Gemma is great! Quick to respond to my posting, she reached out to me and we met the same day. She is very informed, priced well, and open to suggestions. Gemma has a great eye for style and what the camera sees. As we all know, pictures sell houses. If you don't draw them in with good photos you might not get them in at all! I was concerned with a company named Modern Design she might specialize in just the contemporary style, but that is not the case. She staged our 1987 Victorian home in rural Benbrook beautifully. We've had tons of foot traffic and nothing but positive feedback. Go with Gemma, you won't be disappointed!

Sherine has been an incredible interior designer. Throughout the process, Sherine was creative, patient, communicative and very helpful in describing how individual pieces, colors and themes fit together in each room that she designed/decorated. Additionally, Sherine took the time to provide a walk-through, then put together boards on a personalized client page so I could see the project development along the way. I had to work on a very specific budget, and Sherine updated me with ways to save and where to spend to really bring the rooms together. I had some pieces of furniture that I had wanted to keep and she Sherine worked to keep them all and make them fit very naturally into the broader design. She was always straightforward about how costs were developing and laid out a very clear pricing for her services at the beginning, which absolutely contributed to staying within budget. In truth, this was a larger undertaking than I had originally anticipated; I had a sense of styles that I enjoyed from looking at other places, but I had not taken into account how that would change when applied to the dimensions and colors (walls/floor) in my home. I had to learn what styles I liked and disliked along the way and Sherine worked with me to find pieces, colors and themes that all tied together as I wanted. Sherine also has a specific specialty in lighting, both selection of creative fixtures/pieces and how to optimally bring out colors and light areas of the house, which really helped bring some of the darker corners to life. Ultimately, I had a wonderful experience and would highly recommend Sherine to anyone! Ultimately, Sherine offers a hybrid of an in-person design consultant and internet-based development platform. Given my schedule and access, this was a perfect way to maintain a personal touch and see who I was working with, but keep the process moving along via email, text and image boards on my client page within her website (truly a seamless process). We're currently in the process of installation and I'll load some images for review to follow.

I have used Kimberly for several interior projects. She did my kitchen 12 years ago, a new addition 6 years ago with a master bath & last year my living room & dining room. Kimberly is fantastic. She isn't like other designers I have talked with who tell you how your home should look, one style of design and show you very expensive pieces. She really works with you to understand your vision, your budget and your lifestyle. She understood that I had to keep a couple of family pieces and she incorporated into the design beautifully. She really gives you the highest quality design with I think the highest value. She is going to redo my hall bath this summer and then next year she is my first call with a pending kitchen update. Hiring Kimberly to manage your project ends up saving you money and a lot of headaches. She really takes the stress out of your project. Every project she has done for me has been exactly what I hoped it would be.

Upon getting married and moving out of state, Elena was the second realtor my new husband and I hired to sell my condo. The first agent did not seem to understand the market nor have a plan, other than open houses. Elena was initially interviewed to get her thoughts on staging. She had a clear vision on how she would stage, market, and SELL my condo! Once we met her in person, we were on board. She was engaged, helped us determine what needed to be updated, and took the lead to manage vendors onsite since we were in California. She took the time to keep us updated on each step of the process, answer all of our questions, listen to our thoughts and concerns, and shared results and feedback. Jennifer is extremely personable which makes her easy to work with. She designed the interior for my Belize vacation home and is extremely creative. She considered the beach location when coming up with color schemes and this went a long way to set the ambience for our home. She also thought of all of the important details - night stands have to be the right height to match the bed, dresser has to be the correct width to line up with the wall mounted TV that it is under. Things that I would have never thought of. I cant recommend her more highly.

Heather has helped me over the years accomplish many design projects. She is super responsive, creative, and listens to the client with an open mind. Because of this, she has helped me create living spaces that reflect my personality, style preferences, and budget that bring me joy and happiness every day. Within the past year, she helped me stage my former home for sale as well as help design the interior of my new home. Because I was moving to a smaller home, she helped me choose the pieces to take, helped me sell or replace new pieces that fit my new home better. I live in a planned community with a set number of floor plans to choose from, so making the home look unique and different is not always easy. However, Heather helped me choose tile, carpet, paint colors, fixtures, and when the builder didn't offer what I wanted, she helped me find it from wall paper to light fixtures. When people from my neighborhood come into my house, they always say "Wow, your home is really beautiful. I've never seen anything like this in this neighborhood." Not only do I love my house, others appreciate what she has accomplished as well. On the day I moved into my new home, I had to leave for a business trip. I handed her the keys to my new house and she not only managed the move for me, when I came home from the trip she had the furniture placed, pictures and draperies hung, and then helped me unpack the boxes! What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

 

What do interior designers do?

Interior designers do much more than pick complementary paint colors and choose matching furniture — although those tasks are important parts of the job. Unlike decorators, interior designers usually have an associate of science degree or certificate of achievement in interior design from an accredited program. They’re trained in drafting, lighting and computer aided design (CAD), and are experts in room-specific design and residential space planning. Interior designers use these skills to plan and design safe, highly functional and beautiful interior spaces, from kitchens and bathrooms to family rooms and bedrooms. They determine space requirements, work within building codes and inspection regulations, and meet accessibility standards. An interior designer’s day-to-day job includes creative and technical tasks, both of which often require great communication skills:

  • Creating model rooms and visuals using design software.
  • Researching different textiles, materials, finishes, lighting and furniture.
  • Hiring suppliers, vendors, and contractors.
  • Estimating costs and making bids on potential jobs.

How do you find a good interior designer?

For many homeowners, the difference between a good interior designer and a bad one is simply a matter of taste — but all good designers have similar skill sets. Interior designers usually have a degree or certificate in interior design, with training in design principles and lighting, drafting, and computer aided design (CAD) software. Good interior designers have strong color balancing skills and understand how different colors influence spatial perception and moods. How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
  • 8 hours of staging an occupied home: $800.
    • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
  • Starting price for staging a vacant home could be $2,200.
  • A home stager may charge 1 percent of the home’s selling price.

How do you choose an interior designer?

Choosing an interior designer is all about finding one whose signature style fits well with your tastes and who can work within your budget. To choose the right professional for your interior design project, ask yourself these five questions:

  • What is your signature style? Good interior designers can both describe their personal aesthetic and demonstrate their signature style through their portfolios. Make sure it appeals to you.
  • How will you make sure the design fits my lifestyle? Good designers understand that the interior design must improve a homeowner’s experience in their home and fit into their lifestyle; for example, a white suede sofa is a poor choice for a family with large dogs and small children.
