I'm glad that I found Melissa on Thumbtack. She is very professional, passionate and did a great job on staging our home. I had some different ideas on decoration and she is open to discussion and the house looks beautiful after she is done! She also gave me suggestions on little things and details which made a big difference on the look of the house. We received multiple offers after the first open house! Thank you Melissa!

Nancy just completed staging our house and did a fantastic job. We love the color palette she chose to brighten up our house. She has an amazing energy about her which shows through her design. She was very accommodating to our ever changing schedule. What I also loved was that Nancy is a military wife. We love those that serve the country. Thank you Nancy for all you do.

All the houses I sell that have Lorie at Ideal Home Staging come in and professionally stage with furniture, rug, mirrors and pictures are so beautiful. It always turns out great for the seller because the homes sell faster and for much more money! We have done a few together this year and she takes care of it all! Lorie transforms the average house into a model home that buyers can't help falling in love with and end up competing and offering more money to win. She has a very good eye for design and operates a very professional service. She makes me look good and it truly makes the Sellers more money every time!

Sandi is awesome! Very easy to work with and has great touch and advice. I did this office makeover as a surprise for my husband and she helped through the whole process and kept me on track. She helped me choose all my large items and made sure it was within my budget. I had a pretty tight budget and she worked around it and accommodated. I would totally use her to fix up another part of our home! Thank you Sandi I've received so many compliments and my husband loves it!!!

As a realtor, staging a home is vital to a quick sale. Sarah was able to come in, and without being offensive, advise my clients how to prepare their home, how it should look and what to expect with home staging. The sellers were impressed and so was I. I will be using Sarah personally to “reimagine” my home decor soon!! Thanks Sarah! This is the beginning of a beautiful relationship!!!

Luz Vega is a delight to work with. Her focused and cost-effective approach is extremely comforting. I was totally overwhelmed by a cluttered home office, kitchen and bedroom/walk-in closet, such that both my work and personal productivity greatly suffered. Extremely focused, Luz guided me back to productivity by first completely reorganizing my home office and utilizing existing furniture and accessories, keeping my expenses within my budget. From there, Luz reorganized my kitchen and bedroom/walk-in closet. I am no longer overwhelmed. I am clutter-FREE. Thanks to Luz I am back to my productive self, enjoying my “new” office and home. Thank you Luz!

      About

Sell your house fast and sell for more! Leaving your property in “as-is condition” will only help sell the competition’s property in your neighborhood. Here’s why: Wow factor first impressions - In today’s tough market, the “Wow factor” first impression is absolutely required to help sell your home fast and increase its value. Do people say “Wow” when they walk in your home? Increased home value with minimal investment - Statistics suggest that staging a home typically provides a 343% return on investment! Sell your home faster - Staged homes sell 85-89% faster than non-staged homes according to the Real Estate Staging Association’s The Consumer Guide to Real Estate Staging (2009). Increased probability of selling: Over 84% of home buyers view listings of homes for sale on the internet. Staging your home will make it stand out from the competition on the internet. Certified professional home stagers are more objective - Most of us love our homes just the way they are, which is fine for living in them. However, to sell them they must appeal to a broad spectrum of buyers. Certified professional home stagers have a sharp eye for detail, understand the real estate market, and then will make a comprehensive list of suggestions and changes to help you make the selling process faster and more profitable. What do you have to lose (except more time on the market)? With over 20 years of marketing experience, Simply Stunning Staging will captivate a buyer’s attention using specialized design techniques that appeal to a broader range of potential buyers, thereby increasing the number of showings of your home. Our certified professional home stagers will use their unique and extensive training to maximize your home’s value and attract the attention of buyers as well as real estate professionals and investors.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

      • 2-hour consultation: $200, includes DIY tips and guidance.
      • 1- to 2-hour consultation and design session: $250, including written report.
        • Additional design consulting: $65 per hour.
      • 8 hours of staging an occupied home: $800.
        • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
      • Starting price for staging a vacant home could be $2,200.
      • A home stager may charge 1 percent of the home’s selling price.
Hire skilled professionals for absolutely everything.
