Contemporary Design Builders did home remodeling for me a year ago. It was a 15-year old house and the space was not so well designed. I bought it for flipping. The remodeling crew in Contemporary Design Builders removed the walls and created more space in the living room. Then they installed a new kitchen, the new wooden floor, and repainted the wall. It was a huge amount of work. Luckily the project manager made sure everything was under control and I didn't get unexpected trouble. I sold the house with a higher price than the amount I paid and the remodeling fees. I really wanna thank Contemporary Design Builders for helping me remodel the house. I made the right choice.

We hired Jaime to demo our backyard which had a concrete patio and pavers, remove a tree, and install stamped concrete. He did an excellent job! We are very satisfied with his work; it turned out much better than we could have ever imagined! Jaime worked hard and his price was very reasonable. I hired Cheryl through Thumbtack in Feb 2015 to fully renovate a 1700sqft home in what we thought would be a quick two months. First and foremost, she's a fantastic designer - she understands color, is particular about details, and can visualize what a space should feel like. Different times of the day, different seasons of the year ... she thought through it all and got the right combination of lighting, windows, and heating/cooling to get it right. In ADDITION to that designer's touch, Cheryl is a tiger of a General Contractor. I really can't overstate how much energy and passion she put into the project getting bids from subcontractors, managing and directing her own crew, and fighting to keep everything on schedule. I felt entirely comfortable letting her pick fixtures and finishes, which lessened the load on my shoulders. And, from an owner's perspective, the way she documented every dollar spent and provided reports and accounting was beyond anything I've seen anyone else do. It's amazing. In the end, the project did NOT go as expected. After opening walls, we discovered extensive termite damage (which meant some new exterior walls), antiquated electrical, and sub-standard plumbing work. Most other contractors would have walked off the job or taken advantage of the situation. Most other contractors would have taken an additional four months to finish. Cheryl didn't - she poured her whole self into the challenge and worked tirelessly to get the project done. The end product is fabulous and it took only one month longer than originally anticipated. Perhaps most importantly, Cheryl's integrity, "whatever it takes" attitude, and her extremely high Say/Do ratio is a testament to her character. She's the type of person I like to work with, and I'd be delighted to share any details of my experience with anyone who's considering her services.

This is my strong recommendation for Coggins Construction. Patrick of Coggins Construction is a local licensed contractor professional with over four decades of experience under his belt. We spent a lot of time talking with him discussing options and both he and his wife visited our home on the weekend. We hired Patrick to demo the front living room, demo the entryway, remove skylights, and reframe everything the original as built state. Patrick and his team have a passion for construction and it shows on the job. We had a strict timeline to meet. They showed up on time, worked hard, and cleaned up well after each day. Also they were very kind to my family, even my hyper Chihuahua! I had a few scope changes throughout and Patrick was able to accommodate my requests with great price and no impact to schedule. We just wrapped up the fence project for our house which was massive. Dick followed my concept and made revisions whenever i required. It was fun and easy to work with him. There's always a 2 way mindset. It turned out excellent, including the trellis and pergola. The 2 small gates out front to give us security was installed and my overall look is splendid to view! I needed a drawing of an existing deck to submit to the building department the next day. I sent Lisa the drawings and specs for the deck on Monday late afternoon. She sent me her completed drawings at 8 am on Tuesday! Less than 24 hour turn around. The drawings are complete with no mistakes. She is an absolute angel. Didn't even charge me a rush fee. I highly recommend Gerald and Design Build CA for a truly professional and high quality experience. I interviewed 4-5 architects in an effort to begin concept design for our dream home on the island of Ambergris Caye, Belize. While none of the local architects had really completed a project similar to the style we were looking for, I met Gerald personally and he was very accommodating, responsive and truly listened what we were trying to capture in our 2nd home. He was not only up to the challenge, but truly excited about the possibility of doing something unique and different. In addition, I could just tell he was real deal and trustworthy. Our experience was a very smooth and he met all our requests without complaint and went beyond on some details as if he was building it to live in himself. I appreciated that personal investment as he had to put in quite a bit of time making it all come together at a fair price. We asked for a very unique blend of styles and he nailed it. We also had unique requirements including hurricane considerations, security, caretaker quarters, pier style construction and CC&R's on a very small odd shaped beachfront lot that had to maximize water views. He delivered on all. We are on to the next phase with finding a builder on the island and we plan on having Gerald be involved in the next phase of the project. He will be one of the first invites once completed to enjoy his creation!

Kyle and his team did an amazing job building an enclosed patio and patio cover. He was extremely thorough and detailed to ensure that the project was completed exactly how we envisioned it and exceeded our expectations. He also helped identify contractors for specialty parts of the project such as roofing and stucco that met his expectations and ours. I would use him again for any project in the future! KSH is by far the best general contractor I have had at my home and would recommend them to anyone that is looking for an excellent contractor.

    How do architects work?

    Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

    When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

    How do architects charge for their services?

    According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
