EXCELLENT experience!! If we could give Jamie 10 stars we would! My husband and I recently bought a new home and needed a new railing installed on our 3rd story outdoor patio/deck (the existing railing had dry rot and termite damage.) While in escrow we decided to get quotes for the new railing; Jamie came over the same day as I requested service and gave us a very reasonable estimate. As soon as we received the keys to our new house Jamie got to work right away. I changed my mind a few times during the construction and he was very accommodating. In addition, we have two young children, so naturally safety is a top priority for us and Jamie made sure to triple check every bolt and even suggested ways to make the railing even safer without compromising the look of the railing. He was very efficient and finished the project in a timely manner. Throughout the entire process he was very professional, was great at communicating, and executed the project to perfection. We absolutely love the way our railing looks and are very confident in it structurely. We will definitely be using Jamie again for other carpentry projects. Do yourself a favor and hire him, you won't be disappointed!

I hired Excel Construction LA to a full interior remodel of a 1928 home that I purchased as a rental property, but quickly determined I had underestimated the amount of work and investment required to get it rental ready. As a casual landlord, I did not have much experience with remodeling, managing contractors, estimating costs, etc. But I loved the house and had a vision for what I wanted to create. I chose Excel Construction LA because I felt they understood my vision and would be flexible along the way. I was right and they proved to be a fantastic partner. Excel was always able to provide quality materials at a reasonable price, they were extremely flexible and accommodating working with my schedule and they produced quality work. The managed the entire permit process and went above and beyond to ensure all inspections were passed - not just the city's inspections, but also the buyer's inspectors. In the end, we turned a very run down home in South LA into a beautiful new home that sold for the top price point in the zip code - something local realtors said could not be done. Excel deserves a ton of credit for this. Nofar, Evan and the entire Excel team were super helpful and fun to work with, as was the sub, Jorge. Thanks Excel!

Jerry painted a 50" wood fence and 6" gate for us. He provided turnkey service, including a day of priming, color-matching and procuring the paint, and doing two days of painting. He was punctual and courteous throughout and the fence looks great. I'll definitely hire Jerry again if needs come up.

The job was to assemble full over full bunk bed with stairs. It was a big project but Robert was outstanding at handling the job. He was very professional and easy to contact with. He was fast at scheduling me on the day I needed. We had some issues with the furniture parts but Robert was nice at offering his assistance to fix the issues. I recently remodeled my kitchen which included taking out an existing wall and replacing it with a beam in order to create a more open layout. When I first had the idea, I was clueless as to where to begin. Josh from 1OAK came out and gave me an initial price on the plans. I ended up not only having them do my blueprint and engineering and submitting to the city for their approval, but eventually I hired them for the entire job. Im very glad that I did. Not once did I feel hesitant as to whether they were the right company. They showed up on time, were professional, constant customer service and contact from the office, as well as open to my ideas and preferences for colors and materials. They really helped me build my dream kitchen. Im planning on having them come back to remodel my master bathroom in a few months. Wonderful company. Highly recommend.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. How do I find out if a contractor is licensed?

You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
