I had an exterior garage wall that needed major repairs. Matt came around assessed the project explained exactly how he was going to carry out the job, came back and got it done at a time that suited my schedule. Matts work was clean, fast, and to a super high standard. Matt is now carrying out some other projects and I would highly him.

Pros: Jasper was prompt in responding, punctual, friendly, and completed the work quickly. I was impressed that he finished this project in one day; whereas other contractors seemed to indicate it was more work and more difficult. I would hire him again. Some areas he can improve: There were a couple of minor areas that were knicked on our kitchen island that I didn't notice until cleaning up. Also, I think he could have done a little better cleaning up the island- wiping down the cabinet fronts that had a light layer of dust (I did this myself). Finally, I gave him a box of stain & top coat that the previous owners left to us. He applied them but I noticed they didn't leave the counter shiny, like the finish we had before he sanded. After Jasper left, my husband realized we were missing the water sealant coat which we had in the garage. So now we are applying this coat ourselves to make the island water- proof and give it the same shine. This isn't totally Jasper's fault since I gave him the supplies but I would have liked if he would have noted that something seemed to be missing or off (or given his recommendations on what he would have stained/sealed it with to make sure the wood stayed water proof.) Overall, I'm happy with the work.

Max replaced my kitchen faucet, and it was a great experience. He was on time, really knowledgeable, and very friendly - he explained what he was working on and how to troubleshoot issues in the future. This was not an easy job, as our building has had all sorts of oddball repairs over the years - old, inoperative valves and pipes remain in place and complicate repair efforts. None of it bothered him - he remained upbeat throughout the process. I highly recommend Max for your plumbing needs!

Juan did a great job repairing the exterior stairs of my house. The stairway had extensive rot, and Juan replaced the stringers, treads, and upper landing (just short of a full replacement), and got it done in a day. He was great to work with, provided expert advice, and added additional bracing, giving the stairway a very solid feel. I will definitely keep him in mind for future projects.

Nick is great. He has done excellent work for us, building redwood garden boxes, wheelchair ramps, and other carpentry projects. He has also contributed to a tiny house project, fixed doors, repaired irrigation lines, and consulted on plumbing issues. He is responsible, careful, and creative. He's also a pleasure to deal with. I am very confident you will be happy with his work. Bob Poole, Sebastopol

Ricky did a great job adding some additional storage and a workstation in our garage/laundry area, which required re-framing, painting, and some carpentry work. He was easy to work with, a great communicator, able to do the work in a timely manner and we are very happy with the results. We would hire him again and recommend him highly!

Andrew is the REAL DEAL, folks. Partnering with him to build a custom loft was so much more fun and fulfilling than I’d anticipated. I was putting out feelers looking for someone to construct (in my mind) a pretty simple thing... yet he seems to understand his job is more than building “things”. He’s helping you build your home – and he wants it to be a reflection of who you are. Throughout the process, Andrew was collaborative, thoughtful, thorough, curious, and fun. Money well spent.

We had Ryan over yesterday to repair 3 interior doors in a very old and actually historic San Franciscan Victorian house. In addition to the three interior doors, Ryan painted the front door which had also just been replaced. His attention to detail was great, there were constant adjustments to make sure everything fit, latched, matched, didn't drag, looked great, etc. His response was prompt, he replied almost immediately and was available to start the very next day. He came prepared for the job, from start to finish. Ryan is very up front and fair in terms of compensation. You will have zero issue with the transparency and fairness of his bids. It should also be noted that this is a very old building. The areas where the door hinges connected to the wall/door frame were extremely dilapidated, the wood was old and and over drilled. It was like putty. But Ryan rocked it. Not only did Ryan pay close attention to the style of the Victorian building and matched the details perfectly, his finished product was seamless. You can't even tell that work had been done. There wasn't even dust on the floor. It was legit, honest good work. 100% recommend.

I had a great experience working with Eddie building a 250 SF deck in my backyard. I can't say enough positive things about him. His bid was very competitive yet workmanship was of the highest quality, he managed to be very responsive despite handling other jobs and he demonstrated deep expertise in his craft. I would hire him again in a heart beat and would recommend him to my friends. He finished the project on budget, on time and lets and left the job area clean after he finished.

Alex was great! We hired him to do the floor tiles in our bathroom. When that went great, he said he could do the backsplash in our kitchen. Both jobs were timely and turned out super. Next we needed help with the stairs for our back deck. Alex took on the job and also finished building out the deck, stairs and railing. He delivered on time and within budget -- two things that aren't easy to come by. We highly recommend working with Alex.

Great job re-roofing my house. Was tar & gravel, aged & leaking. New modified bitumen roof and gutters look great! These guys really take pride in the quality of their work, which was appreciated. (Communication with the head roofer was a little tricky, no trouble communicating with Israel though!)

For start, they are very prompt with everything and Sam is very responsive. He definitely gets the work done and keeps his word. My company was very limited with a deadline to get our building revamped asap and Refresh and Build complete their promises immediately. Sam was very helpful with answering many questions we had and the workers are so quick that they got the work done within 1 week and a half. Best company to reach out to because they are very quick with their work and the room looks great!

Jose Martinez did an outstanding job on my two items: Oak table and Thomasville credenza. He took great care with both the items, gave updates through the project as he did the work in my garage. At the end he put both items back in the house. The Oak table which I bought used over 30 years ago looks like new. The Thomasville credenza which I bought new was damaged by my cleaners and looks like it did when I bought it maybe 25 years ago. I highly recommend Jose to anyone looking to have their furniture refinished.

I needed a variety of different projects completed at my rental property ranging from flooring, new kitchen fixtures, new sink, new door and some exterior siding that had dry rot. Anthony was wonderful, he knew I was on a limited time frame and accomplished everything in quality fashion, made some great suggestions, and was within budget. I can't imagine a better experience! I highly recommend Floors to Celing's services!

Stuart has done various repairs for us including replacing structural supports for a large, old, brick chimney. He also completely re-wired our electrical system, a major upgrade and challenging because our home is old and unusual. I have also observed first hand work he has done on a friend's house, many improvements such as a trellis over a carport. He is competent and skillful. He is creative and finds aesthetically pleasing solutions to problems. He is definitely someone I would hire again and would welcome doing business with. Highly recommended.

Brian just finished a Garage floor strengthening project for me and it came out great! Beyond my expectations! Immediately I was impressed with his communication and responsiveness which one would think is a normal quality, but I have learned is not while searching for a contractor. Brian did a LOT of leg work on his own before we signed a contract clearing up questions with our structural engineer about materials and even was instrumental in getting the engineer to change the plans in order to make the job more affordable and shorter which I appreciated!!! I will certainly look to Brian again the next time I have a project!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
