Exceptional work! Knowledgeable, timely and caring. Get this, I called over a handful of roofers and Silverado Roofing was the "Only roofer" who responded, came by or "did not" pushed me aside...

Henry was great. I needed a roofer quick on a rental property that I purchased in San Antonio. The roof was leaking in places and insurance needed it replaced right away. He came out the day that I put the request in on Thumbtack. His bid was comparable to others that I received that day and he was very professional in his approach with me. His crew started in a couple days and finished quickly. I have not noticed any mess or nails that they left around the house and the process was very easy. I would definitely recommend Queta Construction for your next roofing project and I will hope to use them in the future for any other roofing needs that I have in San Antonio.

Work done: bathroom remodel How long it lasted: approximately one month What went well: Marco and crew were very receptive to feedback and made all necessary adjustments in a timely manner. Worked full days. Kept the area outside the remodel clean and were trustworthy. What could have been better: A more accurate estimate about how long items ordered take to arrive would have been helpful in completing the process quicker. Everything took longer than initial estimate. More attention to detail in tile work, but it is possible that my expectations may be a little high. Final thoughts: Work done was above average, and the price was competitive. I would use Sellmark for future projects. Recommendations to homeowners considering a remodel: Personally call vendors to find out how long items take to arrive and include the question when is your next appointment time for measuring if that is applicable. Make sure subcontractors are willing to work with each other in coordinating deliveries and installation. I experienced difficulty with cabinet delivery and counter installation contractors working together. This had nothing to do with Marco...just a suggestion! And lastly if the time estimate is two weeks for a project mentally prepare for that to be twice as long unless the job has very few moving parts!

I had a small closet under the stairs that I needed to be finished out and these guys were incredible!! David Gonzales was professional, and kind and knew exactly what I wanted from our first meeting until the end. He brought over a wonderfully talented man, Guillermo, and was able to frame out a door, hang, tape, float, texture the sheet rock, lay tile flooring, install electricity and a light fixture, and paint! The electrician, Jose, also did a wonderful job in moving wires and installing plugs. The job could have taken 2 1/2 days, but they made sure things were drying correctly and did not rush anything. They ended up completing the project in 4 days and it's probably the best room in my house! I would/will hire these guys again in the future and recommend that you do the same! The price was very fair, and I would have paid more (if the budget allowed) to have the ease of the process that David made it! GREAT JOB guys!! Thank you so much for making my tiny closet a BIG deal:-) Katie

We want to thank you for everything you have done for us. Since the first day you went out to the property for a free quote on the roofing, you told me you could help us with our insurance claim, YOU DID!! My husband and I are very satisfied with the work. All it took was one day, roof was completed and everything was cleaned up. I would definitely hire Delta again. Anyone out there looking for a contractor for your roof, I highly recommend Delta. I cannot say enough about Adrienne and this company. They took care of all my needs. I was in the process of selling my home and Adrienne took care of every need from roofing, plumbing, electrical, A/C, and even had the house cleaned. She saved me from having to call a list of different companies to get things done. She also had everything completed in under a week, I have never worked with a company that has completed work so fast, amazing quality of work and at a reasonable price.

I am very impressed with JD Sheet Metal and Roofing. Their quality of work and responsiveness are excellent. Adriel responded quickly to all my emails and gave me a very competitive quote for replacing the roof on my home. His crew arrived right on time and completed the project in one day. They even replaced some rotted decking and remained within the quoted price. The new roof looks great. Clean up afterwards was also excellent. I highly recommend JD Sheet Metal and Roofing.

Towers Contractors was amazing. My in laws house had 4 layers of shingles on it and Towers Contractors took the time and put in the hard work to take all the layers off, assess the roof for damages and put on the new single layer of shingles. Its a huge relief when you know the company you hired will go the extra mile to make sure everything is done properly and fix the bad work others left behind. We will absolutely without a doubt be calling Towers Contractors for all of our future house work at my in laws and my future home. Thank you Towers.

Dave Reineke is an excellent general contractor. I chose him because of his attention to detail and I was not disappointed. Dave worked with each sub-contractor to provide the quality and look that I wanted. Small details that other contractors would have ignored, Dave made sure were to my liking. I truly enjoyed working with him. I highly recommend Dave Reineke and FairClaims Roofing and Construction.

Arthur with Resurrection General Contractors was my point of contact for my roofing project. It's not often I write a review or share my thought but when you have a company that delivers on their promise 100% I would recommend them. Arthur was very professional and went out of his way to ensure my needs were met. My roof and soffits are straighter than they ever have been. In addition Arthur was able to provide competitive bids on replacement windows and I'm looking forward to having them replaced next week. Thanks again for all your help! Best regards, Dena

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
