Matthew is an excellent communicator. He really wants to make sure the client is heard. He was very clear about what was within the scope of his expertise and when to rely on other specialists. I needed a very important retaining wall to be built away from the house to deal with a dry rot problem. Matthew was able to guide the scope of the work so that it did not become too big of a project. Matthew actually invited my input and ideas. Even though he is in high demand and quite busy, he always make sure that our discussion sessions were clear and had enough time to address the details. Great work!

Jasper built some gorgeous custom closets for us. This included 6 custom doors and a new cabinet. All not only looked great but matched the style of our house. Jasper was also easy to communicate with, trustworthy and considerate. We’d give him 6 stars if we could. He also fixed our neighbor’s stairs during the project and our neighbor is also very happy with the outcome.

Scorpion Services provided me and my family with an amazing Trex deck. The upper deck covers a large portion of our lower deck which has made this winter season enjoyable outside. I definitely recommend Scorpion Services to anyone who is remodeling/building a deck or add on to their home.

We had Ryan over yesterday to repair 3 interior doors in a very old and actually historic San Franciscan Victorian house. In addition to the three interior doors, Ryan painted the front door which had also just been replaced. His attention to detail was great, there were constant adjustments to make sure everything fit, latched, matched, didn't drag, looked great, etc. His response was prompt, he replied almost immediately and was available to start the very next day. He came prepared for the job, from start to finish. Ryan is very up front and fair in terms of compensation. You will have zero issue with the transparency and fairness of his bids. It should also be noted that this is a very old building. The areas where the door hinges connected to the wall/door frame were extremely dilapidated, the wood was old and and over drilled. It was like putty. But Ryan rocked it. Not only did Ryan pay close attention to the style of the Victorian building and matched the details perfectly, his finished product was seamless. You can't even tell that work had been done. There wasn't even dust on the floor. It was legit, honest good work. 100% recommend.

We first met their team when a salesman cold-called us. It took us a while to make a decision about what we wanted to do, but once my wife and I decided to move forward, working with Shmuel and his team was excellent. I can't say enough good about them. The project involved removing a bathroom, adding a bathroom, removing and remodeling a kitchen, adding hardwood floors, adding a gas line, upgrading an electrical box, moving HVAC ducts, wiring and hanging a chandelier, tile for a fireplace and mantle, and painting. There were structural walls that needed to be modified. They promised to get the job done in six weeks, in time for an important family gathering we had planned. We were skeptical, but bet on them, and they came through. In any project of this size, there will be unforeseen issues that come up. In all of those cases, Shmuel was excellent to work with. Some examples are: - Once we saw the lighting in the new kitchen, we wanted an extra light over the sink. He tore-up some of his work and added it and charged us for the hardware only. - We wanted a cabinet added by our front door and another by our laundry room. He added it to the work without question, and charged only for the hardware. - We decided we wanted to replace the stair railing. He helped us find bids from railing experts, and charged us the bid without any contractor markup. The extra work disrupted his planned work schedule, but he worked around it to make sure we were still done on time. - The vent over the kitchen range appeared too low to us, even though it was within code. He replaced and installed the cabinet with something smaller. No charge. - With all the demolition, he accidentally lost our Nest thermostat. When this was realized, without any questions or me having to ask, he apologized and picked-up a new one, at his cost. Some other examples of the excellent service: - Shmuel and Shalhevet helped us pick paint colors and pick kitchen appliances and cabinet styles, traveling to a number of stores with us. My understanding is that most contractors would just tell you to pick something and leave you to figure out the details. - They allowed us to live in our home during construction. At the end of each day, they spent time blocking-off areas and moving equipment (as required by code) to make the site safe for our children. He could have easily just insisted we spend a month in a hotel. - All the little things. For example, we never discussed replacing the flooring HVAC vent covers; he bought beautiful new ones that matched the wood floors we chose. We never discussed replacing outlet faces, but he felt it wasn't right to repaint and leave the old worn outlet faces. They are highly recommended!

Our home was burglarized and our back door to our home was pried open and Eddie replied immediately and showed up within an hour to see the job and gave us an extimate. We settled on purchasing a new door and having it installed and our home was secure again.

Michael is an honest, dependable, and very knowledgeable about construction issues. As a real estate broker, I have seen many homes and managed several construction projects; Michael's quality of work is comparable to those found in multi-million dollars custom homes. I hired Michael to work on numerous projects. Our shared clients are pleased with the results. His workmanship is exceptional and has good eye for design. He listens to his clients' needs and guides them on costs/budget/timing for each project. Michael's craftsmanship and his honesty is hard to match. Give him a call, you will be glad you did. +tom

my wife and I were looking to build a new house, after contacting more than a few providing the same service we were convinced that no other company will be able to fulfill our design and detail demands same as M&M construction. Eli and his team knows how to handle a project of that magnitude with ease and we are very comfortable with their ideas and solutions. it was a big decision for us as it is by far the most extensive work we have ever done. thank you M&M construction, keep doing the good work

Shaz was hired by my next door neighbor to completely renovate the exterior of their house. The whole work crew were always courteous and Shaz went out of his way to ensure I was happy with the work and any impact on my property. As time went by I could see how much care and attention Shaz puts into his projects so I didn't hesitate to hire him to replace some damaged siding on my property. All of the work was been carried out to the very highest standard and I would definitely use Shaz Construction again.* Thanks for everything Shaz, I'll miss you guys! And thanks for all the plant advice ;-) I'll let you know when we are in a position to tackle our rotten siding issue. Best wishes, Ian & Jo.

We were lucky enough to find and hire Michael McGuire as our general contractor. The scope of our job was quite large, as it was a complete home remodel. Our remodel included a new addition, new kitchen, new bathrooms with a complete new interior and exterior design plan with modern upgrades to each space. Michael worked with our architect to design a new home that fit both our design aesthetic and our budget. Michael not only assisted in the design process but carried out every vision perfectly. His communication with us throughout the entire process was excellent. As plans changed and unexpected issues arose (which was to be expected), Michael always had options lined up that were not only satisfactory but timely. We get compliments regularly by people walking by our home. We couldn't be happier with all his interior finish work as well. He is not only an excellent general contractor but a true craftsman.

Remodel of bath rooms in a 1890's Victorian. Excellent custom work. Very study, robust and high end finish. More square and true than the original house. The place I'd prefer to stand in an earthquake. Great experience.

Kieran has worked on anything and everything in my home. But, most recently, he repaired a door that wouldn't close and lock due to recent rain. He's fast, friendly and really honest. I'd feel comfortable having him do work in my house without me being home. Kieran is easy to communicate with and always on time to get the job done. I'll continue to hire Kieran to help out with jobs. But, I'll also continue to strongly recommend him to friends and colleagues.

We purchased this house in 2003 and we have had Roland and Rafael every year to check our roof and do whatever repair work was needed. So this review covers years of work performed by Roland and Rafael. As long as you're in business and I own a home you will be the roofing experts that we will depend on. I do not have a single complaint in all these years. You come when you say your coming. You take pictures of any damage that needs repair, like when the raccoon family did a lot of damage on one end of the roof trying to get into the attic. You have never tried to sell me on anything I didn't need. When my roof does need to be replaced I will just call Roland and Rafael as I know I will get a fair bid and very good work. Thank you and your staff for the great customer service and superior workmanship.

It was my lucky day finding Zeus online... The kitchen countertops set up by the previous owner were ugly and unstable in places, and I needed them redone before visitors arrived. I liked their portfolio, i just hoped their work stood up to it, and quick... Well it sure did! Jesse immediately sourced a great-looking, durable and surprisingly inexpensive replacement. The finish is modern and practical, and it really transforms the kitchen. I get so many compliments! Their attention to detail is commendable, especially given how darn fast these guys work. Jesse and his crew did this in a few hours, even carving a new custom handle treatment for the lower cabinet doors. When he offered to take on raising the stovetop hood next (previous owner was a midget!) I trusted him that they wouldn't still be wrestling with it days later when those guests were due. Again, so glad I did. They did it in a day, re-wiring and everything. No more bumping my head when I look into my cooking pots! Next up, they're building a little studio for me, to be cut into the hillside just below the house... With Jesse's clever design and materials, he's managing to keep this affordable without looking "budget"... I'm excited! I recommend Jesse for his style-conscious, resourceful, and unique remodeling approaches. He and his Zeus team do beautiful work, built to last.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
