"I am a seasoned real estate investor with four properties in AZ. Prior to finding Rentals America, managing them was stressful at best, and all ended in disasters. One prior company even went bankrupt and I had to have the properties re-keyed! When I finally found Rentals America, property management instantly became a positive experience! Not to mention, one that I really don't have to think about anymore.
Upon taking over my properties, they quickly and efficiently powered through all the back maintenance requests that needed to be done, and as the bad tenants that I inherited either from the old management company or from a recent purchase filtered out, they advised me and then rapidly completed any deferred maintenance issues and capital upgrades that needed to be done.
Then, and perhaps most importantly - they placed high quality tenants who ALWAYS pay on time and most who stay for multiple years. My vacancy rate with them has been so low, that it's almost no longer a factor in my projections.
I have now been with Rentals America for over 5 years and highly recommend them. They place high quality tenants, listen and cater to owners, and genuinely care about their jobs.
The president and CEO Luc Marceau has been a wonderful sounding board of advice over the years, especially on market and area considerations, which has been invaluable when we look at / think about acquiring new properties. He is even a licensed broker and has a fantastic real estate agent (Ben Scheier) who works with him who has helped me acquire some great properties.
In addition, my currently assigned property manager Andrea not only expertly does what a property manager should do (repairs, comp advice for rent rates, etc) but she also deftly navigates the tricky liability line in making sure she contacts me at the correct email address for properties that are in different ownership structures and even works over holiday weekends when properties are vacant if a good tenant prospect comes through. This is just one of the many reasons my vacancy rate has been so low.
Finally, my tenants have NEVER complained about their managers - and paying/receiving rents has been positive for both sides with direct debit and direct deposit options and a great online account management tool.
All in all, as a real estate investor I can tell you that they are unparalleled at what they do. It makes me wish they were in more states than just AZ."
