The responses on Thumbtack to our request were really fast and there were several inspectors to choose from. We declined all initially as we decided not to pursue that particular house but Thumbtack service was excellent.
Although I'm handicapped and can't physically go down to the basement to inspect, Paul seems to be a very nice guy, and efficient. He has set traps and caught just one Norway Rat so far but he thinks they ran when they heard noises so he still has traps set. He has patched up two holes where the Rats were getting into my basement and he's provided me with some good information. Again, nice guy who seems to know what he is doing. I should have called for this service long ago.

Rob was very flexible when it turned out there were multiple inspectors on site already, and he did a great job once he had access. You can tell his experience in construction has made him very knowledgeable of building practices and different issues that could crop up during home ownership.

Ron did an excellent job on our new construction home. He was on time and very thorough. He spent about 5.5 hrs when others would have spent 2 hrs. I like the way his report sheet laid out the items in color priority with photos. He caught things and the builder will be fixing the items before we sign, the roof, a build up of water, slope grades of gutters, and caulking around our sink, plus misc little things. I appreciate his hard work and will be using him again if needed in the future! Very reasonable. (I got 10 estimates total from others) If you are buying and building a new home, you MUST get a private inspector. Super glad we listened to this advice as first time home buyers. As a retired Captain Firefighter/EMT, I have been on too many scenes where people's homes were burning, many times to the ground, and their life long and most dearest possessions and pictures go literally going up in smoke right before their eyes. Their tears, their disbelief and how their reactions are repeated over and over as they thought of the different things that were now gone forever. Very sad. We do what we can, but... As firefighters we always try to save everything we can from the people to the pets but it doesn't always work out for the good. The tears and wails when they know they've lost one or more loved ones now perished in the flames. Tragedies all. I can safely say that a home inspection could literally save lives and homes. Maybe even SAVE YOURS! Here's how I see it; I'd have to say that of all residential structure fires, an easy 90% of them COULD HAVE BEEN PREVENTED! Out of that 90%, not quite 1/3 were caused by careless human action, pets, appliance neglect, etc. All the rest I'd say, could have been prevented with a professional home inspection done by somebody knowledgeable in all the areas of electrical and plumbing, (Yes, I've seen fires caused by bad plumbing!) as well as structural, geological, rodent and insect detection, etc. Richard Blackburn is that kind of Home Inspector. A good home inspection is not only a smart preliminary to a home purchase, but also for the long-term homeowner as well! Think about it. Maybe you've lived in your home for many years now. Are you sure all the wiring is still safe? That the hvac in good working order? The roof isn't about to come down on you or there isn't some black mold growing in rotted flooring. Don't you think it would be better to make sure everything about your family castle is safe for you and your family? Or if it's NOT safe, that Blackburn Home Inspection found it in time? I honestly don't say all this intending for it to be a scare tactic in any way. I say all this because of the all too often brutal reality of what has been my experience so that you won't find yourself being one of those standing out amongst the firehoses and smoke watching everything they love...or worse...go up in the flames. You should call Blackburn Home Inspection and have Richard give you the peace of mind you need. It might even save your life! I was buying a house and the seller had already done a home inspection. They gave me the report, which seemed to be okay. I decided to have my own inspection done anyway, and I am really glad that I did. I called Tushay Home Inspection and Kayden answered the phone, so I was able to make an appointment right away. Kayden arrived right on time, and he was very detailed. He went into the crawl space, and all over the house, and he explained a lot of things about the house to me in a clear and friendly way. And boy, did he find things that the first home inspector did not. One or two of them were significant. I originally thought that I would be wasting my money, but I was totally wrong because the things he found were very important to me. I would use Tushay Home Inspection again in a heartbeat. Our experience with Vicki was great. She was there on time and walked through every detail of the house with us. She did not rush through anything and infact she spent a lot of time explaining not only the problems but DIY remedies too or what should be ideally done to fix the issues. She also appeared very experienced and understood every facet in detail and was able to explain all questions in detail. Finally, her report was also very detailed with photographs and very clear recommendations. I recommended Vicki to another friend for a similar service and he had the same experience. WIll highly recommend Vicki.
I used Micah to inspect a Lake House property on the Olympic Peninsula. I was unfamiliar with services in this area, so used Thumbtack to identify a provider. I have a career in commercial RE development, but residential is very different. I liked Micah's profile and description of what he cares about in a home. His comment about looking at a residence holistically drew my attention and I called him. Despite the fact that Micah lives in Seattle, he agreed to go the Olympic Peninsula with one days notice (over 2 1/2 hours away). Once I got the report, Micah spent time with me, walking through the report, helping me understand all of his comments. He has been patient, responsive and extremely thorough. I feel like I am completely aware of all shortcomings of the cabin, which will allow me to make more informed financial decision. Micah was great, so feel confident that you can hire him with confidence, knowing you will get great service and reporting.
He remodeled my entire apartment, also added a loundry room in it with all the plumbing. I rented it from 1200 to 1600 after the remodel. I will make my expenses in two and a half years, plus easy to rent. He added tile on my bathroom, hardwood flooring in the apartment, amazing. I will add images to this project from before and after later.

He seemed to take great care in making sure inspections are done thoroughly, but also in a timely manner.
