Our firm hired Don for commercial real estate photography - He went above and beyond what we asked for! Excellent understanding of what we were looking for. Don is definitely a professional who loves what he does. Superior work - HIGHLY recommended. Produces work a photographer who charges thousands would do for a much more reasonable price. My name is Sonya Buerger and I'm a real estate agent. I've had Meredith take all of photos for all of my listing. She is available with very short notice and does an incredible job with all of my homes. All of the photos make the homes look like a model home you'd see in a magazine !!! You won't go wrong using Meredith for any of your photography needs.

Chris provided pictures of the inside and outside of my house for submission to the MLS. Chris was professional and extremely quick in all interactions I had with him. He gave a quick quote, was a able to meet at the property the day following his quote. He provided a link to his professional looking website with examples of his work. I needed 25 pictures for the MLS and he provide 33 for me to chose from. The pictures were taken, processed and sent to me for download 7 hours after he took them. They were exactly what I expected and in the format I requested to be used in the MLS. I am extremely happy with Chris's work, professionalism and value. I'm happy to recommend him to anyone in need of real estate photography! Jim M.

Initially, my plan was to purchase a couple of houses in Buckeye area. I contacted Mike and I was so impressed with his work ethic, knoweldge of the area, and the housing market that I ended up buying two houses. A couple of months later, Mike helped me with purchasing two additional houses in Avondale and Tolleson area. Although I was short in cash, Mike helped me locate a money lender and there I was buying two more houses. Also, I knew if I am going to work with a realtor, I would not be able to find anyone better than Mike as he helped me with purchasing the first two houses I own. He is curteous, friendly, answered my calls, and helped me all along the process and in fact answered my questions and provided me with educated advice as he is/was my guideness. After a couple of years paying down the properties, I knew I cannot find anybody better than Mike so I contacted him for the third time and he helped me buying the fifth house. I was so proud of working with Mike as he became my friend and my realtor. Certainly I trust his judgment which lead me to contact him again January 2014 asking about housing market in the Phoenix area and in February 2014 (two weeks ago), I bought one house and one condo through Mike. The bottom line is if I want to buy any house in the Phoenix area, I would not talk to anyone but Mike from Top Property Shop which is my only one stop real estate shopping.

My previous manager put the tenants from "hell" both times in my rental. Needless to say they did not perform to contract, as well as, much damage to the property. A business associate recommended I give Dave a call. He is managing their rental. WOW !!! He has met and exceeded my expectations of a property manager. His professional wisdom and guidance assured me that my past experiences with a bad manager was NEVER going to be in our relationship. And true to his word he has delivered. His honesty, knowledge of the real estate world and wonderful handling of the tenants, has made his name the first one to roll off my tongue when anyone asks me about property managers. Dave is extremely prompt in answering my email, texts and phone calls. He is very courteous and is not without a idea or two in helping to figure out the best solution. His support team of service people have been very courteous to the tenants and me. They are prompt in responding to requests for service as well. I honestly can say I sleep better at night knowing Dave is at the helm.

Dave and his team did a fantastic job covering two grand opening events in one day. The quality of photos were outstanding and the turn around time was the best I have experienced with corporate event planning. As we continue to expand our brand within the Phoenix market, Dave and his team at Bullseye video will be our go to for all our photography needs.

So far I have only engaged her as my real estate agent to sell my house, but I selected her from among five who responded to my initial Thumbtack information. She was very responsive, clearly taking into account my specific needs (which are unusual), very detailed, thorough. I look forward to working with her moving forward.

I have known Cindy for several years as she managed my property (and did a great job of it) and was the logical choice to sell it when the time came. It took her all of two weeks to sell it at a price that I was happy with and she did it the same way she managed the house . Did all of the work and contacted me only when she had everything in order. all in all it probably took thirty minutes of my time (maybe less) to go through the house selling process and it was 100% painless. Cindy has been in the business a long time and has plenty of experiance and know how which she uses to your advantage. I would recomend her to anyone.

I am a Realtor and I use Lone Mountain Studios for my photo shoots on my new listings. My sellers were so impressed with how much time Gavin took making sure he captured every detail of their home. The last photo shoot he did for me, contracted within TWO days for over full price with a total of 21 offers! I contribute many of the 58 showings we had that busy weekend to the amazing photos and videos he did that I used in my marketing of the property. I would highly recommend Lone Mountain Studios, not only for real estate, but for weddings, family shoots or any type of professional photography!

I have used the folks at Top Property Shop for a few purchases and a couple of sale transactions. I love the expertise and knowledge, I think they are very knowledgeable and well trained. I have never had this kind of experience before at any other brokerages. Everyone I have done business with, seems to stay on top of things and helps to get the deal done. They seem to have a knack for helping solve problems that inevitably come up, and it is very apparent to me that they are experienced agents. I also love the way they make me feel like part of the family. EXCELLENT I always recommend them.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

  • Represent clients who are looking to buy, sell and rent properties.
  • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
  • Determine competitive market prices by comparing properties.
  • Create and publicize lists of properties for sale, including details such as location and features.
  • Market properties through advertisements, open houses and listing services.
  • Show prospective buyers or renters properties.
  • Present purchase offers to sellers for consideration.
  • Mediate negotiations between buyer and seller.
  • Ensure that all terms of purchase contracts are met.
  • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

  • Home inspection: $200-$350 or more, depending on region.
  • Home appraisal: $250-$400 or more, depending on region.
  • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
  • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
