I had a deck built from a "contractor" I found on Home Advisor. This contractor did a horrible job and my wife and I just didn't think it was safe for our family. Scott came out and gave me a very fair bid for fixing the problems and making it look amazing! He explained everything that was unsound and that needed to be fixed. He was here when he said and talked me through the whole process. He made me feel like I priority and not another job just to get to the next. There isn't one thing I would change about the work he did! I highly recommend Scott and we will definetly hire him for our future projects!

Bruce and his son Jake are great. Communication was awesome, and they started two days after giving me the quote. I had seven other contractors bid on our garage foundation, driveway, and patio. Bruce was very competitive and very knowledgeable. He took the time to explain how he would approach it, and his years of experience were obvious. I have 100% confidence that I made the right choice.

They did an excellent, quality job at a reasonable price. They were very efficient; they completed the job in five days when my previous contractor had two walls done on the same about of time. Very professional.

The spot was tight so Gary did the whole job himself to minimize damage to plants, gas line, etc. Even though he was peak-season busy he took care of the job fast-even before his sprinkler system was on at home! Digging a 6 ft deep hole in a small area with rock hard clay is a pain but he was great-reliable, honest, tidy. We feel confident that our new stop and waste will "see us out". Thanks Gary!!!!!

It was a pleasure working with Justin. He was very thorough and made sure he got our shelves down to the exact size, type of wood and color that we wanted. The fact that he didn't charge us extra for supplies was a breath of fresh air. Most contractors will double your price simply from charging you more for supplies. But he didn't. He bought them at his cost and we just paid him for his time and hard work. We absolutely love our floating shelves that he created for our living room. It was exactly what we wanted and he got it done quicker than we thought too! We'll definitely be hiring him to do a few other projects in our house like creating the mud room and fixing a light in our kitchen.

Jerry Puente installed a large bracket which pulls out from the wall and tilts for a 65 inch TV in my basement. It was his first bracket of this type he hung and did it carefully and professionally. It took 2.75 hours as he also hung my electrical strip and made sure the components and cable were working. He was on time and states he has other contractor / maintenance skills to offer which I plan to take advantage. His appearance was tidy and truck clean.

I feel truly fortunate to have worked with Elias. He has an amazing ability to adapt to difficult situations in flux,i.e. delivery problems, time-constraints, most of all-my own indecision. After interviewing 3 other potential contractors, Elias had the best price and-as I learned later-the most flexibility. We were shifting back and forth between tile and hardwood for our kitchen. Elias went out of his way to research my tile preferences and was able to adapt to subsequent delays. This specific tile was almost discontinued, however, Elias managed to find it throughout various Portland/Vancouver locations. As an artist, have never encountered such a strong sense of creativity, integrity and superior craftsmanship.

Building Pros were quick and efficient and able to manage my door (and 1 frame) replacement. They brought their own tools to do a quick job and cleaned up like they were never there. They took about 4 hours to do 6 doors (remember, 1 frame) and probably saved me 40+ hours and a lot or trial and error. I would recommend Building Pros for any door work that you have. Building Pros did not leave until all the doors worked correctly and I was a satisfied customer.

I had hired another contractor (J & M painting) but he was extremely unprofessional and was changing everything he had promised. I told him he had to do what we had agreed and he just left. So, I found Niagra. Even though Niagara already had jobs, that very day he came to start on my project. And, he charged less, and did even more He is very qualified and I would highly recommend him. In fact. I already have.

Rachael has gone above and beyond!! She has implemented designs and layout ideas in to my home that I would never even dreamed of. She brings high talent to her work and I am have been so appreciative because all of her ideas and suggestions have encompassed and stayed within and even under my budget. She always has a solution or new idea for a problem, and continues to add and expands on my initial vision, making it a million times better. If it weren't for Rachael, I don't think I would be able to consider my home "high-end". Now, thanks to her insight I now feel my home is high end, and that the value has skyrocketed, has immensely increased re-sale value, and most importantly is a place I LOVE! Rachael not only specializes in design, she can help provide affordable material suggestions, design solutions, and is extremely handy. She offered to help me save money by doing some of the work herself, and did a better job than my previous contractor did. She has gone above and beyond my expectations and I highly recommend all of her services!

John came right away to give us a quote on rebuilding our bathroom. We'd had to tear it out as part of a larger repair. He had great ideas for redoing the space that we hadn't even considered. Within 2 days of accepting his bid, John had people here working. He has kept us informed of what was happening each day throughout the project. Any time we have a question or need something changed, he responds right away. We have been thrilled with everything about working with John. This was our first experience hiring a contractor - we've always tried to do it ourselves. We will definitely hire him again in the future for other projects. The room turned out beautiful and we are more than happy with it.

A little background: I have been a licensed professional civil engineer in Utah for over 30 years and have extensive experience with construction and contractors. These are difficult days to do small projects, as the construction boom rages on. Kevin Hutchings was the general contractor to finish my basement in Riverton, UT, this past Spring, and I have nothing but good things to say about him and his sub-contractors. They were all very friendly, respectful and extreme considerate coming into our house. My wife and I had to travel for several weeks during construction and never had a moment of worry, as we knew we could trust them. Kevin stuck with his original scope and I originated all change orders. He was always helpful with good and valuable advice and offered multiple alternatives to many items. He made sure we were happy with the final product prior to sending in his last invoice. I would strongly recommend Thor Development to anyone who wants to work with a good and honest contractor.

Todd was the best to work with. He took my conceptual design for a bar and provided mock ups so I could visualize what it would look like. The finished product turned out even better than the drawing. He stepped in where my past contractor took my money and never showed up for the job. He was able to complete the job very quickly and was great a communicating where he was at throughout the process. We already have a few more ideas for him so we will most definitely be using Todd again!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.
