I am an out of town owner of a rental property in Ft. Worth, TX. It is hard to find contractors who don't take advantage of this and take me for a ride. Frank of Fence Rescuer is an exception. I found interacting with him to be straightforward, clear, and honest. He suggested different options for handling repairs at different costs and gave me the pros and cons and then let me decide which way to go. I have had Ray Mugford for multiple renovations for me at my rental house and my personal house. Each time he produced high quality work at fair prices. I would just tell him what I was trying to accomplish with each job and he could take it from there and produce a detailed and meticulous installation. It is very hard to find a contractor that you can trust from multiple viewpoints. I can trust him in my house by himself, I can trust that the installation will be detailed and up to code, I can trust that he will charge me a fair price and I can trust he will not do things that I don't need done. I loved just giving him my list of things I needed done that were bugging me and they would be done in a flash and wow off my mind. I give him my highest recommendation which I do not give out easily as I have high expectations for quality as I am an engineer and was disappointed many times from other contractors but never from Ray Mugford.

Johnny is very knowledgeable and allayed my concerns about mold in my house. Another contractor, a few days ago had performed some shoddy service and stoked fears of mold in the house. Johnny was very patient in explaining the details and performed a courtesy check in my attic and vents across the rooms. Very nice & honest person. He also recommended a few other trusted vendors i could use for my HVAC needs. Definitely recommend him.

I had completely lost faith in hiring out any help when it comes to remodeling this condo I just bought a couple months ago. Learning as I go along I started stumbling when I tried tiling my shower. Found out about thumbtack from a friend and it linked me up with Jose and his crew. Nice group of guys, that showed up at 7 am for 3 days straight until the my shower was tiled and complete. I had 2 nightmare remodeling experiences prior to this and Jose saved the day and made my week. Shower looks great. Will hire again without hesitation on my next bathroom in a couple months. Thanks for showing me there are dependable and reasonably priced contractors out there. Do yourself and hire them! They work hard and do things right. No cutting corners.

Hire this company! Edwin is very professional and he and his team were great to work with and always communicative and prompt. Their work was great quality. I hired him for a number of various jobs and each were completed with precision. He installed a built in mud room, a new cabinet coffee bar for our kitchen, installed a vent-a-hood, put a granite countertop in 1 bathroom and built an in closure for our cat box. We have slowly remodeled our home over the last 5 years and worked with a number of contractors and Edwin and his team are by far the best!

Dominick know his stuff. He bid the job competitively and started the job within 48 hours. We had Dominick redo some shoddy tile work that another contractor did in a bathroom. What a night and day difference! Dominick's work is first rate and he was friendly and responsive to requests throughout the project. I really wanted to like LLQ. I hired them for a demolition job (a large shed in my backyard) and they got about halfway through. They never came back finish taking apart the shed. All of the debris and pieces are left in my yard. Kirk was so friendly in the beginning and we got along well. But both he and his assistant Jennifer stopped answering my calls, emails, and texts. They took my money and disappeared.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
