Christine, Thank you so much for staging our home in Ft. Worth. Our son moved out and we put the house up for sale, however with nothing in the home it was extremely austere. Every flaw and imperfection seemed to glare at us when walking through. You suggested using minimal items in the staging and what a tremendous difference it made. Thank you for this sugestion because the cost savings was really appreciated. We feel your creative staging was instrumental in the sale of the home. Gwen felt you were most accommodating and a joy to work with. Your are welcome to use Gwen and me as references to future clients. Thank you again John & Gwen Wilson

My family had an unexpected emergency and we needed our home clean late in the evening for family and friends to visit after a death. Not only did they come and clean, once they knew what the situation was. They bought dinner.

Great Work!! Very knowledgeable. I love her work :) I first posted the house for 3 weeks & had few showings. My realtor suggest to stage it so I found Hagit. She came look at the house & we agreed on the price which it was very reasonable & that was it. I left everything for her. We had 10 showings the 1st week. Her staging made a big difference. I strongly recommend her & will refer her to the other investors :)

James was great! He took out our old home entry light fixture and installed a new fixture for us. He was quick, very professional and had the best price out there. Will definitely be using him again for future projects.

Cheryl has been just perfection throughout the whole process of staging our home. There were no surprises or hiccups at any point, and the finished product was exactly what I was hoping for! She also had some great pointers and advice from her years of experience with staging and open houses that I found invaluable. I'm very much looking forward to working with her and her team on future projects!

I heard about Derek after attending a function at a friend's newly constructed home. While the home itself wasn't my style, much more traditional that I prefer, there was something about the feel that I loved. I had Derek bid on our project and decided to hire him for our 100-year factory conversion. I made the best choice possible. Our house is exactly what we wanted but had a hard time expressing. Modern, Industrial and somehow warm and inviting all at the same time. Derek's professionalism, attention to detail, and design aesthetic really place him above the rest. I've seen some of his other work and while totally diverse in style he captures a quality that really makes it feel like home. Our home actually feels and looks like we designed it ourselves... if we actually had style and impeccable taste! If you want the job done right, you will be enthralled with what Derek can and does create. Worth every penny we spent.

Beyond a Master of the craft. As a Realtor I rely on certain Vendors and Business Partners to create Magic - 717 Couture Creative does this better than anyone - and is exceptionally reasonable in cost which is an added plus. They have helped me stage NUMEROUS properties that were not getting showings and within DAYS, were under contract and selling for higher than expected prices. I had been so please with the help on my Listings that I have now used them on my personal home and the difference is stunning!

If you are looking for a truly professional approach to your staging needs, Barb Wenzel is top notch. We selected Barb because her hourly quote best suited our needs at this stage of our house marketing strategy and additional reviews. We were not disappointed. Barb came to the house and discussed the potential of our project pursuant to our listing timeline and worked to do a preliminary staging with recommendations for finalizing the job when it came time to list the home. She will return to put the final touches on the project when we do our photography. Barb is not only competent but has excellent people skills and is very easy to work with. I wouldn't hesitate to use her again. Hire her if you need effective staging for your home or design consultation.

Heather has helped me over the years accomplish many design projects. She is super responsive, creative, and listens to the client with an open mind. Because of this, she has helped me create living spaces that reflect my personality, style preferences, and budget that bring me joy and happiness every day. Within the past year, she helped me stage my former home for sale as well as help design the interior of my new home. Because I was moving to a smaller home, she helped me choose the pieces to take, helped me sell or replace new pieces that fit my new home better. I live in a planned community with a set number of floor plans to choose from, so making the home look unique and different is not always easy. However, Heather helped me choose tile, carpet, paint colors, fixtures, and when the builder didn't offer what I wanted, she helped me find it from wall paper to light fixtures. When people from my neighborhood come into my house, they always say "Wow, your home is really beautiful. I've never seen anything like this in this neighborhood." Not only do I love my house, others appreciate what she has accomplished as well. On the day I moved into my new home, I had to leave for a business trip. I handed her the keys to my new house and she not only managed the move for me, when I came home from the trip she had the furniture placed, pictures and draperies hung, and then helped me unpack the boxes! It was a dream move and I've loved all her choices. Heather has a vast network of reliable and affordable contractors. She is actively involved and manages her projects every day. She is responsive, open minded, and reliable while also bringing her creative ideas to the project. I believe you cannot find a better designer in Texas!

Gathering Wool

I’ve had the pleasure to work with Gathering Wool on two different listings, and will definitely hire again!! I am so happy to have found them, the style of the furniture and decor they use is unlike any other staging company in DFW- modern, cool, and very detailed. I haven’t found any other stagers that use such amazing pieces, I love their style! They completely transformed the homes they staged for me, and they are really nice people! The first project I partnered with them on had been a flip, already on the market for months with another agent, and not selling! I came in as the listing agent and partnered with Gathering Wool. As a result of a few design changes we collaborated on, such as paint and tile, and their modern staging, the house was featured on the Candy’s Dirt blog and sold quickly for full asking price. For my next listing I knew I had to use them again. For that property the buyers connected with the home so much that they decided to make an offer for the property… and all of the furnishings! Gathering Wool is my new secret weapon for turning my listings into inspirational spaces that buyers have amazing emotional responses to! There is a major cool factor. They do so much more within a space compared to other staging companies I’ve worked with, beautiful rugs, plants, art, etc. The fact that they are super professional and kind is just a bonus. I would never hire another staging company!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

    • 2-hour consultation: $200, includes DIY tips and guidance.
    • 1- to 2-hour consultation and design session: $250, including written report.
      • Additional design consulting: $65 per hour.
    • 8 hours of staging an occupied home: $800.
      • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
    • Starting price for staging a vacant home could be $2,200.
    • A home stager may charge 1 percent of the home’s selling price.
