We hired Bryan for several random repair jobs that we needed done to sell our house. He finished all the jobs, spanning even electric and roofing. He helped us with taking pictures and providing all the documentation for the buyers. He was thorough and reasonably priced. We will hire him again!

Brock was absolutely above and beyond our expectations. We had many small jobs to be done ranging from plumbing, major woodwork repair, cleaning items and maintenance plus a problem job which he came up with an idea to fix it. He was always letting us know what he was doing, He was prompt, he was friendly and professional. He completed our jobs and some extra things in a timely manner. We will go with Cranston again because of Brock. A mention to Jack. Jack was friendly and professional. His responses were what made us chose Cranston. Thanks to Brock for his positive and hardworking attitude. We will call you again. Soon. Luana Chilelli

I was getting my daughters sprinkler system fixed as her dogs ate up the outside sprinkler box. I do not live in the same city as my daughter and all of my communications were over email or text. I knew the project was going to be a big one so I asked for bid which was provided. After the work began Roger kept me updated on the progress of the job. When it was all said and done I think Roger had more time and parts in this than what was quoted, but he never asked me for more money. He honored his pricing and did a quality job. I would highly recommend him to anyone needing sprinkler maintenance or repair. He is responsive and professional. I greatly appreciate all of his help and time in fixing my daughter's sprinkler system.

Jameson (and the rest of the Logic Property Management team) were tireless in their efforts to ensure our satisfaction. As a tenant, I always felt that my voice and opinion mattered, which has certainly not always been the case in my experience with other property management companies. Jameson was a perfect liason, and was always quick to respond to any questions or concerns I had. I can easily say that my experience leasing the property would not have been nearly as smooth if Jameson had not been such a great advocate. Every transaction and communication was completely transparent and logical, there were never any "hidden" charges or fees, and the interface of their website is very user-friendly. The five-star rating was definitely well-earned, and I can wholeheartedly recommend Logic Property Management to anyone on the market for property management services.

David Stojic was a pleasure to work with! I hired him to paint our front and patio doors as well as the trim around them. Not only did he do an excellent job, but what he charged for his services was way below what I was expecting. I greatly appreciated his strong work ethic and his easygoing personality. I've already arranged for David to come back and do another painting job, and I'm sure I'll be using his services again in the future!

PMI Utah has been managing 2 of our family properties for years. They do an amazing job. If there’s a problem with a tenant, they resolve it. If one of the properties has a maintenance issue, they fix it. And they are great at keeping the properties leased. Highly recommend!

My window well kept filling with water and flooding my basement. I called my landlord, who in turn called Kore Investments LLC Property Maintenance Solutions. They were out the SAME morning, getting the flooding stopped and finding out the cause. There was ahuge snowstorm and it wasn't safe on the roof and i thought Christmas was ruined because it wasn't supposed to stop until after Christmas. But the 23rd Jen emailed and said she wanted to try and work a Christmas miracle. She sent Roofers out ASAP and now my basement is better than new. They were prompt, they kept their promises and cleaned up after themselves. They kept me informed and never left me guessing. I would use them again in a heartbeat.

Ben and his team can take care of any property issue you may face!!! Believe me when I say that I have had them all!! There isn't anyone that I would trust with my property more than Ben Goodrich. It's pretty cool to see the owner of the company handling some maintenance issues when his normal crew is busy. Five stars all day long!!!!

lawn was mowed evenly without missed areas and some areas longer than others. most clumps of cut grass were cleaned up and thrown away, which means i did not have to rake afterwards. could have done better with flower bed borders, though. will hire him again for sure.

I've used Brendon Helmke for several years, he has done building repairs, underground sprinkler system, yard leveling and grass seeding, roof cleaning, installed supplemental insulation, lighting with switch, water feature maintenance, driveway lighting, and many other jobs I fail to remember right now! Brendon is all the things I've noted above, high quality, professional, responsive, and punctual. Brendon is always reasonably priced and is a great value in everything he does.

Most companies throughout Utah hire individuals with little to no plumbing experience. Once they have been hired, they are “trained” for a few weekends to become what their employer calls a “certified technician”. With this label, it is easily conveyed to you the customer, that you are hiring someone with an extreme knowledge and education of the plumbing industry. What it boils down too, is that instead of getting a licensed plumber, you end up with a “certified technician” who has a masters in sales! When you call Keeping It Green, or any reputable plumbing company, you will get nothing less than a licensed plumber with a minimum of 4 years State recognized schooling and 3500 on the job training hours. Here at Keeping It Green we strive to hire only the best plumbers around. Doing so, we search for State recognized Master Plumbers. A Master Plumber has a minimum of eight years of schooling and on the job training! We will NEVER, never push any sales tactics or scare tactics to make “Sales”! Our plumbers are paid by the hour, NOT by commission. By paying our plumbers by the hour and not by commission, as well as making sure they are completely educated, we can bring a sense of ease to all of our customers. We guarantee 100% satisfaction and we are confident that the services we provide will be informative and professional. Our customers will never feel swindled, ripped off, or up sold on any of our plumbing services!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
