If you need a fence repaired or replaced... don't go to a fence installation contractor. You will pay double the price. I contacted a number of contractors for repair of our boundary fence. Fully half didn't bother responding to my voice mail - I assume the job was too small. Of the four that actually responded, three were fence installation contractors and one was fence repair - Al. I could tell from the quote he sent me, he knew his business. There was no guessing. He quoted in linear feet and per post. When asked, he came out immediately to review the job and confirm the price and started working the next day. We were so pleased with his work quality, work ethic, and knowledge that we expanded (doubled) the work. He was able to do it all in two days. We are planning on having him come back to repair another part of the fence soon. Don't waste your time... hire Al for your fence repairs and replacements. He loves what he does, it shows, and you will not regret it.

Greg has completed three jobs for me: repairs on front porch, fixes on outdoor steps and reconstruction of a door on an outdoor storage shed. I'm very pleased with his work. He is on time, communicates well, is flexible, fair in his pricing and does quality work. He's great at innovating and tailoring the job to my specific needs. I will look to hire Greg again when I need a trustworthy person to do a project and do it well. I feel I can count on Greg.

I love my gutters! It took forever to get them because of the rain and my schedule but they were patient and added me first once my schedule cleared up. I was skeptical of the color when she showed me the swatches, but she picked the one she thought would be best and it match my color paint PUUURFECT! They know their stuff about Gutters! They are professional. I could only afford half the house or the problem areas first bc it is a brand new house and they got them done in about 4 hours. They are not about overcharging or GETTING OVER, very honest people and tell you the real, you may want this, you don't need that. With this new home, I've had contractors overcharge me, so they were a breath of fresh air. Friendly, Professional, Fast, Quality Work ---- I just love my gutters you will too!

He tore out my fireplace and sheet rocked and textured the new wall, he replaced my small porch poles with larger ones and found and repaired a leak on my roof. I would highly recommend Vic Searcy of Searcy Construction to anyone. His bid was very reasonable. He is a crew of 1 but works like 10 men. He does beautiful work and will come back and make it right if you are not happy. I say this because after he was done and paid out we primed the new wall and the seams seemed to pop out after we primed. This was not due to him making a mistake - it really could not be seen with the texture on the wall until the wall was primed. I texted him and told him about what happened and came out the next day to look at it and he repaired it within 2 days. This contractor does not leave you even after you have paid in full - HE WILL MAKE IT RIGHT! I understand the fear you may have about hiring a contractor but with Searcy Contruction your fears are unwarranted. I would hire again. In fact I would not seek any additional bids. He is trustworthy and will do a great job for you.

Our experience with M and Y Painting and Remodeling was excellent. The work was quality and the price was fair. Having spoken with multiple contractors to get quotes, we felt that he had the best concept of what we were looking for - combining our original plan with ideas of his own to make it better. We are already considering his services for other projects around the house.

Geronimo is incredibly professional. He is timely and easy to talk to. Every time, I call him he is available to talk. Unlike other roofing company from Thumbtack that don't call you back even though they said they will. I recommend Geronimo to any person who needs their roof to be repaired or replaced. Geronimo will get the job done, period. Thank you for your professional work.

After 9 bids and several days of wading through roofing professionals, Jarret Wright absolutely rose to the top. Beyond the quality of workmanship and professional demeanor, Jarret represents one of the few persons that can actually listen AND respond effectively. If you have an opportunity to hire this professional, then do so immediately, or risk being on await list to get the best work at the absolute best value. His employees also mirror these same qualities, and show such a fantastic work ethic.

Mike was such a find! I’ve been struggling with horrible contractors throughout this entire remodel and Mike stepped in and knocked out some work I needed done as well as helped out with another miscellaneous part of the job at no cost. I HIGHLY recommend using him for any odd jobs you might have.

Bath Vision and Texas Home Solutions has renovated two home exteriors and roofs. Now, they are working on an interior renovation of a kitchen, bathroom and adding a half bath. The hardest part about working with them is getting on the schedule. But once there, the work is excellent. So grateful for all their help!!!

Used this company for a quick flip. Took only 3 weeks and included a new roof, interior and exterior work. Excellent quality for the price and left me with a very nice house. It sold in the first week, and I attribute it partly to the great work done.

It was a pleasure dealing with Darren. He provided me a free quote for roof repair. He was punctual, professional and careful with the home. He was also willing to go independently to a vacant home. His quote was slightly high but still competitive. When I chose someone else, Darren was very supportive and even provided other recommendations for my project. I would certainly consider them in the future.

We loved working with Orlando. We had a leaky exterior door that we decided to close in. Orlando was very detailed in his communication with us before, during and after the project. He respected us by always keeping us up to date on the status on the project. He was timely and always arrived at the time that he said. He worked long and hard to get the job done, all the while with a content mindset. The final project turned out greater than we could have hoped for. His detail and precision on the project reflected how dedicated and passionate he is about his work. He crafted our project as if it was his own. We would absolutely love to work with Orlando again, and we recommend you do to. In a business where it is so easy to take advantage of people (and believe me, we have felt the yuck factor from other contractors), Orlando was completely professional, respectful and fair in the completion of our project. We are so happy with his work.

Dear Mr. Stinger with Elevation Home Designs, I want to thank you and everyone at Elevation Home Designs for the excellent work you did on my house remodel. This was my first remodel, EVER, and you totally exceeded all my expectations. From the moment I hired you, Mr. Stinger, I was at ease and appreciated your input and knowledge from a construction standpoint. This remodel required taking down interior walls, installing plumbing, remodeling bathrooms, putting in new doors, painting and texturing, new flooring and creating a nice fenced in area off my back porch. You were very quick to give me a bid that was within my budget, and more importantly the entire remodel was complete in under 3 months. Hiring you, Mr. Stinger, was absolutely the right decision. Each contractor that you selected to represent Elevation Home Designs, was professional and efficient. They were on time, completed each phase of the job in a timely manner, and more importantly cleaned up daily! I want to thank you, personally, Mr. Stringer, for your idea of creating a custom island in my kitchen. I am so grateful that you suggested taking down an interior wall between the den and kitchen to give me so much more space. I am also happy with the recessed lighting throughout the house. What a difference these lights make! In addition, I want to thank you for taking out all the old bathtubs and replacing them with custom built glass showers and a Jacuzzi tub! I get so many compliments on the tile and back splash as well as the updated vessel sinks. I have had many inquiries on my remodel and do not hesitate to recommend you in my community. You have truly increased the value of my home! Most importantly, I highly recommend you for the follow through and customer service when the job is complete. You are always readily available for any type of touch up I may have, regardless of how big or small the job may be. Sincerely, Terri Van Gorp

BlueStone Roofing was recommended by a friend and I want to pass that recommendation on. They were prompt, professional and got the difficult repair work done. They did a bit over and above the estimate without added charge. Before & after repairs they are easy to work with and helpful. They were also the most reasonably priced. What more can you ask? Thanks!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
