy! She went above and beyond to get it sold. She hosted 4 open houses on opening week, doorknocked my ENTIRE neighborhood, was always prompt to reply and kept us informed at all times, and got my home sold in less than 2 weeks! Plus, she helped us find our next home. When the time comes, she will be the realtor to sell our new home and get us into the next one. I recommend x100000!!!

Julie was the best ever!! I had a not so good realtor before her so I was a little hesitant at first. But not only did she meet all of my expectations but she exceeded them!! I LOVE her! So organized, prompt, and cares just as much about my purchase as I did! I wish I could buy another house just so I can have her as a realtor again!!

We were relocating from out of state to the North Dallas area and did not know a thing about where to live. We were wanting to find a good neighborhood for our children with excellent schools, as well as being close to my husbands work and the airport. Doug Shanahan helped us find the perfect town and neighborhood for our family (Flower Mound TX) He listened to my exact wants and needs (and there were a lot!), and went above and beyond to show us homes. He would even face-time me to show me houses if I could not be there in person to look at it. The level of service and commitment did not stop after we bought the house either. After we moved in, he and his wife Lauren have given us many referrals for contractors, landscapers, pediatricians and even babysitters. They have invited us out to meet some of the people that live in our area and have checked in on us many times. I would recommend Doug Shanahan to anyone looking for a realtor that is knowledgeable, reliable, honest and thorough. I will definitely use him again when we need him!

Moving to a new city and buying a house is not easy but Nitin made it like walk in park for us. One of the most informed realtor a person can ask for. He spent endless hours to listen to our need and provided best suited options to us and helped us through out the process (like finding right mortgage company, finding handyman, finding right home owners insurance company etc etc..) his years of experience can really be an asset for anyone who is in the market for a house. A big Thanks to him for making house a reality for me and my family.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

  • Represent clients who are looking to buy, sell and rent properties.
  • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
  • Determine competitive market prices by comparing properties.
  • Create and publicize lists of properties for sale, including details such as location and features.
  • Market properties through advertisements, open houses and listing services.
  • Show prospective buyers or renters properties.
  • Present purchase offers to sellers for consideration.
  • Mediate negotiations between buyer and seller.
  • Ensure that all terms of purchase contracts are met.
  • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

  • Home inspection: $200-$350 or more, depending on region.
  • Home appraisal: $250-$400 or more, depending on region.
  • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
  • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
