How much should I pay to have my wood floors refinished?

The average cost to refinish wood floors ranges from $600 to $5,000. But how much you should pay depends on a variety of factors, including size, location, material costs and prep work. Here’s a quick look at cost estimates depending on the total square footage:

100 - 250 sq. ft. $600
251 - 500 sq. ft. $750
501 - 750 sq. ft. $1,601

Is it cheaper to refinish or replace hardwood floors?

Refinishing your hardwood floors is almost always cheaper than replacing them entirely. New hardwood floors typically cost between $1.75 and $9 per square foot to install, or $1,500 to $10,000. Refinishing your floors will generally cost around $2.70 and $3 per square foot, or $600 to $5,000.

It’s always better to refinish your floors when they’re still in good condition rather than waiting until they have heavy damage and scratching. This will lower your costs in the long run, and it’s a great way to preserve your floors.

Contact the best wood floor refinishers near you to get an accurate cost estimate for your floors.

How long does it take to sand and refinish hardwood floors?

It typically takes between two and five days to refinish hardwood floors, depending on the type of polyurethane you use (oil or water-based), and the size and condition of your floors.

For example, some flooring businesses may be able to sand approximately 1,500 to 2,000 square feet in one day or several hundred square feet in a few hours. Re-sanding floors with old finishes will usually take longer than sanding unfinished hardwood. It might also take longer to sand floors in older homes, floors that have sustained water damage or floors located in humid environments.

Contact the best hardwood floor refinishers near you to find out how long it will take to sand and finish your floors.

Is refinishing hardwood floors worth it?

Refinishing your hardwood floors has many benefits for homeowners, both short- and long-term. For example, it can immediately improve the value of your home by appealing to future buyers. You might also save money in the long run, as damaged floors require expensive maintenance and may even need to be replaced. And a professional floor refinisher will have the tools and equipment to refinish your floors safely and efficiently.

What’s the best way to set up a consultation or an appointment with a flooring professional during the COVID-19 pandemic?

To safely set up a consultation or appointment with a flooring professional and avoid the risk of transmitting COVID-19, start with an online search. Contact the professional through a message and ask to set up a video or phone call to discuss the project. This lets the professional visualize what needs to be done without physically needing to be there. Discuss the project’s timeline, budget, virtual payment capabilities and adherence to guidelines set forth locally and by the CDC.

Can I use digital payments to pay for floor installation, replacement or repairs?

Many local flooring professionals offer digital payments to conduct transactions for floor repairs, installation, replacement and more. This trend has been increasing during the COVID-19 pandemic, which is prompting flooring professionals to take payments through Venmo, Square Cash, PayPal, Google Pay, Zelle and other convenient platforms.

To ensure you can safely pay for the service, contact the professional beforehand and ask which services are acceptable. Take any measures necessary to comply with guidelines on social distancing.

Do flooring professionals offer remote or virtual services?

Because flooring work has to be done in-person, flooring professionals are typically unable to perform work virtually. If you come across a pro's profile that states they're offering remote services, message the pro to see what those services include.

If you plan to get indoor flooring installed once the pandemic is over, you can ask potential flooring specialists if they host virtual consultations through video calls and digital messaging. Compare flooring professionals in your area online to find the right fit, and book an appointment.

Does a flooring professional need to enter my home?

If the flooring project is located inside your residence, performing the job would require the flooring professional to enter your home. This is not recommended by the CDC during the COVID-19 pandemic. However, if a flooring project takes place in a separate location outside of your home, the flooring professional will not need to enter your home.

Talk to flooring professionals in your area to see if it’s necessary for them to enter your home. If so, you might want to postpone the project until social distancing guidelines are relaxed by the government.

How can I find out if a flooring professional is considered an essential COVID-19 service provider?

To find out whether a flooring professional is considered an essential service in the current coronavirus pandemic, consult your city or state’s government website. To get a sense of the national recommendations, check CISA’s Identifying Critical Infrastructure During COVID-19 webpage

This page lists 16 different infrastructure sectors that are officially considered essential during this time. However, not all jurisdictions follow CISA’s definitions of critical infrastructure. Ultimately, you should consult with your local government.

How much are oak hardwood floors?

Installing oak hardwood floors can add value and beauty to your home. The cost of hardwood floors is typically based on the overall square footage of your new floor, the type of oak you select, any repair work your subfloor requires prior to installation, and any demolition costs to remove your old flooring. Other factors that will affect your total cost can include the regional cost of labor and business overhead of your flooring company.

A flooring installation company may charge $3 per square foot for standard installation. For hand-scraped (higher-end) ¾-inch oak planks, the cost is approximately $7 per square foot, for a total cost per square foot of about $10 as long as no repair work is required. Standard oak planks are available from big-box stores for as low as $3 per square foot, so the quality of oak you want will affect your total project cost.

George was great to work with and I would definitely recommend him to refinish your hardwood floors. First of all, our floors look beautiful. Besides that, he was very responsive and he was upfront about pricing and any issues that he saw when he came for an estimate. There were no “gotchas” or surprised in the amount we paid.

Refinish hardwood floor in small room. Pro Flooring responded to request for quote very quickly, came by within a day or two to provide reasonable quote, had excellent communication regarding job, was on time, professional and did an excellent job. It is hard to get anyone to travel to do a small job, but Pro Flooring treated my job as importantly as if it were a 3000 sq ft job. I would hire them again in a minute and hope I have the opportunity to recommend them to others.

Scott, his Dad, and one more worker did an excellent job refinishing the hardwood floors in our living and dining rooms, and a bedroom, closet, and two entry ways. They even added wood to fill up an outlet hole in the floor and filled a hole in one floor and wood that had popped up without charging extra....these were things I did not include in the job description and did not expect to be done. I will hire Scott and his crew again if needed in the future. Very satisfied with their work, and the speed of the job 2.5 days.

Had we known refinishing our hardwood floors was going to be this easy and affordable we would have done it sooner. Our 70 year old floors were covered in holes from nails and staples so we were a little concerned that they would be too difficult to refinish. Edgar and his team didn't seem to have any problems. He was very communicative, sent pics throughout the process, and was even helpful in choosing a stain (the most difficult part of the process TBH). Our floors look expensive and brand new, it makes a huge difference in our home. We can't see any of the nail holes or discoloration (the correct stain helped with that), which is unbelievable. We'll be referring all our friends to Edgar.

I cannot recommend Daniel and his team enough! They were so fantastic to work with for our project to refinish hardwood floors - professional, always on time, great communication, and just a pleasure to engage with. They were very flexible with our timing and even offered to finish with the final coat a month later so we would have time to finish painting the interiors of our new house without worrying about scuffing the floors. He showed us various stains and when we weren't in love with any of them, he had no problem coming out a second time to show us a different stain. The floors look great!

We had Elegant Hardwood Floors refinish all the hardwood floors in our house (I believe around 1000 square feet, the entire main and upper level). The quality of the work was outstanding, but I was less impressed with the amount of communication that happened. For example, we were hoping to move into our house on a Sunday, and my wife called around 9am on the Thursday before to double check that all the work would be done in time for us to move in, but she ended up leaving a voicemail and had to call back again around 5pm only to be informed that the floors needed to cure on Sunday and we would only be able to use them on Monday. This sort of misunderstanding seemed to characterize many of our interactions. Elegant Hardwood Floors was very responsive when we had initial contact with them, responding very quickly to emails and being able to start work very promptly, which was much appreciated. They also showed up when we expected them and started work immediately. Overall we are very happy with the quality of work Elegant Hardwood Floors did, but feel that better communication (status updates during the job, calling us when the situation changed from what we originally had agreed to) would have made the job much more pleasant. Quality of work: 10/10 Communication: 6/10 Promptness/responsiveness: 9/10 Overall: 8.3/10

I hired Duncan Hardwood Floors to refinish about 1000 sqft of red oak flooring on a remodel project . Martin was very thorough over the phone, and did an excellent job educating me about the different options he offers. Martin was responsive and followed through in all aspects of the project from before, during and after the job was completed. He sold me on a high end UV cure water based finish, and from his comprehensive and detailed explanation of pro's and cons of all the options, I was able to sell my customers on the upgraded option as well. The finished product turned out amazing! And he finished a whole day ahead of schedule. Most importantly my customers are very pleased with their beautiful floors. Martin is a true craftsman at his trade. He has the experience and knowledge to craft his projects in a way that will best serve and meet the needs of his customers. After the job was complete, I received a well documented invoice, a warranty card, and a maintenance and care manual to pass along to my clients. As a general contractor, a craftsman like Martin is few and far between. I look forward to working with Duncan Hardwood Floors again on future projects.
