Mr. Gamez installed 250 sheets of sheetrock. He bed & taped and textured a total of 4000 sqft of living area, much of it with a 20' high ceiling. I found him to be very conscientious about the quality of his work. He completed the project in less than two weeks which included hand trowel texture of over 1000sqft with a 20' ceiling. I will actively seek his services for any future projects and enthusiastically recommend him to my closest friends.

We used CARSA construction for our home repairs, and they were GREAT! We had damage to our roof and needed it replaced. CJ came out and looked at the roof and gave me a prompt estimate, his prices were very fair. We had 5 other roofing companies also give estimates. We chose to go with CARSA, and we are so glad we did. He met with our insurance adjuster and I, he also provided me with all of the materials, choices, colors and prices to make the decisions that I needed to make. CJ answered all of my questions whenever I had any, and I had lots, as this was the first time we have ever had to do this. He was always available by phone, text or email, and always responded promptly. They replaced our roof, we changed from wind turbines to ridge vents, and he explained it all to me to help me decide. They replaced our gutters and added gutter covers to the back where we had trees. Repaired the fence, power washed and stained it. The roof was finished in two days and looks great, the seamless gutters and covers were done the next day. The fence was damaged in a storm the night before they were to power wash it, so they ended up repairing it for us first, then washing and staining it, another two days. So all work took a total of five days, with a couple bad weather days and weekend in between. It all looks AMAZING and we couldn’t be happier! We will definitely use this company again and recommend them to all we know that may need work done. From start to finish CJ kept me informed, was very professional, helped me deal with the insurance, and all of his workers were very nice, efficient, polite and helpful. We couldn’t ask for a better experience, we wish all companies were like this one, it would make life so much easier. Thank you CARSA and CJ it was a pleasure working with you.

We thought Rich did a great job on our house guiding us on what we needed on each window and why. We hired RC Construction to recaulk 24 windows inside and outside. Rich cleaned our the tracks of each window and checked to make sure they functioned properly. He was very friendly and handled my nosey young children well. Our windows look great, and they should not be letting any water into the house now. We received a lower bid on our window project, but that company did not look at every single window in our house showing us why (or why not) they needed work. For that reason, we thought Rich had the best handle on our project, and he was worth the extra cost. I would encourage you to use Rich for your next project.

Fernando removed and braced a load bearing wall in my home, tiled kitchen floor, installed new drywall, repaired/textured ceiling, added recessed lighting, etc. Fernando takes pride in his work. Said does excellent work! From day 1 we could tell that he was a true professional. He came in & performed a wall tear out kitchen remodel building a beautiful Archway to replace the old doorway. This project consisted of plumbing, Sheetrock, texturing, electrical, general construction and cabinetry. Said was extremely clean, courteous and honest. He is a perfectionist when it comes to his work. His precision planning and detailed construction produced beautiful results, thus we are extremely pleased with his craftsmanship. Will definitely be working with Said again. Don’t wast your time looking elsewhere, this man can do it all and do it well!

I engaged Jeff to completely re-do my front landscape. It looks absolutely amazing! My home is new construction and had builder grade landscaping. CRAB came in to do the plumbing for my bathroom remodel. They moved sinks/faucets, installed a toilet, and installed the plumbing and pan for a walk-in shower. I used New Life Construction on a project at my moms house. They were prompt, professional and reasonably priced. They replaced damaged siding and rotted trim on the chimney and around the windows. I appreciated their professionalism and kindness in dealing with my mother, her home, and doing such a great job. She's elderly, and a bit of a handful. I really appreciated the owner's honesty in helping determine the best way to do the project instead of trying to increase the price where he could. He was very knowledgeable and guided in choosing the best products for the job. The work looks beautiful and makes all the difference. We had Huso Construction come repair our downstairs picture window. The workers showed up at the promised time and worked throughout the day. We were very pleased with the quality of the work, and that the gentleman took the time to salvage all our brick in order to reuse it to maintain the aesthetic quality of the house, as it is a front window that was repaired. We are very happy with the service that was provided and intend to use Huso Construction for future projects. Of note, "Value" was not checked simply because I don't have a basis on which to rate this particular measure.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
