We moved into a two-bedroom house and our designer recommended EBRR as a general contractor for our major renovation projects. Luis, the project manager, came in, listened to all our needs and specificity notated our request. We had a complete estimate for everything within only a few days including cost and time frames. Barry and EBRR was able to accommodate with all architect's drawings, all subcontractors and permits. The work was done on time and within budget, even with the inevitable surprises that always come up during renovation. They were punctual, always respectful and very neat.

I hired him just two days before my move. He came with 4 helpers, they had my whole apartment packed up in their trailer in 25 minutes (I had several bags and boxes, and all my living room and bedroom furniture)! He charged me exactly what he quoted me! Staff were all professional. I didn't lift a finger and I never will again! Will definitely use them the next time I move.

It was an absolute pleasure working with EJ and his crew over the past few days. From the first day, EJ made me feel comfortable and reassured me that he could complete the job to my satisfaction. Throughout the entire process, EJ continuously provided updates and made sure I was happy with the way things were progressing. The job was completed this afternoon and I must say that I am impressed with EJ's work and attention to detail. During our final walk-thru I had nothing but praises for EJ and crew. My kitchen, family room, living room, dining room, bathroom, stairway and hallway all look brand new. From this day on, EJ is my guy for all future projects.

I cannot say enough good things about RB Construction (Remberto and his crew) on their work during our kitchen relocation. Honest, fair, reasonable price, quick and resourceful. You cannot beat their prices. I tried to on drywall, cabinet installation, painting, carpentry finish and tile work and nobody came close To make a long story short, I had him out to bid on patching drywall after electrician ran wiring and ending up hiring Remberto to finish the entire kitchen. We live in a house built in the 1930s and moved our old galley kitchen to the family room. Remberto and crew did a beautiful job on the tile work to include all the difficult subflooring work. They also did an excellent job on drywall and smoothing out transition with old plaster. Finally, they did an amazing job on installation of kitchen cabinets despite the fact that none of the walls were square or the ceiling level, as well as the custom installation of a 300 lb. country sink. They are true craftsmen! I wish I would have found Remberto when I start my remodel job. He would have saved me time, money and headaches.

Highly recommend! Jenrri and his team did new drywall on my kitchen ceiling and you can not even see where the old ceiling starts in the dining room/living room and merges with the new ceiling in the kitchen. There were a number of really tricky things to deal with including a lot of unlevel areas, different ceiling thicknesses to match up to, and Jenrri even found the perfect custom shade of white paint to match the old ceiling area which saved me from having to repaint everything. His team works quickly and they took care to limit the sanding dust from getting all over my house. I'm very happy with the end result. Thank you!

I hired Antonio, of Renaissance Restoration, to do several projects. They included: 1) rebuilding the curb in my shower that was installed improperly by a different contractor; 2) Finishing a half-bath remodel that included refinishing and painting the drywall after they had be damaged from wallpaper removal, installing a vanity including plumbing and trim; 3) Repairing water-damaged hardwood floors and refinishing hardwood floors in the kitchen, dining room, bathroom, hall and stairway; 4) Expanding the kitchen entrance by 2 inches, repairing and refinishing the drywall and wood floor. I was at first skeptical to hire one person to complete all these tasks due to the variety of skills required. Fortunately, Antonio had all the skills necessary to complete the job expertly and timely. His attention to detail and vast experience with carpentry and contracting work in general proved to be invaluable. The end result of each project was even better than I had expected. Needless to say I would hire Antonio again for my next project.

Marvin and his crew were excellent. I could not have asked for a better experience as a first time user of this website. We had our dining room, living room, family room and kitchen all painted within a day. I asked about painting my stairway and upstairs hallway and they came back the very next day and finished the job in less than 3 hours. He and his crew were timely, extremely professional, clean and the results were phenomenal. I would highly recommend R&D remodeling for interior painting.

My wife and I hired Paul to paint our basement, kitchen, dining room, master bedroom and living room before we moved in to our new home. We are extremely pleased with the service provided and it was all done at a very reasonable price. Paul was very personable, punctual and responsive during the whole process. We have a few more rooms left in our home and if we were to get them painted, we would not hesitate to contact Paul for the job!

I needed someone to refresh and re-design my laundry room (if you can even call what I had a room!). Patrick came over to look at the present situation and the surrounding areas. Within a very quick time, he visualized a design, analyzed the pragmatics, and suggested in a clear and reasonable fashion a possible alternative. I had had no ideas of my own, but I knew a change was necessary. I liked his ideas and his quote was reasonable, and so I decided to proceed. Patrick dove in, repurposing old materials from the minor demolition, as well as acquiring new, appropriate, and improved materials. He was creative, hard-working, conscientious, problem-solving, responsible and timely, and always excellent with his clean-up. And his skills were versatile: carpentry, painting, minor wiring and moving of light fixtures, minor plumbing and moving of plumbing fixtures. The result was fantastic aesthetically and way more comfortable than the original layout. Additionally, the surrounding areas were improved, as the flow was changed, i.e. one now loops through the laundry room area from two entrances. I am thrilled with the new space and Patrick was a pleasure to work with. It is rare to find someone of his talents, spanning from construction knowledge and hands-on home repair to final decorating vision and implementation. I highly recommend Stare's Restorations.

I contracted Unlimited Resources, Inc. for a designer paint job and the installation of exotic hardwood floors throughout my living room and family room and ceramic flooring in the kitchen. I was hesitant about the paint combination because I was stepping outside of my box but Mr. Litman advised me through the purchases and I was thoroughly pleased with the end result. I picked out a very expensive exotic wood which would have to be ordered and would take weeks to arrive and I was working within a tight timeline to have the work completed. Mr. Litman was able to locate the wood in the metropolitan area and completed the project in an expeditious manner. My neighbors and family have asked to see the finished work and I've received rave reviews! I wouldn't hesitate to use Unlimited Resources, Inc. for future home improvement endeavors.

We originally needed broken steps repaired in a step-down family room. Since the tile was old and out dated, we also asked for a quote to replace all of the flooring. Naser was extremely helpful in providing the estimates for us. Once we decided to repair the steps and replace all of the flooring he helped us select and design a floor that is really beautiful. The work was done professionally and efficiently.

I hired SmartHouseRemodeling for a deck job at my house in Alexandria, VA. The job included demolition and disposal of the old L-shaped deck which was approximately 400 sqft. The new deck consisted of a slightly bigger L-shaped deck a stairway leading to a walkway to a 28 x 16 deck platform in my back yard. I had a cheap plastic covering over my grill that was ugly but very functional as I could grill in any weather. I did not want to lose that but all the ones I found online were expensive and not that big so I needed . I also wanted a custom shelf for my flowers and herbs. Other companies quoted me way more than the quote I got from Smart House. Their price beat others prices without the customization. They managed to do both deck and connecting patio with the stairs and platform, custom railing, custom overhand in 3 weeks. I am very happy with the outcome and love my new outdoor living space. A deck is expensive and it was tough decision but I am so glad I did it as it gives me so much joy having a great outdoor space! The deck looks amazing and everyone that sees it compliments me on it. I would highly recommend these guys. Got the job done on budget too! Don’t hesitate, these guys do great work for a great price.

So pleased with the way our bathroom remodel turned out! Stuart was lovely to work with- creative, hardworking, punctual, and talented. He worked diligently to get the job done in a timely manner while not sacrificing skill or quality. He provided honest feedback about some of my ideas, and offered solutions to best make them work in the space. The end result is a modern, clean, and spacious bathroom that is the nicest room in our house. :) He was an incredible value, particularly considering the outcome of the work. We also enjoyed his company and conversation as an added bonus. We look forward to working with him again in the very near future.

We have been working with Bob Chambers for 14 years. He and his team completed a major renovation that transformed our small Cape Cod into a beautiful, highly functional living space that has enhanced life for our family. Bob is a great problem solver, good listener, and assembles a strong team. That initial major project and many smaller projects since then have been completed with care and craftsmanship. The only downside is that we often have to wait a long time to get the work done, but the results are worth the wait.

I am so pleased with the job Gerson and his guys did with painting my living room/kitchen, stair wall, and upstairs hallway. He quickly reached out once I posted my project and was out for an estimate as soon as I was available for one. Scheduling and communication with him was quick and efficient. I am very thankful that he thoroughly answered all of my many questions! His price was beyond fair, the work is immaculate, and they cleaned up very well afterwards. They knocked out a very large space in a work day and were very accommodating to me and my family! I will definitely be reaching out to him for more projects!

Mission: Paint over our Orange walls with a medium beige, within 12 days. Mustafa responded quick and was promptly available for an on-site quote, then had Robert on site the next day. Robert assessed the requirements and ensured he had the best primer/paint to fully blockout the blaze-orange. Work was well done and Robert successfully covered the orange in 2 coats. He did great on prep and clean-up. Thanks to their quick response and work - I can now furnish the room for my Mother in Law's visit with tons of time to spare! Kudos! Great work all around.

We recently renovated our first floor which included a complete kitchen remodel, painting & remedial carpentry throughout the family room, living room and foyer, revamped laundry space, crown molding and new wood flooring throughout. They did nearly all the work themselves instead of having to coordinate subcontractors. It was a good choice. The guys working the job were top-notch in workmanship and were there every day. At the end of the day, they always cleaned up. The project turned out wonderfully.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
