Property Preparation We insist that properties taken under management be in good condition. We do an initial inspection of the Property and recommend needed repairs and/or decorating changes to enhance its marketability. We obtain Estimates and coordinate all work that you approve. Advertising Vacancies We employ aggressive state-of-the-art techniques to lease your rental quickly, and to the right tenants. A large part of our strategy is the Internet. Your rental appears on numerous web sites, including our own web site, HomeRentals.net, Rentals.com, Craig’s List, Zillow Trulia, Homes.com, Hot Pads, Snap Rent, and USAHomeRentals. To make your property more attractive, we also post photos and slide shows at no extra charge to you. Careful Tenant Screening We want reliable and qualified tenants just as much as you do and we pride ourselves on the quality of tenants we are able to attract. Our extensive tenant screening and lease procedures help to ensure this. We do a thorough credit check before the lease is signed. This includes checking history with the credit bureau, verifying employment and checking all appropriate references, including past landlords. Lease Documents To offer you maximum protection, our leases are based on years of experience and comply with all state and Federal laws. Prior to signing the lease, we will prepare a written move-in checklist to document the condition of the property. Prompt Rent Collection Firm collection policies and swift eviction in case of a problem spare you from difficult and costly situations. We feel that the collection of rent is one of our most important functions of managing your property. The rents are due on the 1st and late on the 5th. We deposit rent into your account by the 8th of the month. An accounting report is emailed to you on the 15th. Monthly and Yearly Statements Our convenient monthly and yearly statements simplify the job of tax preparation for you and your accountant. Copies of all work orders and receipts are mailed with the monthly statements and copies are held in our files. Maintenance and Repairs We handle all maintenance requests from tenants utilizing our pool of qualified and reasonably priced service providers. We deal with this daily so we know what repairs should cost and how long they will take to complete. We obtain competitive bids and consult with you prior to any major repairs. 24-Hour Emergency Service When the water heater bursts or the toilet overflows at midnight, we get the call - you get the sleep. We are available 24 hours a day and 7 days a week to respond to emergencies. Eviction Service Nobody wins when an eviction happens, so it is best to strive for a solution with the tenant. But allowing a habitually late paying tenant to remain forever in arrears only postpones the inevitable day when they skip out owing you rent, and possibly leaving the property a wreck. Eviction for nonpayment of rent in California is fast and certain when the steps are executed properly. When you hire us to manage your property, we can evict your problem tenant (usually within 4 to 5 weeks) and replace them with a qualified tenant who pays on time. The people!
