I had water damage in my house from the storm and I called several companies to get estimate on various repairs. I chose Silver Water Solutions because they were courteous and reasonable. Little did I know that their work was impeccable as well. I have used Silver Water again since then to replace old pipes and true to form they did a great job. That guys Mark is very polite, knowledgeable and honest which was (his honesty) a breath of fresh air.

Hiring A&J was an excellent decision! Great company for an excellent value and very professional. The owner is responsive and dependable. We are on a half acre lot and the price was unbeatable. Once they got started I asked for them to do several other small jobs (such as killing weeds, removing weeds, clearing the grass on our easement, etc.) and they had no problem adding more work to the add with minimal cost. Not only would I hire them again, I continue to utilize their services on a bi-weekly basis! Keep up the great work A&J!

I chose to work with Reign Home Innovations and I am extremely happy with the final results. I had a 60" tv mounted in my bedroom, along with mounting a new 50" tv to my brick fire place. Michael came out two weeks ago for a consultation and walked me through the process step by step and told me exactly what he would be doing and how much everything would cost. We made an appointment for the install and Michael and Gene came out and completed the installs for me. I purchased the tv and a sound bar through Michael and he was very knowledgeable about the brands and offered these items at a fair price, along with a warranty. The guys were very friendly and cleaned up before they left. I will definitely be reaching out to Reign Home Innovations for future audio/video additions to my home. These guys are a class act and know what they are doing. Highly recommended!

We gave Isaac Delcid a rather huge job to do, painting the interior of our new home. We had him do colors, borders, special requests, things that only a professional painter could handle and he pulled it off beautifully. The finished job looks absolutely perfect, I couldn't be more pleased! He did it in a very timely manner too, it didn't take long at all, which we greatly appreciated because we were very anxious to get moved into our new home. I plan on hiring him again to do some exterior painting, which I would never do unless I was thoroughly pleased with the overall job, cost, and professionalism.

We called Lone Star Pro Services for a free carpet cleaning estimate they offered $0.34 cents per square foot since we had some really bad pet odor (we are a proud owners of a spoiled Beagle) and high traffic areas, the technician measured everything the total came out just under $160 they also gave us a new customer discount of 10% and we was quite impressed with the cleaning and professionally of this family owned business. They really care about what they do. Carpet looks great, my wife is happy..and as people say..Happy Wife-Happy Life !!!!

Perfect experience with Tell Projects. Worst experience with one of their contractors. 1st let me say that I give 5 stars to Tell Projects for my sunroom renovation. Everything went perfect from the estimate to the final project. I also wanted my bathroom renovated and decided to use Tell Project's contractor Luis Moreno. He told me he could do the renovation for cheaper than the estimate I was given by Tell Projects (HE LIED), after he started the bathroom renovation EVERYTHING was considered "extra" and this is where the DISASTER started. I had to not only purchase the glass shower door, vanity, and the closet door on my own, but he also asked for more money because he claimed he spent alot of money on the tile "he insisted on picking the tile for the shower". He used kitchen plumbing under my vanity sink (leaked after 1st day), his "father in law" installed my shower faucet backwards ( I now get burned when I turn the water off), AND all of my tools are missing because they kept using my tools and never returned them. I knew this was a disaster when I walked in and saw the person installing the shower door watching a YOUTUBE video on how to install it. In the end, I had to hire a plumber to install the plumbing under my sink, a shower door specialist to re-install the shower door so that it closes properly, and apply silicon for the leaks around the shower door. DO NOT use LUIS MORENO for any projects! He never finished my bathroom and took my money without finishing the job. I have nothing but good words for Tell Projects. But don't use their contractor Luis Moreno. You will be sorry!

Stan was professional, courteous, and perfect for the job. He completed the work in one day despite my old house’s issues. I needed a plywood subfloor replaced and a few floor joists repaired. He repaired the joists and replaced the subfloor as expected. The new subfloor is better than the original! He did not over bid the project or charge extra for the floor joist fix-- just the cost of the extra wood for the joists as stated in his bid. Nor did he inflate the cost of the extra wood. Excellent is the best word to describe Stan Prunty.

We had a flood in our kitchen around midnight and needed someone that will show up ASAP. I called Right Choice Restoration, and they were at my house within 20 minutes. Their foreman, Adam, drained all the water and provided a free estimate to fix up my house! The cost to fix my house was affordable, and they fixed the pipe and the walls! I would recommend Right Choice Restoration to everyone. Great service and communication along the way.

Great craftsmanship, value, and professional crew! Jack and crew were extremely detailed with the facelift of my deck and railing. As the crew began tearing down the deck they spotted a set of stairs that needed to be completely replaced due to them being unsafe. They went ahead and fixed it at an extra cost - no big deal. Glad they brought that to our attention. Once they got through that small hurdle all the rest came along as it should. The project went over by a couple days due to that set of stairs needing replacement entirely. The cost of construction, you never know what’s beneath until you begin to strip things apart. I’ll rehire them again for future projects due to their promise to quality work within a reasonable cost as well. You won’t regret working with them. 5 Star Team!

I am writing to thank you for the wonderful job you and your crew did to restore my mother's home after Hurricane Harvey. Circumstances have been rough for my mother for some time, and the devastation of the hurricane was the last in a series of very difficult events for her. As you can imagine, having her home rebuilt at such an affordable cost and in such a timely manner was a great blessing to our family, and to my mother especially. We were pleased with the high quality of workmanship and your attentiveness. Your communication throughout the process was outstanding, and you were quick to address any question or concern we presented. In addition, we appreciated you offering your professional recommendations where there was a need such as electrical, plumbing, and air duct cleaning. Thank you again for all the hard work, and we look forward to utilizing your company's skills in the future.

We were very impressed with the professionalism and quality of work. They were polite and great with our family working around them and our life. My only concern is the cost of a simple project but they are not nearly as high as other companies. Well worth the money and plan on using them for the next project coming up soon. Thanks Houston Local Handyman!

Gave a real quote for the whole job... Not an hourly rate or a pitch to come over for an estimate... really appreciate that a lot! Arrived on time (early actually). Big plus! Very friendly and professional. The job wound up being a bit more complicated than I anticipated... required a trip to the hardware store and a second visit to compete the job. Did the extra work for a very reasonable extra cost. Loved Bella! (the dog) Highly recommend without hesitation!!!

These guys are top notch! We're at the tail end of a 7 month renovation/addition project and have met a number of contractors during the process. Many companies and subs leave a lot to be desired but GPJ is a breath of fresh air at a time when Houston really needs it. We were very behind schedule and needed help with several projects (tile/trim/closets/etc) so they brought the manpower and expertise to get it done quickly. Any changes or concerns we had were quickly addressed and they have worked tirelessly to make sure we are completely satisfied. The whole company goes above and beyond from their estimators and supervisors to the guys performing the work. Their pricing is very competitive so overall value can't be beat. I'm happy we found them and look forward to the next project. Thanks again fellas!

I am more than pleased with the master bathroom remodel that Twelve/12 created for me. The two owners of the company, Oliver and Jeremy, are a dynamic duo who successfully guided the project from planning to completion. Oliver met with me several times at the planning stage to to determine exactly what my vision was. His knowledge, patience, and understanding helped us create a workable plan within my budget that included all the features I wanted plus some touches that I hadn't even thought of. Then Jeremy took charge of the construction and brought the plan to life. He is a perfectionist and ensured that every detail of the work was done to the highest standards. We established a project schedule and they stuck to it. On the day that the countertop crew was in my driveway, cutting the quartz to fit, it began raining heavily. Rather than lose a day, Jeremy made a quick run to Walmart, purchased a canopy, erected it on the driveway to protect them and their saws and the work continued. The beauty and functionality of the final product exceeded my expectations and the project cost was very reasonable for the quality of the work. I highly recommend them for any remodeling project you may be considering.

Excellent job!! 1) He showed up on time, which unfortunately is sometimes not the case with contractors, 2) He was very professional and courteous, 3) He said he was going to take an hour to get the job done, after 50 minutes everything was assembled and trash in a bag. Would definitely recommend him and will contract him anytime I need help. Such a good experience after a few bad ones hiring through Thumbtack!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Hire skilled professionals for absolutely everything.
