"When Cheryl from Fabulous Homes met with us, she came in with a vision. She was able to see the potential and verbalize it to us in a way that had us itching to start. And when Cheryl is ready to start a project, let me tell you, she gets started right away! By the time we were ready to begin demo she had everything lined up to make the most effective and efficient use of everyone's time. Cheryl only takes on one project at a time and she is able to focus solely on the project at hand. With 2 small children and no working kitchen this was very important to us. She managed her sub-contractors well and seems to have developed a great team of people. If any issue or question came up (as it undoubtable does) Cheryl handled it in a timely manner. In fact the entire project was completed in an extremely timely manner, a full 2.5 weeks ahead of the projected end date! Our project included a complete kitchen gut job/remodel, the removal of a wall to create an open concept, new flooring throughout the house, new skylights, the addition of a window and french doors along the back wall, and a new HVAC system. Cheryl made it possible for my family to continue to live in the house while they worked by creating tent around our living room that minimized the dust as much as possible and we created a make shift kitchen in our garage. So the fact that this was done in under a month was truly remarkable and greatly appreciated. This doesn't mean she skimps on quality. If something wasn't completed to her liking, she had it redone until it was done correctly. Her eye for detail is amazing. She has a great vision and great ideas yet is collaborative. I think we blended our ideas beautifully. She is direct and honest. I might be in the minority, but besides the basic inconveniences of not having a kitchen for 3 weeks, I really enjoyed this process and working with Cheryl. And the end result is amazing. Our friends and family cannot believe the results and the house feels like OUR home for the first time since we bought it. We will definitely use Cheryl for any future projects. (The photos attached are when the kitchen was 90% completed)."

"After getting estimates from Home Depot and Lowes for our kitchen remodel, a friend suggested we call King Remodeling. The owner came out the next day. We talked together about our ideas for the kitchen and also got some suggestions. He took careful measurements for his designer and came back in just two days with three options. We chose a set of cabinets that were a higher quality than anything we had seen. They would be custom made for us.He gave us a point by point cost of each of the elements and we were happy to see that the total was lower than we had expected and signed the contract. We later met him at both a home dcor center and then at a tile and granite supplier to pick out counter tops and back splash. I feel that we got discounts at both places.Only after all the individual items were delivered from the suppliers did construction start so that there wouldn't be any delays. It took about a week to get everything. We were promised completion in 10 work days and it was finished on time. We had the whole kitchen done down to the bare walls. The various work crews came on time and worked with great skill. A company supervisor was here to oversee the work and expedite anything unforeseen. We are thrilled with the results and the process. I feel as if we made many new friends in the process. My wife and I highly recommend King to anyone needing home improvements and we will call on them for any future work."

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.
